Spacious main channel vie condo, great family and friend gathering spot!

Spacious enough for two families, or a large group of friends, Breakwater Oasis has everything you need for a relaxing vacation or a long weekend getaway. Nestled at Mile Marker 22 of the main channel just off Hwy KK, you’ll have tremendous views of the lake and protected shoreline across the water. Sit on the screened in patio and watch the boats go by or get out there yourself!

Covered parking means you’ll have a cool spot in the shade, and it’s close enough to make unloading luggage and groceries a breeze. With only 6 steps up to the front door, you can enjoy the main floor master bedroom with en-suite bathroom and private deck offering spectacular views. The guest bedroom and living space complete the main floor. Upstairs finds another enormous bedroom with a private balcony overlooking the lake, a full bathroom and a loft with two beds. A full kitchen allows you to enjoy meals at home or venture out to one of the nearby delicious lake area restaurants.

Breakwater Bay Club boasts a lakeside pool with gazebos, playground and sun deck, as well as tennis and basketball courts, seasonal evening on-site security and fishing from all of the docks - fun for the whole family! Nearby Margaritaville offers an indoor water park, bowling, mini golf, horseback riding, and boat rentals. With three professional golf courses within five minutes, premium outlet malls across the Grand Glaize Bridge, the Bridal Cave and Ha Ha Tonka State Park near Camdenton, and mini-golf, go-carts and Lake of the Ozarks State Park right up the road, the activities are endless!

Also available is a 12'x28' covered slip and PWC slip for rent at $20/day.

Our housekeeping team allows you to have a relaxing morning departure. No extensive check-out process means you can enjoy breakfast, clean up your dishes, take out the trash and be on your way - no laundry or cleaning required!

PLEASE TAKE NOTE: Breakwater Bay is a family oriented community. If you are looking to party loudly at the lake, please rent a house or look at another community more suited to those activities. Any illegal activities engaged in on the property will be reported to the proper authorities.

The layout was great - except we had to be quiet in the kitchen in morn because our "loft" children like to sleep in could hear every word said in kitchen. There does seem to be a mosquito issue on the outside of the condo and in the window seals inside. (No one was bitten but dead mosquitos were visible in condo.) We did get in trouble with the people below because we were playing games too loud (not after 10:00 pm). People below said they could even hear us walking? We all had our own beds and everyone had enough space. The kitchen/dining/living room openness was a plus. We utilized the enclosed and open porch area quite bit.

The property was very nice and the owner was very responsive. Overall we very much enjoyed our stay. There were two problematic issues both totally outside of the owner's control. One, the VRBO site noted there was a grill available. In March of 2025 the local fire district banned grills for Condos. As a result there was no grill available. Not the fault of the owner, but the site should be updated. Two, the site said there was a pool which swayed our decision to stay at the property. The pool was clearly out of commission and won't be in service soon. Again, not the fault of the owner, but VRBO info should be updated to help customers make an informed decision. The owner relayed three days before our stay that the HOA said the pool would be operational by the end of our stay. From appearances, it looks like the pool will be closed for an extended period of time. We saw no work on the pool during our stay. This would have been a five star review if the pool had been operational and we knew to plan for no grill. Otherwise the property was clean and we even had the property owner reach out to gives instructions for sheltering during severe weather. That was greatly appreciated.

Lake Trip 2024

We almost stay closer to the dam, so it was nice to stay in a somewhat quieter location. However there's plenty of things within short boating distance. Matt went out of his way to help resolve a problem I was having with the dock.

Friend Zarks Weekend!

Had an absolute blast for our first time in the ozarks! This house worked perfectly for us. Well taken care of. Plenty of room! Great location. Easy to get to all the swim up bars with a 10-20 min Uber drive!

Loved the layout; perfect for our family of 10. Loved the lake view and screened in porch. Pool was fun and just a short walk from our spot. Decorated so cute and all the necessary amenities!! Couldn’t have found a better spot! Matt was great to work with although had few occasions we needed to contact him. Would definitely book this again!!

Nice family condo

This is a lovely condo very close to Margaritaville large enough for a family of 10. We had a wonderful time and the property is well-kept, easy to get to, and very comfortable. We thoroughly enjoyed our stay and would recommend it for any family looking to spend some time together at the lake.

Wonderful Stay

Thanks for a great trip! This was a lovely property and in a great location. As advertised. There was plenty of room for our family of 4 adults and 4 children. Hope to stay again sometime in the future!

great vacation

The property was very clean and exactly as pictured. Everything in the condo worked as it should, the beds were comfy too. The location was perfect for a week of boating. We rented a boat slip from the owner and it even had a boat lift, worked great with our boat. We used the pool which was warm and clean. The owner answered our questions promptly and there was a binder at the property that had everything we needed to know. Easy check-in and out. Highly recommend this property and owner.

Far from "pristine"

This was a nice, peaceful area, and we talked to several folks who own condos at this location. The pool area was very nice. Parking was excellent. The disappointment was in the interior condition of the unit where we stayed. One of our daughters actually had to vacuum the floors to allow us to be more comfortable (crushed potato chips and hair on the floor). We found a few kids toys under furniture. The area rugs were not clean. The bathroom mopboards were definitely not clean. The carpets in the living area and master bedroom were stained. It gave the impression that whoever handles the cleaning for the management company is not very engaged.

Brown Vacation

We enjoyed our stay at Breakwater. Our condo was very nice, clean and spacious. The location was a very easy short walk to both the pool and boat dock. (Even carrying a toddler). We enjoyed time relaxing with family, swimming at the pool, boating, going out to eat and of course nightly trips for ice cream. Hopefully we will make it back again,

Perfect for a girls trip!!

This condo was amazing! It was very spacious for a large group and loved having so many bathrooms for all of us girls to get ready in! Very beautiful inside with a great view from the balcony (not to mention a screened in porch that saved us from all the bugs)!! Would definitely stay here again :)

WOW!!!! What an amazing place to stay! We felt right at home. The screened in patio was a beautiful piece of evening peace. The amenities in the house were perfect. There was not anything we needed that the house did not have. I would stay at Matt's place again 100%!

Family & Friends Trip

We thoroughly enjoyed the location of the condo and the condo itself. Even though we were almost maxed out on bedroom capacity, we never felt like we were crowded. Would definitely come back.

after falling in love with Lake of the Ozarks on multiple vacations here! We have two children and love boating and all that lake life has to offer.

Lake of the Ozarks is a special place to make memories with family and friends. Breakwater Bay Condos are located on the main channel at Lake of the Ozarks at mile marker 22 and have tremendous views of the protected land across the lake.
