Come visit Kokomo Flats! Kokomo Flats is an AMENITY INCLUSIVE private resort and destination.

Enjoy panromantic million dollar views of Redfish Bay and Estes Flats and take advantage of fishing in the ICW, Intercoastal waterway with private access. No fighting for the best fishing spots!

Kokomo Flats offers a pool and sauna so you are able to watch everyone fish from the bulk head, grill in the outdoor kitchen, enjoy smores in the firepit, play cornhole or look across the bay at the incredible views all while relaxing in the pool.

Boat and Fishing:
Bring your boat! In the canal adjacent from the property there is a marked dock for 115 where you can tie your boat and use the grassy area to park extra cars or a boat trailer. The retaining wall is equipped with benches and rod holders for all family and friends to enjoy fishing. Two LED Sports Lights are perfect for fishing at night and draw a variety of fish, turtles and dolphins. Cleaning station on edge of property, equipped with light and water for easy cleaning experience. Sea life we have experienced in bay or fishing at the bulkhead are: Trout, Redfish, Black Drum, `big uglies`, Flounder, Jack Crevalle, variety of sting rays, 3 foot shark, sea turtles, dolphins, jellyfish, blue crabs to name a few.

Kitchen is located upstairs and includes large prep area, ice machine, coffee bar, tea bar, tons of small appliances, pots, pans, small stock of everyday kitchen essentials. The adjacent dining area comfortably sits 12 people at one table and flows into the living room. The living room consists of a 70-in TV with Dish network, 2 large reclining sofas and extra cozy chairs.

3 bedrooms are located upstairs each with a queen bed and the master also includes a set a twin bunks. There are also 2 full bathrooms upstairs. All linens and towels are stocked for your convenience and at no additional charge!

Downstairs has one large bedroom with a queen bed and 2 sets of twin bunks and direct access to the backyard with the pool and fishing. A full laundry set-up is available under the staircase with an additional refrigerator for your use. There is an additional living space downstairs with a 70-in TV also with Dish network provided.

Kokomo Flats is minutes from downtown Rockport, the famous Rockport Beach and a short drive to Port Aransas.

We had an amazing trip at this home. It was lovely and just as described managers were easy to communicate with and we have absolutely no complaints!! Would definitely stay here again!

Christmas get away

We had an amazing time staying at Kokomo flats!!! We had 8 teenage boys and the property was perfect for fishing, swimming, and hot tubbing! It was probably the most well organized and stocked vrbo we have stayed! Would definitely recommend!

What a fantastic place to have the kids and grandkids. The bonding that the grandkids had was so gratifying. With the pool, the beach was not an issue. Everything you needed was either provided are very close by. Mr. and Mrs. Albright, the hosts for this property could not have been better. See y’all again next year.

Favorite spot!

Wonderful house to stay in! My whole family was comfortable and the property was great! We could've lived in the backyard the whole trip. Owners were so kind and responsive to all my questions. We would definitely want to stay again.

Loved this house on the water

We had a great time staying at this house and really enjoyed the pool and the location right on the water where our kids loved watching all the boats go by. The house was one of the most well stocked rentals that we have stayed in with all kinds of kitchen items and tons of towels available. The host was very quick to respond if we needed anything. There was also tons of places to sit outside which we really enjoyed. Overall we had a great stay!

Amazing property

The location and amenities were amazing. We had so much fun swimming all day and fishing all night. The view of the bay was amazing (birds, dolphins, fishing, etc.). The kitchen was so well stocked it surpassed all expectations.

Great place

We had 11 people and 2 dogs. Plenty of room for everyone. Location and amenities are perfect. The pool on the water front is a fantastic center of entertainment. The entire family spent hours Swimming and fishing. We had little reason to leave the property. Owners respond quickly to any questions. This is a great place for family get togethers as we had. Will stay again

Lovely Beach House

We had such a great time at this beach house! It is very well-appointed (lots of kitchen cookware and utensils) and is the perfect place for large groups. Do be aware that the main living area is upstairs, so people with mobility challenges might have difficulty. There is a bathroom and a large bedroom downstairs with a nice living area downstairs as well, but the bedroom is the room with two sets of bunk beds and a double (queen?) bed, so that might not be the best place for older guests. My husband and I stayed down there and the full/queen bed is quite comfortable. The bathroom downstairs is also lovely. But we wouldn't have wanted to stay in the "kids'" room if we'd had lots of kids with us.

Kokomo Flats is a Texas tropical inspired get away from it all. This property is great for family or group gathering's. There is plenty of room to play together and space to separate for some quiet time. Sitting or swimming on the bay side with the breeze cooling your sun warmed skin creates a tranquil environment you can loose yourself in.

You can also lounge on the ICW watching the boat & barge traffic. Some days the water is clear enough to watch the fish and sting rays swimming up to the bulk head; what a super site to see. Although the kids will love when a dolphin swims by, they do scare the fish away that people are trying to catch.

Enjoy the soft breeze at night in the hot tub overlooking Estes Flats. When the moon is full and shining across the bay, it is spectacular; worth planning a stay during a full moon.

When we looked for short term rentals, we hated ALL the additional fees charged for basic usage of everyday amenities. By the end of a trip we had charges to use the pool, wi-fi, heat the hot tub, bring your own linens, etc... I felt the need to offer an experience. Everything you see at Kokomo Flats is all included in ONE price. We keep a small supply of kitchen items (salt, pepper, ketchup, sugar, flour... etc), supply coffee cups to kick off your first morning.

When you visit Kokomo Flats, we want you to visit and immediately start playing, relaxing, and making memories. We are walk-in ready FUN!
