Riverside - 6 bedroom - Family Retreat - Portrush

We invite you to Portrush - a beautiful riverside property, perfect for making those lasting family memories! This is a large, heritage listed property that has retained so much of its original beauty. Sleeping up to 13 guests, ideal for large family groups, multiple couples, golfing groups etc.

Equipped with everything you could possibly need, spend your days kayaking, bike riding or fishing. Enjoy your evenings with a BBQ on the front deck watching the sun going down over the river.

The large yard will be great for the kids with a trampoline, swing and basketball ring, or plenty of room to kick a footy/have a hit of cricket! There is a bike rack with four or five bikes of various sizes, all there ready for guest use! This area is enclosed, guests are welcome to bring cars in to unpack or pack up your cars but we do ask that you park outside the yard during your stay so that we can keep our lawn in good condition.

The house is a lovely double story home. On the ground floor you have two bedrooms including the master which sits at the front of property with outstanding views out to the river. The master also has a desk for those requiring some workspace (with a view!), plus an ensuite. The main lounge has a fireplace for cosy winter stays, plus an additional lounge with large TV, surround sound speakers, and a great collection of toys and games.

The kitchen is really well equipped, and the dining area looks out to the river. The main bathroom is also on the ground floor and has been recently renovated, complete with toilet, bath, vanity and large shower. There is also a separate powder room.

Follow the original timber stairs up to the second level and you have a further four bedrooms.

On the river side of the property is where you`ll likely spend endless hours! Deck area with outdoor furniture, outdoor dining table and chairs, plus BBQ. Guests are welcome to use the other various cooking setups out here if you`re familiar with how to use them.

The river is obviously a great source of fun and its right there on your doorstep! Guests are welcome to use the kayaks and paddle boards, life jackets are available. Please supervise children in this area.

There is an additional toilet and shower out the back.

There is firewood provided and guests are welcome to help themselves to whatever may be growing in the vegie garden at the time. We really want our guests to enjoy the space and everything it has to offer, please make yourself at home!

- Smart TV`s and unlimited Wi-Fi
- All bed linen, towels and some beach towels are provided
- Please respect our neighbours by not using the outdoor area between 10pm and 8am. There is a great sunroom that looks over the river, with table and chairs which is an ideal space for outside of these hours. Even whilst inside, please keep noise to a minimum during our quiet hours.
- STRICTLY NO PARTIES, EVENTS, HENS/BUCKS NIGHTS - this property is ideally suited to family groups, couples and other mature groups.
- No smoking please
- Your host is available to assist anytime with any queries, we are also happy to assist with transport arrangements or local recommendations.

Bedroom 3 (upstairs) - king single and single bed
Bedroom 4 (upstairs) - single bed plus fold out sofa bed
Bedroom 5 (upstairs) - king size bed
Bedroom 6 (upstairs) - king single bed
There is an additional floor mattress if required - this is located in one of the upstairs bedrooms. There is spare linen in the downstairs linen cupboard, guests can grab what they need to make up the extra bed.

Guests have access to the whole property.

I like to give guests privacy to enjoy their stay but I am close by if you need anything at all.

Located in the lovely beachside town of Barwon Heads. A small town with a great variety of retail shops, cafes and restaurants. Great spot for fishing, swimming, kayaking, golf, walks and general sight seeing.

This property is right on the Barwon River, with views out to the bluff, the bridge and beyond that is the ocean.

IMPORTANT: the property is right on the river, there is no fencing between the house and the water. Please supervise children closely at all times.
GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbors. Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make reservation at our property. Please follow parking guidelines where provided.

CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges will apply. Failure to check out at the agreed time will incur a fee of $110 per hour.
Check in and check out, contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys.

COOKING: cooking of curries or other strong foods in this home will incur a $450 deep
Cleaning fee due to the intense cleaning required to remove smells between short term stay guests.

THIS PROPERTY DOES ACCEPT PETS- the rear yard is fully enclosed, you must pick up after your pet. Maximum 2 dogs upon agreement only. No Pets inside the home apart from the garage for sleeping and must not under any circumstances be left inside the home unattended or go upstairs at all , to protect the polished floorboards. You understand you are responsible for damages caused by your pet, extra cleaning charges if there is evidence of a pet inside the home or for cleaners required to pick up dog poo from the yard.

UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. Host on the coast will not be liable for additional accommodation costs in the event of these unforseen unavoidable circumstances.

PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may ocurr. We have the right to evict any guest during their stay if WE deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES.
There should be no disturbance to neighbors at anytime during your stay.

LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen will incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee. Stays longer than 2 weeks will incur a mandatory housekeeping service for an additional fee-please check what this is before booking. Failure to accept this after check in will be seen as a breach of the house rules and may result in termination of your booking without refund.

YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbors, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm.
Call outs: Lost keys/lock outs will incur a $100 call out fee for management to provide access plus the cost of replacement keys if required.

Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. You are responsible for removing any excess rubbish that does not fit in the outside bins. Excess rubbish charges will apply for any rubbish that is left behind (exceeds rubbish bin capacity). The Property must be left in a clean and tidy condition. Extra cleaning charges will be incurred for the cleaning (but not limited to) of dirty dishes, dishwasher emptying, emptying the fridge, removal of excessive rubbish and so forth. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the Property. A $400 fee will be applied to any property found to have been smoked in. No illicit drugs to be brought onto the property or persons under the influence to be allowed onto the property. You must allow repair/service access to the property during reasonable hours. Host on the Coast is not liable for any damage or loss of property during your stay.
