In the heart of Seagrove Beach on beautiful 30A Emerald Hill 24 offers code for private beach & pool access, wireless internet, a children’s alcove with plenty of toys, games, books and puzzles to entertain for hours. Baby gate, toddler dining/eating table, toddler eating utensils (cups, plates, bowls, forks, spoons), high chair, toddler bed, (2) pack & plays and multiple strollers are also available. Guests can pull directly into garage, enter into lower level of condo, proceed up the staircase to main level. Emerald Hill is a community with a spacious gated pool (not heated), private code for beach and pool access, beautiful units surrounding the entire courtyard. Bike Rentals and Tom Thumb are located across the street.

Main level has a fully stocked kitchen along with keurig & regular coffee pots, air fryer, crock pot, toaster oven, etc dining room, living room with custom made window treatments that prevent early am sunrise wake ups. Balcony over looking the pool, laundry room (full size washer & dryer) and 1/2 bath. Top floor has King in the master bedroom, custom made window treatments that allow sleeping in past 5am, full bathroom with 2 sinks, shower and jacuzzi tub, balcony overlooking pool. The 2nd bedroom has 2 sets of twin on top/full on bottom bunk beds with walk in closet - toddler bed and pack n play. Full size bathroom with shower and tub. Each bedroom is equipped with flat screen Roku Smart TVs that allow guests to stream their own services using guest mode and ceiling fans. Balconies have beautiful tables and/or chairs that allow you to have a beautiful view of the water and/or pool.

Mom’s Beach Paradise is fully stocked with board games, books, toys and puzzles. Total of 3 flat screen Roku Smart TVs that allow guests to use “guest mode” to stream their own services, wireless internet, garage parking and also parking in the space in front of garage are available for guest use (total of 2 parking spots).

Adult and kid size beach chairs, beach towels, beach umbrella, beach/pool toys & floats, beach games (at the start of the season I have beach cornhole, beach bocce ball & beach darts), wagon, large cooler and strollers are also left in garage for guest use - **please note: I try to have all items available for guest use but all items are subject to availability from previous guests usage. I can’t be held liable if items shown in picture aren’t exact or no longer there. I try very hard to make sure all guests have items to use. Please ask if you have any questions or concerns. I haven’t had any issues or complaints in years past (knock on wood).

THIS UNIT DOES NOT RENT TO REUNION, JULY 4TH OR SPRING BREAK GROUPS, OR ANYONE WHO IS ASSOCIATED WITH A GROUP GATHERING.
GOLF CARTS ARE NOT ALLOWED ON PROPERTY.
No smoking or vaping allowed.
Disruptive behavior or loud music will result in immediate eviction.
In order to create a quiet, family atmosphere at Emerald Hill and protect our condominium, this unit rents only to individual families,
Our beach DOES NOT ALLOW TENTS, CANOPIES OR SUN-SHADES only umbrellas 7’ and under to maximize space and ocean view'
No Rv's, Trailers, Boat's, Watercraft, or Golf Carts, etc are allowed on or to be parked on Emerald Hill Property. They will be towed.
Beach & parking passes will be issued to guests staying at Emerald Hill - security will verify especially during spring break, holiday weekends and summer months. Parking pass must be visible on dash. Property pass will be needed for beach and pool access. I also have a camera installed for security/safety purposes outside the front door. Please note: outages with the beach internet/cable can and do happen - I apologize if it does - outages are out of my control and I can’t be responsible for it. We do have something set up in the unit that automatically reconnects to internet, so guests don’t need to do anything.

Renting Mom’s Beach Paradise means that you are accepting and agreeing to follow all of the rules shown in the last picture.
