Experience the charm of tiny living in Dickson. This newly built, compact retreat features high ceilings, a queen-sized bed, a functional kitchenette with essential appliances, and a bathroom. This cozy space offers everything you need for a comfortable stay.

BEDROOM:
Your bedroom has a queen-sized bed topped with professionally cleaned and pressed linen.

BATHROOM:
The bathroom has a shower and toilet. The toilet is flushing and connected to council lines. We provide bath towels, shampoo, conditioner, toilet paper and body wash.

KITCHEN:
Please make use of the fully-equipped kitchenette. During your stay you`ll have access to:
- bar fridge
- crockery and cutlery
- microwave

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

TV:
The bedroom features a wall-mounted Smart TV for your use. Please note that we do not provide subscriptions for Netflix, YouTube, or other online streaming platforms, so you`ll need to use your own account. The TV offers access to all local channels.

PARKING:
There is Free parking at Archer Street - In front of the main house.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT `No Smoking Policy`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don`t stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).

PET RULES 🐕🐾:
1. When booking, please include your pet’s name and size in your message.
2. ⁠ must not be left unattended at any time.
3. ⁠Pets are not allowed on the bed, furniture, linen, or bath towels.
4. ⁠Kindly pick up your pet’s poo, place it in a plastic bag, and dispose of it in the wheely bin.
