★ ENHANCED CLEANING ★

We are committed to an enhanced cleaning protocol - a rigorous set of cleaning standards developed with leading health and hospitality experts for the times of COVID-19 and beyond. Our cleaning team has been a part of our family for many years, and their level of commitment and passion for providing exceptional quality & attention to detail is unprecedented. Please keep in mind that our cleaning services generally take a total of 7 hours (inclusive of the outside between 9:00/9:30-10:00am on checkout day) with 3 team members, and our cleaning fee is priced accordingly. In order to maintain a quality experience for our guests, the cleaning fee listed is based on week-long reservations or less. We will message our guests with longer trips (beyond one week) as intermediate cleaning services/fees will be applied to the reservation.

Our retreat can comfortably sleep up to 8 guests in 4 private bedrooms.



• Bedroom 1 (Downstairs): 1 king bed, 1 Pack and Play, ensuite bathroom, 55” Smart TV, accessibility features

• Bedroom 2 (Upstairs): 1 king bed, ensuite bathroom, office desk, 55” Smart TV

• Bedroom 3 (Upstairs): 1 queen bed

• Bedroom 4 (Upstairs): 1 queen bed



Each bedroom features windows, spacious closets with luxury wooden hangers, luggage racks, nightstands & lamps, and plenty of space to unpack.



★ BATHROOMS ★

Featuring 3 full bathrooms and a convenient half bath on the main level, we also provide the following: towels, hand towels, wash cloths, hair dryers, bath tissue, hand soap, shampoo, and body wash. Please note that the toilet paper and paper towels provided are a "starter" amount to ensure you get settle in upon arrival. These may not be enough for your entire stay, so you may wish to purchase additional toiletries depending on your needs.

• Primary En-Suite Bathroom (Downstairs): Both beautifully bold and functional, this space offers a grand walk-in shower with bench, luxury fixtures and hand held spray, grab bars for stability, and a teak bench that can double the floating sink as a seated makeup vanity with a large mirror.

• Half Bath (Downstairs): Includes modern tile details, vanity with ample storage and large mirror.

• Primary En-Suite Bathroom (Upstairs): Enjoy a modern spa experience with gorgeous marble countertops and shower details. Double vanity includes ample storage and large mirror.

• Guest Bathroom (Upstairs): Includes a tub for the littles and a spacious vanity with storage and large mirror.



★ KITCHEN & DINING ★

· After working up an appetite from exploring all of Cocoa Beach, our modern kitchen has everything you could need for cooking and entertainment! The kitchen features stunning imported stone countertops, counter to ceiling backsplash, stainless steel appliances, and direct views to the lush backyard oasis!

· Appliances include fridge/freezer, stove & oven with overhead vent hood, dishwasher, microwave, toaster, coffee maker, electric kettle and blender. The cabinets are stocked with pots & pans, bakeware, utensils, mixing bowls, dishes, glasses, silverware, coffee mugs, plastic dining sets for children, glass storage containers, dish soap & tablets, sponges, trash bags, and hand towels.

· For enjoying your home-cooked or local take-out meals, our grand kitchen seats 3 guests at the counter with an additional 6 at the dining table. We also have the cutest seating nook for your morning coffee!



★ LIVING SPACE ★

The kitchen flows effortlessly into the living room, where you’ll find comfortable sofas, chairs, ottomans, a 55” Smart TV, windows throughout, and direct access to the veranda. This space is illuminated by natural light and is the ideal place for board games, movie nights, or just spending quality time with loved ones.



★ LAUNDRY ★

We have 2 washer and dryer sets ready for all your laundry needs.



★ OUTDOOR SPACE ★

Enjoy your morning coffee or afternoon cocktail under the covered veranda, grill and entertain your family and friends on the spacious pool patio, or relax and wind down at the fire pit. Firewood is not provided but can be purchased at the local Publix or Ace Hardware.



★ ESSENTIALS ★

The entire home is equipped with air conditioning and WIFI, so you’ll always be cool and connected. There are also ceiling fans in 3 of the 4 bedrooms and living room for an extra breeze, as well as AC units in the game room and downstairs primary bedroom. Parking is available for a maximum of 4 vehicles in the private driveway. There is no street parking available or permitted.



★ ADD-ON AMENITIES UPON REQUEST ★

· Electric Vehicle Charger: $9 / night

· Heated Pool: $19 / night (*available only during the cold season, typically November - April)



*The perfect temperature to heat the pool according to the American Red Cross Aquatic specialists is between 78°F and 82°F (26°C and 28°C), and we heat ours just a bit higher than their recommendations (at 84 degrees). Further, we are not able to heat our pool above this temperature as the high heat causes issues with the pool chemicals. During extremely cold weather in the 40s/50s, the water temperature may be cooler as the heater works against Mother Nature. For enjoyment of even warmer water temperatures, our luxurious hot tub is an excellent amenity that is available for your use.



★ GUEST ACCESS ★

· Access to our home is gained through a secure, keypad entry so no need to worry about flight/travel delays or arriving later than planned for check-in.

· You and your guests will have complete access to areas of the property including the pool, fire pit, hot tub, veranda, driveway, game room, interior living space, home furnishings, TVs, and appliance stocked kitchen. You'll feel more comfortable and relaxed than you do in your own home!

· While the privacy of our guests is respected, we may stop by our home to make sure our guests have everything they need and are enjoying their stay.



★ ADDITIONAL RULES ★



· Guest Requirements:

1) 25 years of age or older to book and check-in,

2) Photo ID required upon booking,

3) Guests must have multiple 5 star reviews from hosts and no negative reviews in order to book.



· No Smoking Policy: Please be advised that we have a very strict no smoking policy anywhere on our property with zero tolerance and are only able to accommodate non-smokers (this includes all guests in your group). The smell of smoke lingers on fabrics, linens, and upholstery resulting in a very unpleasant and unacceptable experience for our guests. If anyone in your group arrives smelling of cigarette, marijuana, or cigar smoke, your reservation will be canceled with no refund to you and you will be asked to vacate the premises immediately.



· No Pets / Assistance Animals Policy: Hosts are NOT required to accept assistance animals when there is a threat to health or safety. The owners suffer from severe, life-threatening allergies, and as this is their living space when not hosting guests, we cannot welcome any pets whatsoever on the property. Please be advised that if you disregard this house rule and arrive with a pet, you will be asked to leave immediately and your reservation will be canceled with no refund provided to you. For your convenience, there are numerous pet friendly listings in Cocoa Beach. We appreciate your kindness and understanding.



· Pool & Hot Tub: There is no lifeguard on duty. Swimming is at your own risk.
