Tucked away in the peaceful hamlet of Lumley, only a short stroll from the historic bustling town centre of Emsworth, with its harbour and marina, the Toll House combines history, charm and comfort, blending quirky, original character, with modern convenience. This unique Grade II listed Regency property – once the servant’s quarters of Lumley Mansion (partly lost to fire in WWII), overlooks the Lumley mill stream, where it joins the River Ems. Emsworth, is a quaint harbourside town, which has retained its old world charm; one of the increasingly rare places, where you can still find an independent butcher, baker, fishmonger, deli, and fruit and veg shop, all within walking distance. As well as a wide choice of independent cafes, restaurants and pubs, catering for all tastes and budgets, from charming cafes, to Raymond Blanc’s new eatery, or Michelin recommended, 36 on The Quay. From the Toll House you can wander to the seafront, or into the town; feed the ducks at the mill pond at the end of the lane; stroll to The Deck in the marina for a leisurely coffee, or hot chocolate on bracing winter days, or relax with a glass of wine on a summer’s evening. The Toll House is situated a short walk between countryside and coast, with countless scenic walks from the front door. A unique original window provides a view over the mill stream, shaded by a sycamore tree. • Family Shower Room – Bright and modern with WC, basin and large walk-in drench shower, – perfect after a long walk or day at the beach. • Bedroom 2 (Front) – Calm and restful with a king-size bed, original fireplace, feature wall mural, his and her wardrobes, dressing table and dual-aspect views over the weir and mill stream. • Master Bedroom – Elegant and spacious with a four-poster super-king size bed, fitted wardrobes, feature wall murals, and a large sash window overlooking the lane. • Ensuite Bathroom – A character-filled space with original beams, a vintage cast-iron clawfoot bath with shower attachment, basin and WC.
