What a beautiful home and the perfect spot!! We had a fantastic stay here. The house totally get all of our needs and all of the bedrooms were on the same floor except the “flex” room which was a plus with multiple small children. Both of the decks were great and we played our entire stay! The walk to beach was so easy and the weather was perfect! Thank you again for such an awesome rental! We hope to be back!!

This is the second time we have stayed at The Pearl and we absolutely love it. It's great for our family of four. If we want to be together there's plenty of room and if we need some space there's rooms for everyone to be in and do their own thing. We love the back balcony facing the beach. Such a beautiful view and plenty of room.

Anniversary trip

First time staying on the Cape absolutely loved it!!! The house is right on the beach with a beautiful view, it’s nice and clean and there are a couple of places to eat right down the road where the food was all good!!

Amazing Long Weekend at The Pearl

We absolutely loved The Pearl! It had everything it said it would and then some. The views are amazing, the accommodations were fantastic and the town is so loving! We love Indian Pass Raw Bar and The White Marlin. We will certainly be back for another stay at The Pearl! Thank you for having such a beautiful place to share.

Great spot on Cape San Blas

Great house. Wide section of beach on Cape San Blas. Everything about the house was great except the air conditioning. It was old, work out, manipulated by the owner or something. Hot all week. They definitely need to work on the air. Other than that it was great.

Reviewer Comments: We were concerned with some previous reviews within the last year concerned about cleanliness but I couldn't find a thing to complain about. The rental was spacious and clean. The bluetooth built-in wall speakers really enhanced the weekend. The $250 'rebate' used for beach rental is convenient except for the mandatory $30 delivery fee. We were able to grab 6 chairs and a walmart umbrella. The beach was empty for us every day, since we travelled just prior to season. The Cape is peaceful and gorgeous.

A/C was not working properly

The house A/C did not work. Never got cool. got to 78 during the day and 74 at night. Thermostat was locked by owner. after 4 days the rental company sent a repair guy out. Still had to come back to unlock thermostat. That only lasted a day, then the owner locked it again. I text the company again to no reply

All A/C issues have been resolved. Owners have been here for a couple of months and have taken great care in getting their home ready for the busy rental season. So sorry you had this experience with the A/C. It should not happen again.

Pretty but didn't live up to what we expected

Overall, I do not recommend this vacation rental. Reviewer Comments: The house was located perfectly on the beach. The proximity to the beach was amazing, and the deck and chairs on the deck were absolutely perfect additions to the location. Based upon how the house is listed and the amenities it really didn't live up to expectations. Really it was only a 2 1/2 bath and the jack and jill bathrooms locked very weird and no privacy kinda for the person taking a shower. The 4th bedroom really wasn't a official bedroom. The side doors did not lock at all. The AC never really worked or cooled properly while there and the upper windows needed blinds or something.

The house is perfectly laid out on the Matterport (virtual tour) that is on the listing. That way you are able to see exactly what you are renting and make sure that the layout will work for your group. This home does have 4 bathrooms including the one that is outside the property. The doors to the bathroom are pocket doors that have the capability to lock like any normal door so that you still get the privacy that you need when showering. The A/C was reported and fixed. If there were any further issues with it, we would have been happy to address if we would have known. The side doors in the bedrooms do indeed lock. You have to lift on the handle like an Anderson door lock. We truly value our guest feedback!

House Has HVAC Issue

House location and proximity to beach were great (amazing sunset views). HVAC not so much. Incredibly hot and owner has thermostat "locked" so they control the temperature and not you the paying customer (Nest Thermostat). Our last 2 nights there were "heat" miserable. Light blocking curtains on windows that face beach do little to help with heat. Also, other windows in home have built in blinds many of which were not operational. Communicated this to property manager but they could not repair because the window must be disassembled in order to reach the blind. Home also showed signs of mold around many ceiling vents, windows and secondary shower (one could smell mold when walking into the home). Despite the issues, our family had a great time simply because we were all together. We plan on returning to Cape San Blas next year however we will not be staying at The Pearl.

Thank you for taking the time to leave a review as we value our guest feedback. We were unaware that there were any issues with the cooling of the A/C in the property or else we would have sent an A/C tech out to access the problem. We actually had our tech go out 3 days before your arrival. The A/C was checked out and upon arrival, the thermostat was set to 74 and blowing out 60 degree air. Unfortunately, we are held at the mercy of third party vendors with the blinds. They are built into the window and have to be worked on by them. The vents had mildew and not mold from condensation. The condensation was created from windows or doors being left open while the A/C is running. All issues are being corrected and we are glad that y'all had a wonderful time.

Only one air unit…not enough…

On arrival the unit was very warm. Tried to turn air down to 68 but thermostat only went down to 70. Waited to see how the unit felt at 70 and it was warm (Lots of evening sun heats up the place) Text the management and no response. Text again the next day and was told the air unit can only be set down to 70. I told them that was unacceptable and was told sorry but that’s it. Very disappointed in Coastal Joe on how they handled this situation. I would also say shame on the owners for having one air unit for a multiple story home. Lastly, there is only one bathroom for three bedrooms, unless you count the outside one. I will not be staying here again or be using Coastal Joe again.

Thank you Mark for taking the time to leave a review as we value our guest feedback. The owner has put in light blocking curtains in the living and bedroom facing the gulf to help with the warmth in the house. There are built in curtains to help with that as well. If doors or windows are left open, then it takes the A/C time to cool back down. There is a full bath on the ground floor outside and another full bath in the master bedroom. The last bathroom is shared by the two king rooms on the main living level. Both rooms have their own toilets and sinks but share the shower and tub. The toilets are closed off to the shower area. We have a 360 tour of the home on our website that takes you through each individual room. We are glad that y'all were able to visit the Cape and enjoy all the beauty that it has to offer.

So many things wrong.....

Rating Details: The property manager was adequately helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: 1. Blinds broken/not functional in most rooms. We bought black garbage bags and tape to get some privacy in one of the bedrooms 2. The lock on the south guest bedroom door is near impossible to engage. In fact, it was not locked when we arrived. 3. The AC was not on when we arrived and the temperature was at 88 degrees. It took all night to cool down. AC went down one other time while we were there due to a broken belt but Coastal Joe sent Rusty within about an hour and a half and he fixed it. 4. Wood floors in south guest bedroom are so water damaged that they are a trip hazard.5. Pans and baking sheets are rusty and dirty and pretty much unusable. We bought a frying pan to use because we did not feel comfortable using the ones there. Many of the dishes, utensils, etc had been used and put back in the cabinet without washing. 6. The dishwasher had large shards of glass in the bottom and the filter was clogged with moldy debris. We cleaned this before using.7. This is essentially a 4 bedroom, 2.5 bath house with a half bath outdoors. (The outdoor shower was full of beach toys and sand.) Pocket doors in and out of the shared shower room and both toilet rooms had several broken pulls and locks, offering limited privacy. 8. The sofa is very dirty and stained. At least one of the stools in the kitchen is broken.Me and my family have stayed in many houses over the years and this was hands down the worst I ever stayed in. It seemed that everything we used had to be either cleaned or worked on first and it is in dire need of a remodel. Really, the only positive thing we can say is that it has a great view.

The porch and floor to ceiling windows are amazing. It's as quiet as you hope it to be when vacationing in Cape San Blas. Unfortunately the house needs a very deep clean. We encountered a large dead roach in the kitchen upon arrival. The AC was also broken and while Coastal Joe put us up in another house while it was being fixed, that house was covered in no less than a dozen dead roaches. After bringing all of this to the company's attention we did not receive any compensation or reimbursement. Suffice to say, it was not how we pictured spending our vacation. I wish I could give this house a raving review. It has so much potential. It just needs a good bit of TLC. While the staff was very nice, I would not, or would be extremely hesitant, to stay in a property managed by Coastal Joe after this experience.

Great House With One Major Problem

The house itself and location was perfect. The beach accessibility couldn’t have been any better. It came stocked with all necessary items. The layout worked well for our family and friends. The issue we had was we did not have air for the first two nights. We had two young kids sleeping upstairs and it was 81 degrees in the house for the first two nights. Their new Nest thermostat did not jive well with the window and door sensors. The first maintenance staff member that was sent over admitted he had no clue how to fix the issue. Side note my father, who was present, has owned a HVAC company for over 40 years but was told he was not allowed to work on it himself as it would void any deposit. We completely understood this but when he kept telling the technician that his “fix” wouldn’t solve the issue which turned out to be true this became frustrating. Next they send an HVAC technician who got the air on but as soon as you open a door/window it complete reset the entire system (instead of temporarily cutting it off like it’s suppose to). Finally he came back the next day and cut off the system that required the doors/windows to be closed for the rest of our trip so they had time to figure out how to fix it permanently. Luckily for us the weather was mild outside but having two young kids sleep in 81 degrees was not peaceful. If this would not have been an issue we would rate this house 5 stars for sure.
