Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:
GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:
1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions
Guests are responsible for any damages during their stay. Before receiving check-in details, guests will choose one of two coverage options: -A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported. -A non-refundable damage waiver that covers minor accidental damages during the stay.
Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.
HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation.
Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.
CANCELLATIONS We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.
EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in.

This condo is well stocked and comfortable. When we arrived we found it to be spotless. It’s in a great location close to Gay Street and Market Square with a dining hall right across the street. We would stay here again if we’re in Knoxville again

The townhouse was perfect. Just across the river from campus, clean and modern. Had a great roof-top patio. Loved it. Management was quick and easy to work with, as far as getting in, parking, everything. I would definitely stay there again.

Be warned: this property requires facial recognition scanning through an AI program as part of their check-in process. While this is technically disclosed in the fine print under “check-in” requirements, it is buried and easy to miss — a standard ID or driver’s license is not sufficient.Had we known biometric verification was required, we never would have booked. In an era where AI is already eroding personal privacy, being asked to scan your face into a third-party AI system without clear, upfront disclosure is unacceptable. This requirement should be prominently stated before booking, not hidden in small print.I strongly urge anyone who values their privacy to read every line of the fine print before confirming a reservation here.

Really enjoyed our stay here while visiting our daughter. The condo was immaculate and well appointed when we arrived. It slept the 4 of us comfortably. The location was the best-so close to downtown and UT campus. We will definitely stay here again!

Upon arrival we were not able to unlock the front door with the code given. I contacted property manager & response was immediate. The rental was extremely clean. The kitchen could use a couple items, such as a large spoon, decent size mixing bowl & a pizza pan. We enjoyed being able to control the temperature on each individual floor. Overall, it was a good experience & we would stay again.

This place was great in every way. The communication was great and made everything super easy and convenient. The location is also perfect. The Property was very clean and had everything you would possibly need. We have gone a few times to different places over the last year as our daughter started college and I am sure we found our go to place for future visits. It’s not often that you can’t find one negative thing to say at all but this is one of those times. You definitely won’t regret booking a stay here if you are in town. Everything was a 10/10!
