We had a fantastic week here! 22 family members, from ages 11-80, had plenty of space, things to do, places in the house to visit in little groups or big... it really was the perfect place for our gathering. The host was immediately responsive to any issues (replaced a microwave within a day) and helped us to know everything we needed to know to fully enjoy the house. We watched FIFA games in the cinema, utilized the great pizza oven, had trivia night in the pub, had pool, ping pong and chess tournaments, had plenty of seating at the two big dining tables, and spent LOTS of time in the pool.

I won’t deny that this property could use some TLC. The furnishings are dated, and the home is not as clean as it should be. **BUT** if you can look past that, this place has **so much to offer.**With **18,000 square feet**, it provided more than enough private bedrooms and bathrooms for our group of 27. The views of Lake Lanier are absolutely incredible. The backyard, patio, and pool area feel like a private oasis — spacious, peaceful, and perfect for gathering. We enjoyed the game rooms, the cinema room, the dance/yoga studio, the hiking trails, the beautiful natural surroundings, and the abundance of parking. The host was attentive, responsive, and genuinely hospitable.We’ve held family reunions in large vacation homes for many years, and I don’t think we’ve ever gotten this much **bang for the buck**. We also rented a pontoon boat **with a slide AND a lilypad** for a day on Lake Lanier, which was a huge hit and so much fun.If you bring a small vacuum, do a little dusting, and embrace the experience, you’ll have a wonderful time. **We certainly did.**

This is our third year in a row staying here with 17-20 guests and every year we have had a great stay. We stay for a week to nine days each year and my team loves it!Any time there is an issue, the owner is quick to remedy the situation and is great to work with from start to finish!

We had a great time here. The place is spacious and well-maintained. The view is beautiful, the outdoor area is beautiful, and the house is just stunning. The whole property was behind private gates, so we could walk around and enjoy the pool and hot tub without worry. Will definitely keep this on the list of places I'd come back to and recommend it to anyone looking for a relaxing vacation.

This house is amazing. It is huge and has so many great places to gather. The large kitchen with pizza oven was perfect for feeding a crowd. I will say, the house does need some updates but you can not beat the view!

Amazing experience

We came across this gem while looking for a place to host a family reunion. This house is one of a kind with so much space both inside and outside and amazing views of the lake. This upscale house makes you feel like you are on retreat in Tuscany or South of France. We had a fantastic time. Thank you Victor for accommodating our needs. We are looking forward to coming back!

Family annual gathering

We love the property and location. We enjoyed interacting with the host. Our only frustrations were related to the cleanliness of the kitchen and appliances. The outdoor furniture was also in need of updating or repairs. We thoroughly enjoyed our visit and look forward to visiting again soon.

A great stay

Amazing house. A bit dilapidated but nothing to make us not want to rebook for next year. Had some group members complain about the worn out mattresses when we arrived, I told Victor and he showed up the same day and with 2 new mattresses. That is great service! Pool is fantastic but the surface can rough up your feet, highly recommend water shoes. Will be back!

Beautiful Home in a beautiful setting

The home is amazing and it was such a great place to bring a large group. As other reviews have said, it could use some updates, but we thoroughly enjoyed the place and will comeback next year! The property is not in Buford and it was listed as such. It is in Gainesville on the backside of the lake. Hopefully VRBO corrects this. The owner was great to work with.

We had a wonderful week at this amazing property, but we did have some issues with the cleanliness of the property.The VRBO listing also lists the lower level bedroom as suitable for the elderly, but this home is definitely not appropriate for anyone with mobility issues. The sloping path to the lower level is stepping stones leading to a grass path, so would be difficult for anyone with mobility issues.

Stayed here with 28 of my dearest friends. The property was amazing! Sometimes felt like I had the house to myself! Victor was great to communicate with and respond quickly! We will come back! Maybe next time we might let our husbands come with 🤣😉

Big Family Vacay

30 family members had a wonderful time and plenty of space. The pool, hot tub and other outside spaces were well used. The house was more than spacious enough. Could use some updating but was clean. Would suggest having more cold storage. A full size refrigerator/freezer would be great downstairs and maybe a mini fridge in the bunk room kitchen.

We made the best of our stay here and enjoyed the pool, basement and patio. The house is in need of some serious upgrades and needs some major renovations and cleaning. We were disappointed in the condition of the home, no lake access and had several issues with things not working. Even though there are several TV's in the home, we were only ever able to watch 1 tv in the living room on the first floor or the 1 tv in the basement theater. We like to watch tv before bed and felt uncomfortable being far away from little ones at night. The other TV's aren't smart TV's and have no television service so they were un-usable. The front door has a horrible honey bee infestation- literally thousands of bees. 2 of our children have a severe allergy so this made us uneasy. The homeowner did come to spray halfway through our week long stay. We also had issues with the hot tub not working or warming, which the homeowner also came and fixed. Some rooms had dead bugs on the floor, furniture and carpet had stains and walls had marks and water damage. The pool area is missing tiles, has cracks and trees/weeds growing out what was once beautiful spillways. This house is beautiful and the view is breathtaking but it is in major need of some TLC. We definitely wouldn't pay this price tag again to stay here- we felt it was way over priced for the condition. If you need a large place for a big group though it is perfect- it could probably sleep 100 easily!

Family visit to Georgia

Property photos looked amazing and had everything a large family get-together needed. Pool was nice with limited seating with four lounge chairs and one table and chairs for a large group of 20+. Carpets were dirty/stained, palmetto bugs found continually throughout the house. Fire ants all around house/walkways and bees nest in front entry. Wallpaper peeling off, sauna tubs with mold. House needs a refresh. All information was shared with owner.

Annual Family Get Togather - 15 members

We loved the property - only one hour from our home. Easy access to all family members. Magnificanat facility. Lots to do on site - we did not leave the site. We hiked, played all the games available at the facility and even laid out a pickleball court on the drive way. We did all our meals there - used the pizza oven, green egg and the large stove grill. Two members of the family are great cooks - they enjoyed using the facility.. It did take us one day to get the thermostas adjusted properly (there were so many) Our trip was in January, - a summer trip would have allowed us to use the pool and spa.

Let me start off by saying we loved the place. There were 33 of us and it was very accommodating. We had everything we needed.The place is very close to Walmart, Publix, Sam’s, and Costco. Just a few notes…the property needs to be kept up. There are lots of dead landscaping around the pool, the deck around the pool is flagstone and it is in need of a good pressure washing. The house itself just needs to be cleaned and the carpeting throughout needs a steam clean. The floors and carpets were filthy. Some things I would suggest while staying there is bring more washcloths…we ran out but we had 33 people. We did use the laundry daily. I give the place 4 stars because we absolutely fell in love with it. Just needs a thorough cleaning and some fresh landscaping added. We will come back if we come to this area. The view is incredible.

Large home

It was very roomy. Many broken parts and outdated decor. Two tv's working with apple for the whole house. Pool was great as well as location. Not spotless. Toilets clogged easily. Many ants by the pool. Landscaping was not optimal. Loved the pizza oven. Ice makers didn't work anywhere but the laundry and it was small for a place that could sleep 30. Sleeping that many required sofa beds. Absolutely great entertainment....chess, roulette, poker and pool table, badmitten, volleyball, theater room, dance room, some pool toys, hot tub.
