This property will allow up to two dogs (no cats) under 35 pounds, which must be housebroken. There is a non-refundable pet fee of $150. Any pet over the limit must obtain approval.

POOL HEATING INFORMATION

This is a gas heated pool.

Pool Heating Schedule: The pool heater operates from October 1st to April 30th. After booking, please contact us to add pool heating.

Temperature Setting: The pool heater is set to maintain a temperature of 78°F, starting at 10 AM daily.

Pool Heater Charges: The cost for pool heating is $300 per week, plus tax.



Climate Considerations: In Northeast Florida, cooler winter days can affect how well a pool maintains its temperature. While gas heaters perform efficiently in colder conditions, extremely low air or water temperatures may still impact overall warmth. Please note that the pool heater is programmed to turn off at night and resume heating in the morning — it may take several hours for the water to reach the desired temperature. Keep these factors in mind when booking, as swimming comfort can vary during colder periods and personal comfort levels. When temperatures drop below 50 degrees the pool heater will not automatically turn on as it will not be effective to run.



Please adjust your expectations based on the regional climate and average weather temperatures before confirming your booking.



IMPORTANT & REQUIRED: After booking you will be asked to complete guest verification through a trusted third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations. Please do so prior to arriving at the property to enable a quick and easy check-in process.



THINGS TO NOTE

Primary Renter: Must be 25 or older.

Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.

Occupancy: Do not exceed the maximum occupancy for the house (8-10) at any time.

Smoking/Vaping: No smoking or vaping. Any evidence will incur a $500 additional cleaning charge.

Parking: Per City code, vehicles must be parked in the driveway or garage, no parking on lawns, sidewalks, streets, or swales, no overnight commercial vehicles, and no trailers. Trailers can receive an exemption, but management must be notified for approval.
