The Simplicity House es cualquier cosa menos simple. Esta casa de 3 dormitorios y 3 1/2 baños, cada habitación con su propio baño privado, tiene una cómoda sala de estar con una acogedora área de conversación, abierta al comedor y la cocina. Hay dos porches, uno en la parte delantera de la casa y otro en la parte trasera de la casa. Ambos son lugares perfectos para disfrutar de su café por las mañanas o incluso una copa de vino por las noches. Esta casa se encuentra a poca distancia de Magnolia, Baylor, el estadio McLane, tiendas, restaurantes y al lado del nuevo Centro de Arte Waco, donde también se llevarán a cabo eventos corporativos y de bodas. What a wonderful house! Perfect for 3 families visiting Baylor Homecoming! Stocked kitchen allowed us to cook a bit but close enough to Sos downtown and Bu to enjoy all Waco has to offer!!! Safe parking and great porches!

The accommodations were perfect for three ladies! Comfortable beds and plenty of room for visiting around the dining room table and in the living room. Proximity to Magnolia was ideal for walking in the mild weather. Our host was very attentive and the check-in was well informed and simple!

Wonderful little spot right around the corner from Magnolia, which is why we were visiting. Every bedroom had its own bathroom, and the living spaces were beautiful. Couldn't ask for more. We had a wonderful time.

What a fabulous place to stay, while in Waco! Great location and so close to many attractions. The house is super cute and has everything you need. Each bedroom has their own bathroom which was a plus! Will definitely stay here again when in the area.

My sisters and I, all in our seventies, chose this property because of its proximity to shopping in Silos and Magnolia. The neighborhood is old and run down. Yes, there is secure parking - this property and others are securely fenced with coded, electric gates to the back yards for parking. This is not a walkable property.Three bedrooms, three baths: perfect for the three of us. But Mary's shower had no hot water. She tried all the way to the right and left, and waited, and no hot water. Charmaine and her husband came over while we were out, did something, and Mary had hot water the last morning.At bedtime on the third night, I found the headboard, pillows, bed and my nightie soaking wet. The air conditioning unit on the wall above the bed was dripping copiously. Stains on the wall show this to be an ongoing problem. I slept with my sister that night for the first time in more than 60 years.We washed our dishes the last morning and there was no hot water in the kitchen.Charmaine refused to grant us any refund for our trouble because, she said, we had stayed all three nights. She offered a free stay there in the future. That is not feasible as we have no plans to return to Waco. Probably this is how they deal with problems - offer a future free night.If Charmaine had responded reasonably to a request for a partial refund, I would not have shared any of this. Charmaine owns other VRBOs - I would not rent from her again.
This shows the wall stains that Charmaine said had not dripped but just a few drops before.
Here is the soaked headboard and pillows - all three pillows are the same color, you can see the dark one is soaked.

What can I say? Location is great, property is as described. 3 Bedroom with each having their own full bath plus half bath. House is cool and decorated well. Full kitchen with many things supplied. Parking space in rear so vehicles are safe and protected. Large screen smart tv. All you need to bring is yourself and a good attitude.

Our stay at Simplicity House was a short one, but very comfortable and well appointed! We chose this home because of the 3 en suites and it did not disappoint! The home was very clean and expertly decorated. The location was very accurate - everything Magnolia was literally minutes away. It was terribly hot outside, but inside was nice and cool. The rear deck was private and a nice place to relax with a coffee or wine! Charmaine was very gracious and informative and a great host. If we ever make a return trip to Waco, we would definitely stay again!

Great fun stay for our group!

Fun places to lounge, great HVAC, easy nice kitchen, good parking, and attentive owner if you have a question. It also is easy access all around town activities. Great choice!

Great House

The property was perfect for us. The en-suite bathrooms were great. The house was well stocked with everything we could possibly need and the location was close to all the shopping and restaurants. Communication with the owner was quick and efficient. We would definitely recommend this property!

Absolutely wonderful!

First ever "sisters" trip...We could not have asked for things to be more perfect. From booking, communication with host (who is AMAZING), location, cleanliness...I could go on and on. I've stayed at many homes through VRBO, and this was by far the best. Charmaine was so helpful, easy to communicate with, and just an overall great person. Her attention to details and excellence are definitely apparent!

Home Away from Home

We came to Waco for a birthday celebration. The Simplicity house was perfect for what we needed and it felt just like home. Each bedroom had its own bathroom so for 3 ladies, it was perfect. We enjoyed coffee on the patio in the mornings, played games at the kitchen table, and felt right at home!! Thank you Charmaine for your hospitality! We will definitely stay here again!!

Perfect place for family and friends!

The home was decorated so cute and everthing was fully thought out. Every amenity that you could think of was available. We were 3, 60+ year old ladies and there was plenty of space for us. We each enjoyed having our own bed and bath. It was convenient to everything we wanted to do. Highly recommend this property!

I was once a pro soccer player and after soccer, I found myself being drawn toward real estate and hospitality. Very strange, since I studied neither during my years at North Carolina State University, in Raleigh, NC. I also love the idea of beautifying the neighborhood by fixing up this home and the two other homes next door, creating comfortable, relaxing home away from home strays for guests during their visits to Waco.

I absolutely love bringing homes back to life. I saw this house as not only a challenge but also an opportunity to start the process of fixing up this once thriving neighborhood, one house at a time. This one hundred year old home had some wonderful character that we were able to save a little bit of. With a mix of old and new character, we were able to revive this once beautiful home.

This home is located very close to all the action of downtown Waco, including the soon to be Brazos Riverwalk Development. Baylor University and McLane Stadium is just across I-35 and Magnolia's Silos are a short walk away. There are also a variety of restaurants and bars within walking distance of the home.
