Coco's Cabana welcomes you to low country! This three level home with a private yard and marsh views is just a 15 minute stroll or short bike ride to Seabrook's north beach. The house is situated at the end of a cul de sac along the tidal marsh under the cool shade of live oaks draped with picturesque Spanish moss. This is a perfect vacation home for generations of family to enjoy and an ideal destination for bringing friends together.

All of Seabrook Island's amenities are ready for you: the Beach Club pools, Island House and Pelican's Nest restaurants, and the Club's two championship golf courses. Stop on the way at Pelican Beach to watch the sun set over the waters of the Edisto River. So close to the Lake House where you can soak in the sun's rays at the outdoor pool or use the fitness/indoor pool facilities (fees apply) or play tennis on the Club's 15 Har-Tru courts, and newly expanded pickle ball courts.

Enter this property greeted by the charming front porch. The covered porch is large enough for all guests to gather to relax on the rockers or play a game of checkers, and it's the perfect shady spot to escape the heat of summer. Inside, notice the spacious open floor plan and high ceilings. The great room has a super sized sectional sofa and 60" smart TV. The dining area has a large table with seating for 8 and Quartzite breakfast bar to seat 12. The kitchen boasts high-end Wolf and Sub Zero appliances plus all the handy tools, appliances, cooking and bakeware you'll need for cooking and entertaining. The first floor also has a laundry room with high capacity machines, a butler's pantry for more storage and entertaining ease, and a powder room.

Head out to the back screened porch for evening quiet time to watch deer feed in the marsh and listen to the magical sounds of Seabrook Island's wildlife. Outside, the back covered porch there's a gas grill and dining table. No doubt one of the most memorable features of this home is the outdoor firepit and adirondeck seating area. There's no better way to end your evenings than right here!

Head upstairs to the second level. The King master en-suite has a 43" smart TV, and updated bath with shiplap walls and walk-in tiled shower. A second master with en-suite bath has a queen bed, 43" smart TV. The third bedroom with queen bed and fourth bedroom with two twins share an adjoining bathroom with a walk-in shower. The third floor loft aka “Crow's Nest” adds additional sleeping space and secondary living space. A perfect tween/teen spot with two full beds and 1 twin bed.

The large two car garage/lower level area is stocked with much of your pool and outdoor entertainment needs including; beach chairs, beach toys, umbrellas and a beach wagon.

Seabrook Island Property Association (SIPOA) has started charging for all gate passes.

Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

THIS PROPERTY ALLOWS FOR A MAXIMUM OF 4 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.

Amenity cards giving you access to the facilities of the Seabrook Island Club are included in the rent. These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). This home is also dog friendly for up to (1) dog. Additional fees apply.

**This home does have Ring Cameras - one facing driveway and one facing the back yard.

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.

Summer Getaway
Our first ever trip to Seabrook was great. The house was a perfect spot for our families. The house has amazing space to relax inside and out, with great porch space both on front and back of the home. We enjoyed the easy access to the Beach Club and ocean. We left Seabrook knowing we’d be back.
