Bedroom 1: First floor with king bed
Bedroom 2: Second floor features a king bed with ensuite bathroom, steam shower, heated floors
Bedroom 3: Second floor features a queen bed and bunk bed with 2 twin beds with ensuite bath and tub
Living area: Relax on the sunny deck adjoining the living with gas fireplace, dining, and kitchen areas - creating the perfect setting to share joyful moments

CANCELLATION POLICY
***Lake Tahoe is prone to wildfires and winter storms. Please note we do not move, cancel or provide refunds or credits for any reason, including COVID, poor air quality, road conditions, road closures and weather conditions.
If you think you may need to cancel for any reason, we highly suggest you PURCHASE TRIP INSURANCE or BOOK CLOSER to your travel dates. ****
PLEASE NOTE:
WE DO NOT PROVIDE INCLINE VILLAGE BEACH PASSES
During the winter months, outdoor furniture is unavailable. There is a FOB in brown bowl on counter for the the pool/hot tub
area. Everything is closed for the winter but the hot tub… it’s still hot
This home does not have AC.
Unfortunately, pets are not allowed. If undisclosed pets are brought into the home without our approval there is a fine of $500 per pet.

No parties or events
Due to extreme wildfire risk, any type of outdoor wood burning fireplaces, fire pits, or charcoal grills are strictly prohibited. Violations will result in fines starting at $5,000 per Lake Tahoe short term rental regulations.
This home has a max overnight occupancy of 8 guests!
MINIMUM AGE FOR RENTAL. The minimum age to rent the Property is 25 years of age. All guests under 25 years of age must be accompanied by an adult over the age of 25
After you book, you will be asked to e-sign another rental agreement which protect our home from guest damages.
***All guests must electronically sign a Rental Agreement prior to being given access to the property at check-in. Contract will be emailed within 24 hours of booking and should be signed within 48 hours***
2 cars - 1 car in garage and 1 in driveway
Our property does not have space to accommodate RVs or fifth wheels. Parking of these vehicles is not permitted in the driveway or on the street, in accordance with local regulations and HOA rules.
Note on Map Distances and Beaches:
The platform automatically generates distance estimates (e.g., "5–10 minutes to the lake"). These are not added or controlled by us as the host. Some of our properties are located close to Incline Village’s private beaches; however, access to these beaches is restricted by IVGID (Incline Village General Improvement District) and is only available to property owners. Unfortunately, we are unable to provide guest access to these private beaches.
We kindly ask guests not to leave negative reviews for lack of lake access, as this is clearly explained in our listing's notes section and is outside of our control.
