The property has noise-aware alarms that notify the owner and guest if music is unreasonably loud. This property has noise alarms to prevent parties, loud music and there is a ring doorbell camera at the front door for guest and property protection.

House Rules:



Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.



1. All guests are required to sign the Peachy Properties booking agreement prior to arrival.

2. For non-Airbnb bookings, a security deposit via credit card pre-authorisation is required. This will be released 7 days after checkout, pending property inspection.

3. Only the number of guests specified in your booking may be on the property at any time, with a strict maximum of 11 guests unless prior approval has been granted.

4. No parties, events, or unapproved gatherings are permitted at any time.

5. Loud music or any behaviour that may disturb neighbours is strictly prohibited at all times. Please note the property is fitted with noise monitoring alarms.

6. In accordance with local regulations, all outdoor areas must not be used after 10:00 PM.

7. Strictly no “schoolies”, bucks, or hens bookings are permitted under any circumstances.

8. Bookings are only accepted from groups aged 28 years and over.

9. Smoking and vaping are strictly prohibited both inside and outside the property.

10. Parking is permitted only in designated areas on the property. Street and nature strip parking are not permitted. The property provides parking for up to four vehicles.



Guests are required to complete a booking form. For non-airbnb bookings there is a refundable security bond of $500, which will be released 7 days after check-out.



NOTE: Reservation is not 100% confirmed until guest verification process has been completed. Strict council rules apply to this listing.
