During Summer Months, June 1 through Sept 4th, we only rent from Friday to Friday, with a one week minimum.
Renter are responsible for any tickets or charges from City or Police department for any loud noise or large parties.
There is to be NO ROOF access at anytime. If any tenant or their guest are seen on any of the roofs, you will be asked to vacate our unit immediately

This is our second time staying at this property, and we brought a large group and rented two of the units available. WOW. We had such a great time. Steps from the sand, hear the waves crash, and you’re mere blocks away from everything. We will absolutely be coming back.

Amazing view/very reasonable price

Amazing! We will return next summer!! I was skeptical given the many reviews that mention several “outdated” features However, we were pleasantly surprised as the rental is priced accordingly given its spectacular views/location and footprint.

Great location, superb for families

This property is fantastic, right on the boardwalk/beach, walk to nice casual restaurants and enjoy all that Newport Beach has to offer. Property would be great for 2-3 families, lots of stuff to keep kids busy.

We LOVE this house

This was a friends reunion vacation and this home absolutely delivered! It was a bit dirty upon arrival, with Sandy floors and dishes that had sticky residue, but that was no big deal for us, just washed and cleaned and had a phenomenal trip! There’s definitely some furniture that’s dated and could be replaced, but if you’re looking for an ideal spot with lots of space and kid friendly activities, this is your spot!

Affordable beach house

This property is right on the beach. It has incredible views, big windows and a great layout. It has a pool table and game area with so much space! It’s a whole lot of bang for your buck. It’s not new, has more of that older California house vibe. It’s been kept up and taken care of. We would happily stay again!

New Year's at the beach

This property was great for what we needed for our stay in SoCal - very spacious. The ocean view & beach access were fabulous! The owner was responsive & communicated well about a small project that needed to be completed during our stay. The pool table, foosball, & shuffleboard were well-enjoyed by friends & family when the winter weather (fog, rain, mist, etc.) was not as welcoming outside. Although the garage access is only a single-car space, we didn't have any issues finding additional parking within 1 block every time we needed it. Thanks for sharing your property!

Best Deal in Town!!

We had a fabulous time staying at this beach house at the end of August. It is so spacious and there was plenty of room for my family of 5. The kids occupied the upstairs and could barely be heard while the adults were downstairs. I kinda forgot I had kids because they were thoroughly entertained by the pool table, fuzzball table and the big screen TV with lounger couches! Oh yes, the beach was also amazing! Great location between the Balboa Pier and Newport Pier! We rode our bikes all over, even with a 6 year old! We let our young teens walk to 15th street to get ice cream and smoothies by themselves which they loved! FREEDOM! Can't say enough about what a great place this is! We're already booked for next summer!

First but certainly not the last time here!

We made an end of school/beginning of summer, blended family trip to Newport. Our family is comprised of teenage boys ranging in age from 13-19. From the moment we walked in, seeing the view, the amenities and the space the boys were awe struck. We have rented homes by the beach between SD to Manhattan Beach but for some reason this home struck a cord with our family. The abundance space, the proximity to everything within walking distance, the convenience of letting our younger ones hang at the beach while we kept an eye on them through the cieling to floor glass windows, the pool table (which was used the most in the house), the spacious rooms, access to a garage and chairs and umbrellas, and so many other things to list, Julio was a delight to work with, prompt and polite! Our only feedback was the place was dusty (not dirty). We are absolutely coming back to create more memories. Our favorite beach home by far!

Day Family Stay

Location was perfect, correspondence with rental manager(Julio) was great, house was great, seemed very clean when we entered, a couple items need to be looked into…. -Leak on 3rd floor roof right above couch, could be the reason for the odd smell of that area. Might be mold, should probably check that. -Shower curtain rod(in master bathroom) needs to be replaced as it fell multiple times due to it being taped together by previous renters(?). -Right side of sliding door on 3rd floor could not open. Maybe set like that on purpose(?). Otherwise we made great family memories, thank you.

Great Location

We have stayed at this 17th st gem for over 15 years. We love it. Not much has changed with the property in the last 7+ years tho. New furniture comes and goes, but the blinds in the windows, some of the windows, the countertops in the kitchen, and some of the bathrooms could use some updating. There is no air conditioning, which is usually fine, as long as you can open windows, but some I would not touch without a tetanus shot and heavy gloves. 😬 And some windows don’t have screens, so I wouldn’t open those either. The kitchen countertop needs updated. It has small tile pieces that you can not get clean in the grout, and it’s pretty gross when you think about it too long. We love this location, the floor plan, the beds are even pretty comfy, the furniture is always in working order and the views are unbelievable! It just needs a little TLC.
