Catskills Secluded Treehouse with stunning views near Livingston Manor

A long tree-lined driveway takes you to this sun drenched, open format country house on 8 acres of land, offering all the amenities of home in a secluded mountain setting for your perfect vacation getaway any time of year.

We are located just 12 minutes from adorable Livingston Manor Main Street and only 2 hours from NYC.

Bedrooms: There are 2 bedrooms, both upstairs. The extra large primary, with its own private deck, has a king sized bed and air conditioning unit. 2nd bedroom has a queen bed, a window air conditioning unit and that gorgeous view. There is also a queen sized pull out couch in the sunken living room so the house sleeps 6 very comfortably. Clean, comfortable linens are provided and beds are made fresh for each guest’s arrival. Extra linens and blankets are provided. Both bedrooms have ceiling fans.

Kitchen: Fully equipped with full sized fridge, microwave, gas stove, dishwasher, coffee maker, Vitamix, toaster and all the equipment and tools you need to prepare meals. Paper towels, dish soap, dish towels, and trash bags provided.

Dining Area: Long, 10 foot reclaimed wood dining table seats 8. Floor to ceiling windows allow for diners to enjoy the view year round. A working wood burning stove sits as a beautiful centerpiece to the kitchen and dining area, while also supplying great heat in the winter months.

Bathrooms: There are 2 full bathrooms, one downstairs with a shower/jacuzzi bath and one upstairs with a stand up shower. All bath towels and hand towels are provided. Additional amenities include soap, shampoo, conditioner and blow dryers.

Living Room: Large floor-to-ceiling windows wrap this unique living room, which is actually two living rooms in one. The main, 30-foot high ceilinged living room has a huge L shaped cozy couch and 2 vintage chairs for relaxing or playing games. A projector with Apple TV and Jackbox games is yours for rainy days and colder nights. Ceiling fan keeps the living room very cool in the summer.

The cozy, sunken living room area is a special place, perfect for sitting by the fire with an after dinner drink, chatting and just hanging out. The wood burning fireplace is in great condition and wood is provided for all the fireplaces and outdoor fire ball.

Deck: large wraparound deck overlooking a gorgeous, 40 mile, unobstructed view. The upper deck has a L-shaped couch and circular dining table and chairs plus large gas grill. The lower side deck has a long rectangular dining table that seats 6-8 comfortably with umbrella alongside sitting chairs for optimal sunset viewing.

Outside: Nestled on a rock just steps from the house is a fire pit with 6 Adirondack chairs for campfires, s’mores and more fun after dark. Nearby, a cozy hammock sits underneath a canopy of trees. The property is quite secluded and surrounded by woods so you do not see or hear any neighbors. Bocce Ball set and Croquet set included with the house. We also have 3 sets of snow shoes to be used only on property.

Basement: The unfinished basement houses a large washer and dryer. Detergent & dryer balls provided.

Additional: Non-smoking house, additional guests not allowed to stay over, pets are possible but must be cleared with owner, no parties or events.

Location: The area has so much to offer all year long! Restaurants and breweries abound with new ones opening up every month. There’s hiking, biking, swimming, kayaking, paddle boarding and of course you are in the Trout Fishing capital of the world! In winter, you can snowshoe, cross country ski and ski mountains are within 45 mins from home.
