Perched on a rugged, mossy rock face and sheltered by Pacific Northwest evergreens, this 3-bedroom oceanfront home in East Sooke is a true West Coast retreat. It balances modern comfort with cozy coastal character. Equally suited to quiet mornings by the fire and full days out on the water.
From the front door, your eyes go straight to the floor-to-ceiling windows and the marine views beyond. Launch a kayak from the private dock, gather around the living room fireplace, or settle in on the massive deck with a glass of wine as the sun drops behind the hills. The indoor-outdoor flow here is genuinely one of the property's best features.
The Space:
Main Living & Dining: Warm vaulted cedar ceilings, crisp white walls, and a mid-century modern feel set the tone. The living room centers on a brick gas fireplace with a custom live-edge mantle and a large flat-screen TV. Great for movie nights after a long day outside. The dining table sits right up against the window wall, so meals come with a front-row view of the tides, boat traffic, and whatever wildlife happens to pass through.
Kitchen & Coffee Station: The open-concept kitchen is both good-looking and practical. Sage green lower cabinets, white uppers, live-edge floating shelves, gold hardware, and brand new appliances including a dishwasher and slide-in range. The coffee station is stocked with a retro Smeg drip maker, matching electric kettle, and porcelain mugs. A truly perfect way to start a morning before heading out.
Bedrooms (Sleeps up to 7): Three thoughtfully styled bedrooms, each with quality linens and its own character.
Primary Bedroom: A king platform bed, reading nook, and a private sliding glass door onto a balcony with ocean views. A genuinely peaceful place to wake up.
Queen Secondary Room: Bright and comfortable with warm wood accents and neutral textures. One includes a desk and smart TV, handy if anyone needs to do a bit of work.
Bunk Room: Designed for kids or groups, with a Twin XL over Queen natural wood bunk, vaulted cedar ceilings, a deep green accent wall, and round porthole windows. It has a lot of personality with a nautical vibe.
Bathrooms:
Main Bathroom: Located off the living room, this bright and modern bathroom features a clean vanity, a deep soaking tub and laundry area.
Primary Ensuite: A private bathroom off the master bedroom with a sleek double-sink vanity and an oversized walk-in shower. Plenty of room for two to get ready without getting in each other's way.
Outdoor Living: The terraced grounds are where this property really shines.
The Deck: The main deck flows out from the dining/living rooms through glass sliders and is set up for group entertaining. Outdoor dining, a stainless BBQ, and a separate lounge area around a propane fire table. Glass railings keep the water view completely open.
Backyard: The backyard sits on a natural clifftop of mossy rock and grass. Wide open views across the Sooke Basin and the rolling hills beyond. Arbutus trees cling to the rocky outcroppings and the terraced grassy areas make it a peaceful spot to just sit and take it all in.

Wow what an awesome house and property! Very private with great views of the basin and Sooke. Property has many interesting gardens and places to seat and take it all in. House is very modern in design and was very clean. Host was very accommodating and easy to communicate with. We really enjoyed our stay and would visit again!
