Step inside our brand new, high-spec studio apartment, where breath taking views over Lake Wakatipu will be your daily dose of tranquillity.

The studio is a haven of comfort, featuring underfloor heating, electric blanket, and a heat pump to ensure a cosy ambiance no matter the season.

Kitchen and living area:
We welcome you to make yourself at home. Whip up a quick meal in our brand new, fully equipped kitchenette that makes cooking simple. Finished with a Nespresso machine because you can`t beat a good coffee in the morning! We provide basics to get you started; oil, salt, pepper, tea, coffee, sugar and cleaning supplies.

The open plan kitchen and lounge area leads out to a private patio and garden area overlooking the lake.

Bedroom
Rejuvenate from your day in our Imperial Queen Bed guaranteed to sink you deep into dreams, dressed with wool blended pillow tops and delicate hotel standard cotton sheets and an electric blanket for that extra touch. A wardrobe with clothing rail and hangers are provided.

We can supply a cot/highchair for infants on request.

Bathroom
A beautifully tiled bathroom with underfloor heating and brand new high spec fittings, including a heated towel rail and the bonus of the spectacular view of The Remarkables. Towels, toiletries (shampoo/conditioner/body wash) and toilet paper are supplied.

Parking
Off street parking for one car. On street parking is available too.

Surroundings:
Sunshine Bay beach is a popular destination for a dip on a hot summer afternoon.
Less than a 5 minute drive to downtown Queenstown.
The bus stop is just 5 minutes’ walk away (please note an uphill walk is required back from the bus stop).
There is a local dairy, pub and fish and chips shop located just two minutes’ drive away in Fernhill (15 minutes walk up a steep hill).
45 minute scenic walking trail along the lake to town.
20 minute drive to the airport.
25 minutes to both Remarkables and Coronet ski field access roads.

There is a set of exterior steps to walk up/down from car parking. This may not be suitable for all guests. See photo on listing.

Other things to note
The unit is below a main house which is also rented out to guests. It is fully private with a separate entrance. Guests from the house above cannot access the lower unit. 3% of your booking fee is non refundable due to bank charges out of our control. A pre authorized charge will be placed on your card 2 days before check out - this is a security deposit & will be refunded automatically if no damages occur.

**The kitchenette does not have an oven. The property does not have access to laundry facilities.**

⏰ Check-In & Check-Out
Check-in is from 3:00pm onwards unless pre-arranged otherwise.

Check-out is by 10:00am.
We ask that the property is left in a tidy state. Unscheduled late check-outs or excessive mess may result in additional cleaning fees.

🚭 Smoking
All our properties are strictly non-smoking. If evidence of indoor smoking is found, a minimum $200 NZD fee will apply for deep cleaning.

🛠️ Damage, Keys & Callouts
We ask that you treat the home with care.
If any damage occurs, keys are lost, noise complaints arise, or an unnecessary callout is required due to guest actions, we reserve the right to charge $60/hr + GST for management time.

👉 Please note: Callouts required after 5:00pm or on weekends/public holidays may incur a higher fee to reflect after-hours service costs.

👥 Guest Numbers & Age Requirement
The lead guest must be 25 years or older and present during the stay. We reserve the right to ask you to cancel your booking if you do not meet the above requirements. We may request ID verification for all guests.

The total number of guests must not exceed the number confirmed in the reservation.

Pets are not permitted unless specifically stated in the listing.

🔇 Noise
To respect our neighbours, we ask for quiet time between 10:00pm and 7:00am.
Noise complaints may incur a minimum $100 NZD fee.

🎉 Parties & Gatherings
Parties, events, or large gatherings are not permitted. We appreciate your understanding in helping us maintain a peaceful environment for everyone.

🧹 During Your Stay
We appreciate guests leaving the property as they found it:
- Please don’t rearrange furniture or remove items.
- Place rubbish in the appropriate bins.
- Leave keys in the lockbox upon departure.
- All linen is professionally hired — any missing or damaged items may incur a replacement fee.

🚨 Serious Breaches
We reserve the right to cancel your stay without refund if house rules are not followed. Any illegal activity will be reported to authorities and additional management fees may apply.

🧒 Children & Safety
Please ensure all children are supervised down the garden bank.

🔒 Guest Safety & Liability
Please ensure all doors and windows are locked when leaving the property.

While we take great care to provide a safe space, we cannot be held responsible for personal loss, damage, or injury during your stay.

🌍 Force Majeure
We’re unable to accept responsibility for cancellations due to unforeseen events beyond our control (e.g., natural disasters, travel disruptions, pandemics). Travel insurance is strongly recommended.

💵 Rates & Fees
All rates are in New Zealand Dollars (NZD) and are subject to 15% GST unless otherwise stated. Additional fees may apply if house rules are not respected.

📅 Cancellations
We recommend all guests have travel insurance in place. Our cancellation policy will apply to all bookings, and we are unable to offer refunds for circumstances outside of our control. 3% of your booking fee is non refundable due to bank charges out of our control.
