Estate of 35ha, bamboo forests, woods, hiking trails, meadow, vineyard, wooded pleasure park of 2ha, pond, covered and heated indoor swimming pool (ONLY from May to October) and Jacuzzi in the garden located 100 m from the cottage accessible by a path.<br>Interior layout of the cottage: 160m2, bright spacious living room on the first floor, mezzanine, 2 suites + a bedroom upstairs (stairs) and adjoining uncovered terrace.<br>The accommodation<br>The entrance to the cottage is through a large sliding bay window leading directly to a large and bright living room of 40m2 composed of a kitchen with central island, ceramic hob and extractor hood, a wooden dining table, as well as a lounge area with sofa, armchairs and coffee table as well as a toilet with washbasin. We also have a pellet stove to heat the space in winter. A first staircase leads to a mezzanine of 25m2 used as a relaxation/lounge area (board games, books) and/or work area (desk, chair).<br>A second staircase leads to the first floor where the 2 suites with bathrooms and the 3rd bedroom are located.<br>The bathroom of the first bedroom is equipped with a large shower cubicle and a wooden cabinet with 2 sinks and separate toilet.<br>The second bathroom is equipped with a large Italian shower and a wooden cabinet with 2 stone sinks and separate toilet.<br>Traveler access<br>You can get around by car, bike or even on foot.<br>Parking spaces are dedicated to park right in front of the entrance of the cottage.<br>Other remarks<br>- Electric radiators in the bedrooms<br>- Heated towel rails in the bathrooms<br>- Table and cabinet for linen and ironing and iron.<br>- Crockery, cutlery and utensils available in the kitchen<br><br>Benefit from a driver in a Lexus hybrid sedan, for an additional fee on request.<br>Organisation of WineTour, visits to Châteaux and wine testings in Saint-Émilion and in the Médoc.
