THE HOUSE:
The locally managed MICKEY'S MAGNOLIA BEND at DISNEY is a completely updated 2790-square-foot four-bedroom / three-bathroom, air-conditioned vacation pool villa that sleeps up to 10. The floor plan of this home is the most sought-after in the community and offers ease of entertainment. Pull into your private 4-car driveway and walk through the front door into a spacious, open-concept living area. Just steps away is the home's great room, which is well-appointed with comfortable furniture perfectly positioned to catch your favorite shows on the 65" smart TV or enjoy the pool and pond views through the glass wall. There is also free internet and included streaming tv services throughout the home, allowing you to binge-watch your favorite shows anytime on your account or ours. 

Near the living room is the formal dining room area with a table that seats six. It is a comfortable space where you will enjoy serving family and guests your culinary creations or a delivered meal from your favorite restaurant. It's also been the scene for some competitive family board game challenges.

This home has everything you will need to feel right at home. You will love the number of personal amenities, from the blow dryers to the vacuum. Traveling with little ones, you will like the on-site high chair, Pack-N-Play, and umbrella stroller already provided. The Magnolia Bend home kitchen is open to the main living area and is fully equipped with everything you need to prepare snacks or full meals for your family. BEDROOMS:
The layout of this home is perfect for vacationers and offers peace no matter which room you choose. All Beds are new, but most are luxurious memory foam mattresses.

Master Bedroom#1: OWNERS SUITE -  Includes a comfortable king-sized memory foam bed, updated furniture, and a queen-sized spa-like ensuite bath with a garden tub, walk-in shower, and double vanities. The master also has a new 55" Smart TV perfect for late-night viewing. This bedroom is just steps from a sliding glass door leading to the lanai, so you can enjoy the balmy Florida nights under the stars.

Master Bedroom #2:  Offers a king-sized innerspring bed with modern furniture, a 55" flat-screen Smart TV, and a private bath. This master also has an ensuite and pool access from the bathroom.

Bedrooms #3 and #4: Both kids' bedrooms share a bath and are done in a modern Mickey Mouse theme with Ethan Allen furniture and decor that will surely please Disney fans of all ages. Each room has room for three in the twin over full bunks. There are also 45" smart TVs with Disney+ in each room so kids can watch their favorite shows. 

POOL/SPA AND OUTDOORS:
Beyond the great room sliding glass wall is a screened lanai with a large DOUBLE SIZED (Optional Heated) swimming pool and oversized spa complete with LED color change lighting. There are also patio loungers for sunbathing on the south side of the pool deck. Under the Lani is a 6-person dining set so you can enjoy a meal outdoors whenever you want. We always have the little ones in mind and have a safety fence around the entire pool and spa.

This one-of-a-kind luxury home offers a lot of privacy on the 22-acre nature reserve, complete with a pond and NO REAR NEIGHBORS. It is like having your own private resort!

GAME ROOM/ENTERTAINMENT: 
Not only do you get the views and privacy of the private 22-acre nature reserve and 40-foot private pool and spa, but you also won't believe the 450-square-foot STAR WARS "Batuu" themed game room with full-size pool table, foosball table, air-hockey and TWO - PS5 systems each with their own 65” gaming screens. This new room has LED lighting and will be the highlight of making family memories. Fortnite and Overwatch will never be the same. 

UPDATE-STILL TO COME Early 2024 or Sooner: Everything is in and operational; however, we are waiting on items delayed due to supply 1-Xbox / LED lighting / some final decor items. Once the decor items show, we will begin the final painting details. STREAMING, WI-FI, and GAMING SUBSCRIPTIONS:
Streaming Services: Free
All TVs in the home have Roku streaming capabilities, and we have included for you Roku, Netflix, Hulu, and Disney+, all with active subscriptions. 

WI-FI: Free
Complimentary high-speed internet is also available in the home, with speeds clocking in over 100 Mbps.

Gaming Systems:
The PS5 and Xbox systems are active with the required subscriptions for online play and pre-loaded with an abundance of games.
PS5 Pre-Loaded Games: Knack, Overwatch, Fortnite, Little Big Planet, Minecraft, etc.
Xbox is also Pre-Loaded with an abundance of games.

*PAYMENT ARRANGEMENTS: A $350 refundable payment is due with initial booking, and the balance is due 90 days before arrival (Booking platforms like Airbnb are subject to other arrangements)

*POOL HEAT Heated pool/spa option is $30 daily or $17.50 daily for the spa only
*PARKING included on driveway and street (Five Cars Max: Two cars in the driveway and three cars allowed on the street with parking tags)
*SECURITY CAMERAS There are exterior security cameras for the safety of our guests, management, owners, and property. They are in public view and are pointed at public areas only as we value the privacy of guests. NO cameras are inside this home or in the swimming/lounging areas.
*SELF-CATERING HOME: Upon your arrival, there will be starters of some essentials needed for the home. You will find hand soap, one roll of paper towels, laundry pods, dishwasher pods, trash bags, a roll of toilet paper in each bathroom. Once these items are used, the guest will need to shop for more if they are required.
