Well designed spacious 3 bedroomsleeping loft home, with a deep deck overlooking the river provided private spaces as well as areas comfortable for 4 adults.Lots of games, all kind of cooking utensils ,birdwatching guides, fishing stuff and comfortable chairs for relaxing. Wanted to stay 5 nights, but house only available for 3.

Perfect location

We rented the house for a ski trip to Wolf Creek. The location was perfect. The property has a gorgeous view on the river and it was so peaceful. The hot tub was an added bonus and the kids loved it. One of our favorite places we have stayed in Pagosa! Would stay again.

Fall mountain trip

This is a lovely log home on the river. Great location. Beautiful deck. We loved having the hot tub to use after a day of hiking.

Pagosa Springs River Rental

Over all a wonderful house and all around good experience. The owner was extremely easy to deal with and has a good rental system set up which was easy to follow. I missed that the air conditioning, which was a huge expectation in my listing search was actually a single window unit in the living room. Introduction of portable ac units for the bedrooms would be a big improvement for the summer rental months without being a major investment. Property could use a day or two of maintenance to tidy up a few very small issues but was super clean and well stocked.

Maintenance issues

I have stayed in various homes within theSan Juan River Village and have always appreciated the cleanliness and overall maintenance at all of our previous houses. There were 3 issues with this home directly related to poor upkeep. The main one was a major leak that resulted in water constantly dripping around the window and down the wall directly causing a flooded bathroom. We called the manager and reported our concern that potentially thousands of dollars of repairs would result. 2nd issue was the hot tub water was murky. Once was enough for us. 3rd issue- getting to the tub was nearly impossible due to ice build up on the stairs getting to the tub. I realize that there had been a 42” snowstorm- but if I owned a property -I would have somebody to at least chisel a trail/ throw out some salt on the stairs. The property itself was very nice, but I had not planned on mopping floors /emptying buckets on my vacation. While we did communicate with property personnel, no one showed up to fix anything until the morning we checked out.

Very clean interior but some issues.

When we arrived at the house the washer and dryer combo was unplugged and pulled out from the wall and had an out of order note on it. There was no prior notification and it was kind of a big deal for the guests traveling cross country who had laundry to do. There was an unmovable 4 feet tall mound of snow and ice right in front of the sliding door that led to the hot tub. We were able to chip some ice off the deck to make a marginally safe path around the ice block to the hot tub. There was also a 6-foot-tall mound of snow and ice in front of the master bedroom doors out to the deck so you could not see out. The neighbor’s decks were free of masses of snow so it boils down to a property maintenance issue. The mattresses in the guest bedrooms were pretty old and couples rolled to the center. The bedding in the house is in need of updating. A garage is listed on the amenities which makes you think you could use it to maybe park a car, but a four-wheeler was parked right in the middle of the doorway blocking that from happening. The interior of the house was very clean so kudos to the cleaning crew. I have rented many houses in the Pagosa area but this was the worst as far as being ready for guests because of the laundry and snow build up.

Amazing stay!

There were 8 in our group and this house was wonderful. The river just off the back steps is majestic and the peace and solitude is unmatched. Definitely will stay again!

Riverfront Beauty

The home was beautiful along with all the furnishings. It made for a welcoming feel. We enjoyed sitting on the back deck and listening to the river running steps away from the deck. We will definitely recommend this house to our friends.

Destination Christmas

Conveniently located with nice view of the river. Hot tub was great for the older group members not wanting to ski. Plenty of seating and dining space for our large group.

Relaxing birthday getaway

My fiancé and I rented this for 2 family birthdays and the property was more than we expected. It was so clean, the view is beautiful and it is so well stocked with anything you may need. It really made the birthdays so relaxing and we were able to spend nice quality time together. Definitely would rent this again and hope we can go back in the summer.

Wonderful location.

Beautiful location, excellent deck. The master bedroom bed was not what we expected and rolled to the middle so we didn’t get much rest. The lighting in the master bedroom was not very bright either. The dark green carpet made it even darker. The other issue was you didn’t have cell service at all so you could not call into town to make reservations and the internet went down constantly. There was also blood on the guest bathroom curtains. This was reported to the local manager and she was nice. Other than these things the house has plenty of kitchen items to cook with and is in a very peaceful location. We really enjoyed the deck.

This cabin is absolutely great.

This cabin is absolutely great. The setting is so beautiful, right next to a babbling river. The beds were really comfortable and the interior was just spread out enough to be really quiet. We got to actually sleep in while the kids played with grandma because we didn't even hear them! Great porch for wine drinking and hanging out. We would love to return and bring the rest of the family!

Wonderful vacation place

This is a beautiful property. Very clean and very comfortable. The property manager was extremely helpful. She was good to check and see that we had everything we needed. We had a great week here and would love to come back.
