Bridle Pool House Vacation Home

Welcome to Lansdale PA, a very peaceful place to relax for the summer. This house is near supermarkets, Lowes, Applebees, Chick-fil-A, Kohl's, CVS, gas stations, Wawa, and the famous Freddy Hills Farm. It's also about 30 mins or so to Philadelphia and Allen Town PA. We are conveniently located right along Sumneytown Pike and five mins to route 476.

This house is truly a unique find. There are tons of space to spread out and a massive family/sun room that leads to the very large in ground pool.

This space is great for relaxing and enjoying friends and family. It feels like a cozy country home. The heated pool and yard are super spacious. The house has a somewhat modern touch with a country feel. The oversized sunroom is beautiful, with large windows that capture the most beautiful sunrises and sun sets. This home has multiple living spaces for everyone to spread out comfortably, and it has everything needed to relax and enjoy the scenery. Renters are renting the 2 main floors of the home. There is no access to the basement or garage areas at this time.

All of the two main floors of the home featured in the pictures. You will also have exclusive use of the pool, yard and while you stay.

Quiet and peaceful area. Playing music is completely fine. Just use discretion and keep it at ears distance, especially after 7pm both inside and outside..

Mostly by car and plenty of parking. Public transportation and train station mins away as well. We will incorporate bikes and a rental car for guests available for this property starting in the spring of 2023.

No pets allowed at this time. Owner and family is severely allergic to animal hair.

Welcome to the Bridle Pool House! please note that the sunroom and kitchen floors marble and are VERY slippery when your feet are wet... Please be careful when coming out of the pool with wet feet. It's better to dry them first or go throw the pool room bathroom side entrance when swimming to avoid slipping on the marble floors inside. Please don't place anything other than toilet tissue into the toilets. This home is on a septic system. large amounts of tissue or paper towels will cause issues. To lock the double doors around the house, just pull the handles upwards and then turn the small knobs until you hear and feel a click. Then, press down for reassurance.

There are functioning cameras on the exterior of the house for safety and accountability. If there are any other questions, we are glad to help by phone or text. Some rooms are larger than others. There are two smaller rooms and 3 larger rooms, so please make sure this home fits your family needs. One of the smaller rooms has a queen pull out couch as the bed. There are also comfy air mattresses for an extra fee of $25 per stay if ever needed.

Guests are not permitted to bring any extra visitors for any amount of time onto the property without permission or payment. If you book six guests, you can only be permitted to have the same six guests at check in onto the property throughout your entire stay.. Anyone new will have to pay the additional daily rate, no exceptions. Five guests are permitted per reservation. Additional guests will be subjest to the additional daily fees once they enter the grounds. Guest fees are per guest per day or 24 hours after they have come onto the grounds.

In order to heat the entire pool, there is a propane fee of $175 dollars for that day only. It will be turned on for 12 hours. Spa has an auto set timer to turn off after 30 minutes of non-use. The spa heats fast, and we ask that you turn it off when unoccupied. Do not leave it on if no one is using it. All fees are separate and should be requested in the Airbnb app and must be paid for in advance for the pool heater to be turned on. The pool heater will not be turned on if the weather is below 60 degrees. Only the spa is allowed to be turned on at 55 degrees at the lowest outside. No one is permitted in the pool mechanical area without permission. The owner will help you with any of those needs remotely or in person if needed. This pool is remotely controlled for convenience and safty. Only turn on spa when in use and turn off when not in use.

Guests are not permitted to bring any extra visitors for any amount of time onto the property without permission or pre- payment. All guests should be named in your reservation if possible before or at check-in. No parties are allowed at this property. Having unpaid extra guests will result in an immediate cancelation of your reservation and you will be asked to exit the property and no refunds will be issues by the home owner.

Guests may consult with the host about any additional guests they would like to add to their reservation at anytime before or during the stay for permission and payment instructions before any extra guests is allowed to come onto the property. Please do not have extra guests come to the property and then reach out after. We ask that you reach out first to make the payment and then invite your guests. The maximum about of guests is ten guests per day or night.

If at any time the host suspects that additional guests are being added without permission, you will be asked to pay the difference or to vacate the property within 12 hours. Wild parties have been an issue in the past, so we are strict on the additional guests' policies. You will not receive a refund for any unused days left in your reservation for the violation of our policy and our inconvenience.

When checking out we don't ask for much. Just these five things that make everyone's life easier:

1) Please put anything especially furniture back in its original position. That includes any outdoor furniture as well.
2) Please make one huge pile of dirty or used linings next to the laundry room so that the ladies may start the wash as soon as they arrive to clean the house.
3) Please put any used dishes in the dish washer, you do not have to start it just place them in there.
4) Please secure the home by closing all windows and locking all doors.
5) Last but not least please try to empty all trash cans and place the trash bags in the large containers outside. The yellow lid bin is the recycling bin for recycling only.

We know you will enjoy your time here as this house was designed for comfort and leisure with a bit of a home like feel. please enjoy your stay and DO NOT hesitate to call or message if you need anything. we are here to make your stay a 5 star experience!!

FYI Please please do not park on the grass. Guests may park on the street as well..
