Walked in to find damage flooring. The furniture in living area filthy, the bunk beds rail on top falling off, the patio furniture not the same as pictured, legs rusted the bar chairs bent and rusked. Maintenance the next day came out and put screws in rail on bunk beds, fixed faucet and patched floor best they could. House keeping also came the next day to put clean bedding on bunk beds. The faucet in master shower would not turn on. The whole house could use a cleaning and new pictures should be put on the listing since what is listed and what you get are not the same. I spent the first 2 hours at condo on phone trying to get the issues resolved before family arrived.Also found baby clothing that had been left by prior guess. I have many more pics but only could list 8.

The pictures on the listing are very misleading. Definitely needs a deep clean. The chairs a very nasty, pictures and wall in dining room need dusting so bad, you definitely don’t want to walk around barefoot bc your feet will be black. The chairs outside are so rusted and there aren’t as many as pictured. When they say parking is tight it is very! We do d good bc husband drives 18 wheeler so he is use to this.

Wonderful experience, clean and comfortable

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We booked the condo for a week in June with 3 other couples. Perfect for that as it has 4 Bedrooms each with its own bathroom. Unit was very clean with a large balcony. Parking is tight and loading and unloading for the stay is a little hectic as there really isn't much room for that. Overall a very good place to stay.

Parking was terrible for a big SUV. We ended up paying for parking all week. The pool code did not work even after reaching out to the host numerous times and never getting an answer. I finally got a code off of an employee at the resort. The room is outdated. The bed is falling apart in one room and the showers barely work. It was a nice resort for our party of 6 but it needs work badly.

Great Condo Tighr Parking

Property is nice and the views stunning. Parking is a nightmare. Don't bring a big Truck or SUV. Overall a great place.

Incredibly spacious, well appointed condo on the perfect location! Huge balcony with eating and relaxing space. Close to shopping, eating and playing businesses. Beautiful beach views for miles. We're already planning next year!

PCB softball tournament 3019

Had a great stay ... made lots of wonderful memories with our softball family. The condo was clean and quiet plenty of room for everyone. However Bunk bed was supposed to have a trundle per advertisement however no mattress was there, some of the kitchen bar chairs need repair or replaced. Several smoke detectors had been removed placed in drawers. Parking is limited however we found with a large truck it was more convenient to park in the pay public parking lot located across the street. Overall we would stay there again

My overall impression was good of this property. It could use some deep down cleaning and they haven't replaced the chairs to the outside balcony tables. The washer also had a horrible smell that no matter how hard I tried to clean I couldn't get the smell out. The parking is horrible also, we had 2 vehicles, one barely fit in the assigned parking and there was never a space in the overflow parking so we had to pay an additional 86.00 for the week to pay to park.

Beautiful View

The Balcony was what caused us to choose this particular unit. And it didn't disappoint. There were some maintenance issues but as it is nearing end of season. Cleaning Was the only real issue. Lots of stuff behind end tables, missing remote found in couch. Light bulbs out. Things like that. Nothing that would stop us from staying again. THe layout was perfect for what we needed. And again the balcony and furnishings were perfect for our group.

However there was a door on the master that did not close correctly due to someone tearing off a hinge and the laminate was coming off. The air did not feel like it was working that great in two of the bedrooms there was a couple of holes in doors and wall where someone hit them. There was no mattress in the trundle bed. I called the management company and talked to a very nice lady who said she would get with the maintenance people asap and apologized however nothing happened all week.

Reviewer Comments: First of all I was going down to park and the hill put a whole in my exhaust so parking sucked also they had 24 floors and like 3 condos on each floor and they had only 1 elevator so that sucked even more so when I go back I will not be staying here again wasn't worth all the money I paid for it

We received 2 parking passes but overflow was always full and there is only 2 handicap spots for the entire building. I specifically requested handicap parking since a family member was in a wheelchair. Also, only one elevator was working which made the wait time very long at times. As for the condo, only one of 5 TVs had service and it was a Roku device. Due to these issues, we will not rent this condo again.

Nice condo, parking nightmare

Reviewer Comments: The condo is nice, the balcony and view is probably the best thing about it. It’s not fancy so if that’s what you’re looking for you would be disappointed, but it is very spacious and was acceptable for us. One thing I would suggest is bringing plastic utensils, a condo that can sleep 12 and only has like 6 of each is crazy. But the worst part and reason I won’t stay again in this condo building is the parking which was a nightmare. I could imagine what it’s like during the bust season. We have a big SUV and the spot for this condo is dead end and against a concrete wall. The overflow parking is a joke and our second vehicle end up having to park in the overflow, overflow parking paying 12.00 for the day.

Reviewer Comments: The good thing about the place were the views and the queen and king size beds, and the balcony. The listing said sleeps 13 but there was no mattress for the trundle bed and no railing for the top bunk with screws hanging out. There were many repairs that were needed. Broken toilet, broken shower, 3 broken chairs, broken freezer door handle, dirty floors and not good internet. Some of the repairs were made halfway through our time there. Terrible parking and hard to find your assigned spot. Hoping for money back.

Reviewer Comments: We contacted management 5 days straight as soon as we got there & reported several issues. Two of the beds were brokenTv cable didn’t work on any of the TVs No sheets or linens for the pullout sofa bed were ever brought up. Dishwasher has water standing and refrigerator doesn’t keep anything cold. Each day we called they would apologize and say they were sending someone straight up but no one ever showed!The only positive about this is the location!The parking & all the maintenance issues going on during the busiest time of the year is HORRIBLE

Overall, I do not recommend this vacation rental. Reviewer Comments: There is really no good parking area. We had 12 guests in total and got two passes. One for a spot under the building that the vehicle couldn't fit, and another for the overflow lot that was always full. There is public parking a good walk away that cost around $85 for the week. We have little ones and we were constantly having to clean their hands and feet because the floors made them turn black. Our socks and feet would turn black as well. The floors were not cleaned properly. We were informed that this property is up for sale, which would probably explain why there were holes in the walls and broken locks on the doors, broken trim, molded areas around the tubs, etc. For the price we Pais, We have stayed in alot nicer places than this, cleaner ones and had adequate parking for everyone. If you just need a roof over your head during your stay, this place will work but if you want it to be clean, feel safe, and have easy parking access, this place isn't for you. I will add that a 9am checkout time is insane as well. We have always been use to 10am or 11am. The cleaners literally showed up at 8:45am, wanting to start cleaning as we were getting our final items out.

WATCH OUT FOR PROPERTY MANAGEMENT COMPANY! Check reviews before you book!

Multiple issues with our condo for our stay. They go against VRBO policy and charges 4% EXTRA for using your card to pay remaining balance after deposit. Check the BBB rating of Emerald Coast Destinations- they don’t pass (so it’s not just this review). We had a water pipe bust and water flooding the condo and took over 26+ hours to get someone out, now there is water damage in kitchen cabinets. They kept telling me they informed a maintenance team member and would send someone out. Our condo had taped and covered smoke detectors, which illegally goes against Florida’s fire and safety code. After reading other reviews it seems this is a very normal thing with this company and rental service. Even members of the condo state that they are after your money and lie to you. Duringthe thunderstorm during our stay, we woke up in the middle of the night to water pouring in the front door that doesn’t shut or seal and had to mop water to the dining room and bar the door shut with a chair to keep it shut. DIRTY floors (your feet turn black walking in your own condo), doors falling off hinges, dirty filters on dehumidifiers you have to empty 3x a day, etc. There was BACK MOLD in the whole bottom of the fridge! $325 cleaning fee wasted! Good luck sleeping in one of the Masters, the room stays about 82°.

Great Location for a huge family!!

Overall, I recommend this vacation rental. Reviewer Comments: I’ll start off by saying that the location and huge balcony were the best attractions for this condo. I read on several reviews that the condo wasn’t clean but honestly, this condo wasn’t any different than condos we’ve rented before. I think it might have been cleaner with the exception of the carpet because well.... you’re on the beach and when you have hundreds of people in and out of your condo each year, you’re going to see wear and tear. I don’t think having carpets are a good idea though anywhere close to the beach. The bunk bedroom really isn’t big enough for the bunk beds and queen bed. It blocks off part of the entrance to that bathroom and it feels really crammed up. The washing machine and dryer are in the bathroom that is accessible through one of the bedrooms and living room. We had a small leak from one of the smoke detectors and called the customer service phone number. This was on a Sunday and the maintenance guy came out within an hour and took the smoke detector with him but never came back so I don’t know what happened there. One of the master tubs does not drain well at all. Overall the stay wasn’t bad and the value was really good. I would recommend this condo but if you’re picky, maybe not the best idea for you. We enjoyed making memories!!

Bitterly Disappointed

Condo was spacious and well laid out. Main door had no security locks and wasn't sealed well. One bedroom door was crooked and stuck. Took 2 1/2 days and five contacts to get plugged toilet fixed. But worst of all - On our floor on the public balcony (street side) there were three unlabeled, unlocked storage bins with beach supplies . The bins were exactly like the one at the pool which was for the public. Nothing in the extensive rules or postings indicated these were private. So from one of the bins we borrowed a few sand pails and a chair and returned them later the same day. 2 days later we received a phone call from the management company that we were being evicted immediately by the condo HOA because the security cameras caught us on tape 'stealing' from the bins - which they said were not public. They would provide no contact with whom we could talk. They said they couldn't help. We contacted the host who didn't respond. We contacted VRBO who tried to set up a 3way call with the host but could not reach him, but said his management company promised he would contact us. All we got was a message asking if we'd contacted his company, which we had already told him we had. We gave him our cell phone # and asked him to call us - he never did. So we moved out and lost our 2nd week of the reservation with, of course, no refund. A traumatic experience for our family - especially our grandchildren. A very unprofessional, unethical lack of response from the management team.

Reviewer Comments: We love the Panama City area the ocean Ritz condos we go to have a good time a nice place with family and accommodates all of us not much in complaining how clean the units are and stuff because we clean ourselves Very much satisfied with the property commendations there’s room for improvements on everything but real satisfied nothing‘s perfect but very satisfying. I will give it an 9overall condition. Location we’ve been there six years had a few problems, but always satisfying and we always come back

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location, we had the 4 bedroom 4 bath. They had plenty of extra cover and even a blow-up mattress is needed. The rooms needed a good cleaning and decorated. The “Hotel Police “ was in the room next to us and accused us of throwing something off the balcony and threatened to go back and look at the cameras. I insisted he do just that. All of our fire alarms went off at 3 in the morning while we were asleep and the same guy came over and said we can’t keep our patio doors open any more. The next morning maintenance cane fixed our fire alarm.
