Bring your boat and tie up at the private dock—sailboats welcome, with no bridges to the Intracoastal Waterway, just ¾ mile away via the canal. Spend your days kayaking, lounging poolside, or watching the sunset from your waterfront patio. With two oversized garage bays, there's room for your vehicle and gear.



Step inside to a light-filled, coastal-inspired space with elegant finishes and upscale design. The open-concept living area flows seamlessly into the gourmet kitchen with stainless steel appliances, gleaming countertops, and all the essentials for cooking and entertaining.

IMPORTANT & REQUIRED: After booking you will be asked to complete guest verification through a trusted third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations. Please do so prior to arriving at the property to enable a quick and easy check-in process.



THINGS TO NOTE

Primary Renter: Must be 25 or older.

Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.

Occupancy: Do not exceed the maximum occupancy for the house (8-10) at any time.

Smoking/Vaping: No smoking or vaping. Any evidence will incur a $500 additional cleaning charge.

Pets: This is NOT a pet friendly home. Any evidence will incur a $500 additional cleaning charge.

Parking: Vehicles must be parked in the driveway, no parking on lawns, sidewalks, streets, or swales, no overnight commercial vehicles, and no trailers. Trailers can receive an exemption, but management must be notified for approval.



POOL HEATING

Pool Heater Charges: The cost for pool heating is $100 per week, plus tax.



Note: The pool heater is available only during the cold season. Oct 1 - April 30th. The pool heater will be set to 80 degrees and will run approximately 8 hours. Please note that actual water temperature may vary depending on weather conditions. During colder periods, the heat pump may struggle to maintain the set temperature, so we kindly ask that you temper expectations accordingly. In climates where average daily high air temperatures aren't sufficient to maintain the pool water at a swimmable temperature, a pool heater is required for comfortable swimming. In NE Florida we have days where we do not reach air temps that will allow the pool heaters to work properly. Because heat pumps transfer heat instead of generating it with combustion, they're most effective in climate zones where the average daily air temperatures during pool season are greater than 60 degrees F. During the winter months, it will be almost impossible to keep the pool temperature comfortable enough to swim as we have days where the temperature dips down into the 30-degree range. Please temper expectations based on the climate and avg weather temps for this region before booking.
