Both kitchens are fully stocked for meal preparation and serving, with high-end dishes, utensils, cookware, bakeware, and stainless steel appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground level patio, the second floor front balcony, and the rooftop deck. Because the two residences are not connected internally, parental supervision of children and any guests under 25 is required at all times in both the downstairs and upstairs homes, especially overnight. Neither residence may be used as a “kids’ room” and both must have overnight parental supervision.

Air Conditioning: Wall-mounted A/C units are located in the Main House bedrooms and in the ground floor residence bedroom.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats, best suited for children, are provided. The ground floor residence also includes a queen-size fold-out sofa with extra linens and pillows, best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Free laundry facilities are located in the home. Guests must provide their own laundry supplies.
Parking: Parking includes one garage space and two carport spaces, all accessed from the rear alley. Free neighborhood parking may also be available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
