*Max of 1 Pet allowed (additional fee of $25/pet per night will be added). We ask that they not be allowed on any furniture including beds. If they are wet or dirty please make sure they are clean and dry before letting them in the house.

* Although the unfinished basement area is accessible, we ask that you refrain from going back there other than to get pool or outdoor toys. Please DO NOT let children play back there. (There is a boiler and heating/cooling, and electrical equipment which could get damaged and you would be responsible for repairs).

*There are cameras outside and 3 cameras inside (used for monitoring when the house is vacant.)The inside cameras located in the kitchen and in the lower level bar area can be unplugged when you arrive , all we ask is that you plug them back in when you check out! The camera in the unfinished area is to monitor the HVAC system and should not be tampered with.

*Guest specifically accepts ALL liability for use of bunk beds and pool on the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said bunk beds or pool. Guest accepts said liability by voluntary use of said bunk beds and pool.

Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement:

PLEASE READ CAREFULLY. BY RENTING THIS PROPERTY, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.
By swimming in the pool and lakes, I recognize and fully understand certain things, including:
At no time is there a lifeguard on Duty.
My use of the pool facilities & lakes during my stay involves certain risks, including but not limited to:
The risk of injury resulting from possible malfunction of the pool/lake equipment.
The risk of injuries resulting from tripping or falling over obstacles in the pool/lake area.
The risk or injuries resulting from participating in any action in the pool/ lake/ or grounds.
3. I recognize fully and understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types or risks I am assuming.
In Exchange for the owner allowing me to utilize the pool/lakes and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:
TO WAIVE ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) Relating to my use of the pool, pool area, lake, lake area, grounds and home.
TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool, pool area, lake, lake area, ground, and home.
TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool, pool area, lake, lake area, grounds, and home.

THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, bunk beds, loft area, dock, pool, and any and all other activities on the premises.

Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. No oral statements shall be binding. This Agreement may only be amended by a written document duly executed by all parties. It is the intention of the parties that if any portion of this Agreement is invalid for any reason, such invalidity shall not void the remainder of the Rental Agreement.

I have read and understood this document. I am aware that by renting this property, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.

That I am over the age of 30 and that I am responsible and will adhere to all the rules of the property.
That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

I have read and understood this document. I am aware that by renting this property, I am waiving certain legal rights that I may have against the Releasee, and I fully agree to do so.
