Sunny Villa with Hot Tub & Amazing Views of the Rogue Valley

The Villa is divided into two completly independent spaces: the main house above and an in-law Suite below. The main house above (this listing), is our home and is only available while we are away. At those times the house is de-cluttered to leave space for our guests. The Suite below is occupied year long.
The house on the main floor of the villa (this listing) is a modern craftsman dream with vaulted ceilings, custom designed spaces and exotic hardwood species used throughout the house on the floors, cabinets and window trims.

The heart of the house is the large open space family room which includes the TV area, a large kitchen and dining area, window seating, fireplace and a sunken music/play sunroom. The ever changing views are magnificent from here and one can relax and enjoy.
There are three bedrooms in the main house:
The master bedroom is a large room featuring a King size bed with posturepedic mattress, a closet, desk and a love seat sofa. There is an en suite bathroom with a Jacuzzi tub (with views!) and a very large double headed shower with seat. The master bedroom enjoys a private deck that leads to the hot tub spa.
The second bedroom has a queen size bed with a posturepedic mattress, a small desk and a closet.
The third bedroom, set up as a child's bedroom is actually comfortable for adults too. It has a queen size bed and a twin size bunk bed. The cute tree house bunk bed features a chalk blackboard and reading nook below with lots of children's books.
All rooms have great views and access to the outdoors.
The kitchen is very well equipped with all the necessities and many extras. Appliances include 7 burner gas stove, convection oven, spacious refrigerator and freezer, ice maker, water/ice dispenser, wine fridge, dishwasher.
The second bathroom also has a shower.
There is a washer and dryer in the accommodation.
The outdoor living spaces include a large yard with hot tub spa, lounge chairs, a sunny deck with picnic table, umbrella and a large bbq grill. For the little ones there is a toddler play structure, picnic table, a slide and a small pool available among other items. There is also a large trampoline. Guests are welcome to use all the facilities with all precaution and taking full responsibility. Please note that because of allergies of one of our family members, we are unable to host pet guests including service animals at this home. Thank you!

All guests must confirm that they abide to our house rules:
- Check in is at 4pm or anytime thereafter, please do not arrive earlier
- Use the accommodation with respect and leave it in an orderly fashion
- No shoes inside the house
- No animals allowed
- Quiet hours 10 pm to 8 am
- No smoking (this is a fire prone area)
- No parties
- All guests must be listed on your reservation prior to arrival, no unregistered guests are permitted on the premises.
- Children must be supervised at all times
- Guests must take full responsibility when using the amenities including house, hot tub, trampoline and play structure.
- Follow septic tank guidelines
- Check out is at 10 am or earlier. We are unable to offer late check outs. Please follow our simple check out list in the manual
- Guests 25 or under must disclosed their age prior to booking

Trampoline Rules
Please take extra care to avoid incidents on the trampoline.
- You assume full responsibility when using the facilities at the property.
- Only one (1) person on the trampoline at a time
- Children must be supervised
- No acrobatics allowed, including flips and somersaults. Paralysis or death can result if you land on your head or neck.
- Do not use trampoline if you are ill, using medications, or under the influence of alcohol.

HOT TUB SPA Rules
Guests using the facilities take full responsibilities in case of injury, disease or death.
- No glass by the spa, please only use plastic or metal cups. - No smoking or eating in the spa
- Don’t put anything inside the tub, including bubble soap - Use the bathroom before entering and when needed - Shower before going in, make sure soap and body lotions are thoroughly removed
- Children age 12 and below must be supervised at all times. Children 5 years or younger are not allowed in.
- Please do not use spa if you have a infections, diarrhea or any other disease that could be transmitted.
- Pregnant women, small children, people with health problem and people using alcohol, narcotics and other drugs that cause drowsiness should not use the hot tub spa unless they have consulted with a doctor first
- Limit your soak to 15 minutes, and cool off before re-entering
- Maximum 6 people
- Maximum temperature 104 F
- Turn off jets and close spa cover with locks after each use We collect a potentially refundable security deposit.

Booking implies agreement honor rules. If the house rules are not honored guests may be asked to immediately vacate the premisses resulting in their reservation being forfeited without a refund.
