[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

We have multiple units within the same Oceanfront Complex, including Side-by-Side condos—perfect for larger groups who want to stay close while enjoying extra space and privacy. Please reach out and we’ll be happy to help find the best options for your needs.

While this unit is located within an oceanfront complex, it faces the parking area and DOES NOT offer an Ocean View from inside the condo. Parking is available right in front of your unit.

☞For Panoramic Ocean Views, please enjoy the Community Gazebos and wraparound decks, which provide shared seating and beautiful views of the water.

✪TRAVEL INSURANCE
• We strongly recommend purchasing travel insurance at the time of booking to protect your trip investment from unexpected events such as weather, illness, or travel delays.
•If you choose not to purchase travel insurance, you acknowledge that refunds cannot be issued outside of the cancellation policy associated with your reservation.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Great Stay in Atlantic Beach

We enjoyed our fall getaway to Atlantic Beach. The property was clean and as described. The check in process was easy and the location was fantastic. Just a very short walk to the beach and the bike path was right in front of the property. We were able to bike to restaurants and attractions.

Quick Weekend away

My boyfriend and I decided we needed a weekend away. And we were glad to have found an affordable oceanfront place one week prior to going. I was impressed with the room we stayed in. It was clean, cute and cozy. It had plenty of towels and other toiletries. It had almost everything that made our weekend a comfortable easy weekend. All we were responsible for was our food and drinks. The checkin and checkout process were simple and easy. There were plenty of parking spaces in front of our unit. I would definitely recommend this place to friends and family.

Nice little place

Description was accurate and everything was clean and in working order. Communication with property manager was excellent. If I had one suggestion for the facility it would be to re-stripe the parking spaces. Unless you drive a VW bug or a Mini Cooper, you're going to be taking up more than one space. Not crowded during our visit so it wasn't an issue, but if they are at capacity, parking will suffer.

Great proximity to the beach

This property was most of what we needed for our stay. It was close to the beach with grocery stores and restaurants nearby. It could have been a lot cleaner though (there was dog/ human hair on the rug and furniture). Overall it was a small and decent accommodation for our visit.

Perfect for our getaway

I stayed in this unit with my 2 kids during our first ever visit to Atlantic Beach. While it was small, it was just what we needed for the 3 of us. It was clean and had ample supplies such as towels, linens, and kitchen items. The building is right on the beach so I didn’t have to drag everything back and forth across the street. The people we met in the complex were very nice and I felt safe which was important for me traveling alone with kids. Being able to park right in front of the unit was a game changer! The hosts were very responsive to my questions. Would definitely rent from them again! Thanks for a great stay :)
