Good for all ages.

Great property with screened in porch, large living room, large kitchen, good bedrooms, two good bathrooms and a good outside shower. Great access to Cape Cod Bay with an enormous sandy beach at low tide and plenty of beach at high tide. Convenient to food and shopping. What more could anyone ask for.

Great Location - Everything Else Was Rough

The biggest thing this property has going for it is the proximity to the beach. It is a 2 min walk at max, which was amazing for a family with 4 kids. The beach was very clean, and since it is on the bay side, the water was calm and not too deep. The kids love when it was low tide, you could walk out at least a mile and find all sorts of sea creatures. Outside of the location, we had a bit of a rough stay. When we arrived at the house there was a terrible odor. We realized that it was coming from the basement, and ended up being a result of some work on the furnace that was done. When we contacted the Gibson Sotheby's agency she was extremely rude. We were told someone coming to look at the furnace, and were asked that someone be home so that they could work on it and have access to the house. Given we were supposed to be on vacation, you can imagine we were not thrilled by this. The smell never went away, so we wound up having to keep the garage doors open the entire trip. Also, we were told not to run the heat, not that we needed it. Additionally, we noticed the listing did not match the actual experience when we arrived at the house. There were two charcoal grills (listing didn't say charcoal), one of which was full of mold and the other only had two legs. We had purchased a bunch of meat going into trip so it ended up being a waste of money. Also, on the app it said that linens were included. This was not the case and we wound up having to go out and buy sheets last minute. The home owner did have a family member in the area, who came and visited a few times. She was very nice and helpful. That said, I would highly recommend they get rid of the Gibson Sotheby's agent. She was extremely rude, is getting paid and didn't do anything to help when our trip was not going as well as possible. We plan to call the Gibson Broker to complain.

Great Location with Plenty of Space!

Overall, I recommend this vacation rental. Reviewer Comments: We really enjoyed our stay at this property! The location is very convenient, both easy to get to from route 6A, and a really short 5 minute walk to Saints Landing Beach. In all of our years on the cape, we had never been to this beach before. It's such a perfectly sized and easy to access beach that does not get over-crowded on weekends, and during the week almost felt like a private beach! It was nice being able to quickly walk back to the house as needed.The house itself is a great size especially for large or multiple families. We were two families with kids so the four bedrooms and plenty of beds were perfect for our needs. The bathrooms are very nicely updated, and the outdoor shower was perfect for rinsing off. The living room and kitchen are both a good size, and the screen porch offered even more room which was perfect for meals or just relaxing. Even with two families we did not feel cramped at all. The new mini-split a/c in the living room did a great job cooling that room and the kitchen, although it was a little difficult to get the portable a/c to effectively cool bedrooms other than the master. Luckily for us the nights were cool so we just opened the windows. Generally the house is well maintained, but could use a little bit of updating in terms of some of the furniture, maybe brightening up the bedrooms and perhaps more a/c units. None of that is a show-stopper for us though.Overall, we had a great time at this property and will definitely consider it for our future trips to the cape!

Unfortunately, there were a lot of notes(rules) about cleaning or touching items. The sister of the owners visited too frequently and even brought items she was clearing out of her home. ThE management company was very receptive as we had difficulty with the TV. The bay beach is beautiful for families with young children and it was not far to the National seashore for waves! I probably would not rent this house again.

The house was adequate but lacked air conditioning in the bedrooms. Lighting in bedrooms was lacking and the paneling made the rooms dark. The kitchen and living room were big enough for a large family and the ac was effective in these rooms. The screen porch was nice but was hot as there were not enough screens up. Overall I liked the location and size of house. A few more updates would make the house more comfortable.

Great place to stay, can't beat the location!

We had a great time at this house. We went to the beach sometimes 3 times a day--it was so easy and with a large group, everyone could go on their own schedule. The outside shower is fantastic--the best one we've used. The reviews about the bedrooms being warm are true, but after a few days we figured out that if we kept the AC on, and the bedroom doors open with windows shut during the day, the whole house cooled off well enough, and there were several fans for sleeping. Adding AC in the other parts of the house would be a HUGE benefit, but it wasn't a deal breaker. I'd also suggest a clothesline outside to dry bathing suits and towels. The only reason I didn't give the cleanliness five stars was that in several of the bedrooms, there were a few things in the drawers or tucked into the sides of the closets. In one room I think these were left behind by another renter, but the others I think were from the owners--not a lot at all, but for rentals it really should all be available for unpacking. The house itself was very clean though and the beds were comfortable, and the management company was quite responsive with any questions or concerns we had. It was great that they provided sheets, bath towels and even beach towels, and they were nice, big and super clean. We will absolutely come back--loved it.

Great location but no real A/C

The only A/C in the house is a floor unit in the master that is marginally helpful. The house got very hot. Really liked the location and outdoor shower. The kitchen table and chairs needs to be replaced. Sun pirch was nice as well.

Excellent location!

The best thing about this rental was the location to the water! Only a short 2-minute walk to the beach! The house itself is a very good size and our family of 5 plus 2 friends were comfortable and had enough space. It gets very warm inside however and central air would be a terrific addition. The living room tv (the only tv in the house) is very small. And the kitchen chairs should be replaced as they were old and ripped. The screened in porch was really nice; a ceiling fan out on the porch would help it not feel so warm out there but I did enjoy having my coffee out there every morning. Overall, it was a really nice rental and I would recommend it to anyone looking to stay within walking distance of the beach.

Close to the beach but filthy!

Amazing location, but that is about it. I have been renting in Brewster for 5 years now and this was the dirtiest house I have ever checked into. Sand on the floors was the first clue then cobwebs on the kitchen window, bedroom curtains and ceiling fan left us feeling like we needed to start scrubbing before unpacking. Also not pictured were the metal kitchen chairs with stained and cracked cushions and pool noodles??.. stuck on the legs I assume to prevent stubbed toes?? Very odd and uncomfortable. We stuck to the screened in porch for meals. Wish I could post pictures of the kitchen chairs just to show the oddity! Overall loved the closeness to the beach but the house needs some love..

This was the second time I have rented this house for a my family from Ohio. It is a comfortable house for us and the proximity to the beach is the best!
