Come enjoy the charm of the Litchfield Beach area while staying in this stylishly updated four bedroom, three bathroom condo in the quiet and welcoming community of Avian Forest. Just five minutes from the beach and located just west of Highway 17, this spacious retreat is perfect for family vacations, golf getaways, and relaxed escapes with friends.

This beautifully maintained condo comfortably accommodates up to eight guests. The master bedroom features a King bed, the second and third bedrooms each include a Queen bed, and the fourth bedroom offers two Twin beds, ideal for children or additional guests. Each room is thoughtfully furnished to create a restful and inviting atmosphere.

Guests have access to the nearby community pool, and also enjoy the benefits of Litchfield By the Sea amenities, with the exception of the Splash Park, including private beach access and scenic walking paths. Located in a quiet neighborhood with plenty of space to relax, this condo also welcomes one small dog with a non-refundable $400 pet fee, making it a great option for pet-loving travelers!

Excellent place and beach to relax.

We come to Pawleys almost every year and always been staying in Litchfield Inn and Ocean front resort. We love the location, every single thing near by. Beach is well cleaned and properties are well maintained.

Great review! We also have a few teenagers and we just threaten to take their phones and they straighten up. Next time let us know and we can have them wrap linen in our office for 8 hours straight...that might change their attitude. Best of luck to you. Come back any time...we promise it will get better :)

Beautiful location

We enjoyed our stay at Avian Forest. The location is perfect for the beach, restaurants and sightseeing location. Our condo was very spacious and had plenty of amenities. However, the cleanliness was somewhat disappointing. The floors, kitchen and bathrooms didn’t get that extra attention they needed. Overall we were happy and would consider staying again in the future.

Our Pawleys adventure

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The place was perfect. Could hardly tell that peta were allowed. Only possible criticism is floors felt dusty and there was a layer of dust on the light over dining table. Pots and pans were iffy and I believe previous tenants put some dishes away dirty ( not property issue). We’d definitely stay again!

Review

We loved the location and the condo was pretty. It was very dirty, rugs filthy and toilet not cleaned well. I cleaned to make it comfortable but no cleaning products were available. Not even a broom. We would stay again but would need a deep clean before I bring in my elderly compromised family. Appreciate you for asking. I know the cleaning team had trouble so maybe that was the reason. They had trouble with the locks. Very nice people cleaning. Also master tub not draining well. Thanks!

Thank you for your review. We consistently great high marks on our cleaning so we were surprised to receive this review. The property has been throughly checked and cleaned. In our rental agreement we do state that we do not supply cleaning products but had you asked for a broom (sometimes they have legs) we would have gladly brought you a new broom. Also in the future please tell us when you arrive if things are not up to your standard and we will ensure you are fully satisfied.

Family vacation

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This is the third time we have rented this dog friendly home. We love the condo and it’s location and that it’s dog friendly. We had a tv in one room that didn’t work and the ceiling fan in bedroom was making a loud noise. We checked in on Saturday and both issues were fixed by Tuesday afternoon. The washer had dirty towels left in it and there was a pair of underwear left in one of the bathrooms. The owners have replaced the sofa on the living room which was very hard and uncomfortable. There was a rusty knife in one of the kitchen drawers and the drawer was very dirty.

The Great, The Good, and The Bad

The property itself was great, super clean, pristine linens and towels, perfect layout for our group, nice community and neighbors, Litchfield and the beach access was awesome. The unit was roomy and just like the pictures. Pawleys Island is a beautiful area. However, communication & customer service with Tidelife Vacation Rentals in general and issues with promised amenities was the only downside of the vacation. Response time to issues like the kitchen lights flashing, problems with the fan, and wifi password were addressed quickly. However we had no pool passes in our packet and had to call the office every single day to find out what the status was after being told by Suzanne that the passes were missing and the HOA had to be contacted to locate them. From talking with other guests in the area it appears that there are only a certain amount of passes available in total and there were none left..they weren't missing. The pool was a top amenity and one of the main reasons we chose this place. Travis and Elizabeth were very nice but I do feel like we got the runaround. When you say you are checking on something for us, we shouldn't have to keep calling back. We were eventually offered access to the lazy river at a different area of Litchfield but were told we would need to say we were guests of someone whom we didn't know and our group felt uneasy about this. We were given $100 off of our bill in compensation. All in all we had a great vacation despite the pool issue.

Janice, thank you for your review. At no fault of our own, the previous HOA misplaced the pool passes for this condo when it transferred to a new property management company. We have since resolved this issue and assure you it will never happen again. In the future, please discuss with our office your concerns and we will always address them accordingly. We would never ask a guest to do anything against policy nor would we ever want our guests to feel uneasy about staying in one of our properties. The owners are also wonderful! I had a situation with the golf cart I rented - basically the home owners association doesn’t want you having them on property. The homeowners president was an absolute jerk about it. However the rental company and owners stepped in and ended up giiving me the garage code so I could keep the golf cart. What service!!!!!! The owners even sent me flowers saying they were sorry for what happened yet it certainly wasn’t their fault. What service. The condo is great. Well kept and super clean. My only complaint is the homeowners association rules and how rudely I was treated by the homeowners association president. We had Our whole family there. Huge condo. Great location. Already looking to book again!!!!
