Great quality amenities, two spacious living areas with two TV's, accommodating up to 10 guests with 5 bedrooms and three bathrooms, fans in each bedroom, ducted heating throughout. A quality kitchen and butlers pantry with everything you need, gas cook top, dishwasher, including that special Espresso machine for you to enjoy your favorite coffee in the covered outdoor area or on the upstairs balcony. The yard is enclosed for the kids to play and a gas BBQ is provided. Free WIFI. Pets not allowed LINEN NOT SUPPLIED Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements. This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period. If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval. You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in. NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property. Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond. CANCELLATION POLICY Upon booking a 50% deposit is payable immediately. The total balance is payable 30 days prior to arrival. Cancellation requests before the 30 days of arrival - 50% deposit will be refunded Cancellations less than 30 days prior to arrival – No money will be refunded KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in. AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.
