Your Frio family vacation planning just got a lot easier! This beautiful hill country home 4 B/4 B home & pool is located on the Concan Country Club Golf Course! Your privacy at this home is perfect for children and adults. “RIVER TIME” is located on the fairway of Hole #1. The rock and stucco home was designed for your family and friends. The 2,000 sq ft home has an open floor plan for the living/kitchen-dining area, with 4 bedrooms/4 baths. There are 2 bedrooms/2 baths on each side of the house. Nestled in the native oak trees, “River Time” has a backyard and pool area that is over the top for your family gatherings. There is nothing better than a star filled sky here in the Texas Hill Country to complete your day. Enjoy the privacy of the golf course, but yet, have all the excitement and entertainment from the HOUSE PASTURE music venue. You are just minutes away from the crystal clear waters of the Frio River for tubing, kayaking, or just relaxing.

To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 4 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available.

Bedroom 3 — sleeps 6 – 2 queen; 1 twin/twin bunk bed

What to Bring.
LINENS: Bring linens and towels, pillows, blanket/bedspread are provided.
TOWELS: Bath towels, washcloths, kitchen towels and pool towels.
CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property.
PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware.
SOAP: Dishwashing, laundry and hygiene products
BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches.
Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans.

We provide:

• Daily garbage pick up service

We do not provide:
• Tall kitchen bags
• Paper towels
• Hand soap
• Shampoo
• Dishwashing liquid/powder
• Salt & pepper
• Toilet Paper

Family Vacation 2025

Enjoyed a long weekend with Family. The house was clean. The pool was refreshing. The only problem was water Pressure. We would stay there again.

The kitchen is well supplied with pans, however they are mostly scratched non-stick type. Quiet and comfortable, highly recommended.

There were a few things that could have been fixed/upgraded (the stove wasn't working upon arrival and we had to fix it, the outdoor fan is broken, some of the rock is falling off the side of the pool to the bottom of the pool...things like that), but if you can look past these imperfections, you can have a really awesome time here!

Hard to keep the kids out of the pool, unless we were headed to the river. Great place to stay. This house is secluded, no adjacent neighbors and backs up to the golf course. An added amenity is golf ball hunting (watch out for snakes!)Highly recommend Frio River Vacation Rentals and River Time....just don't get our weekend!

Great house, dirty dishes

Came with three families and kids for an annual trip. The area is great and super close to everything. The house was perfect for the amount of kids and adults, plenty of room to spread out and the pool was perfect entertainment for everyone is the evenings and early mornings as we would cook meals and prep for the river. There are a lot of party houses around so don’t expect quiet evenings outdoors. The house does not include some basic items such as any cleaning supplies, toilet paper, paper towels, soap, dishwashing soap, towels or linens. They do tell you this in an email that is sent a week before your trip, but we missed all of this, our own fault, and were not prepared! The microwave did not work and the dishwasher only slightly cleans things so alot of the utensils and dishes were dirty, also assuming since there is no cleaning supplies, some people may only be rinsing with water and not actually cleaning anything. There is also no trash can lids so while they ask you to put away trash due to animals, the animals still come and we spent every morning cleaning up dirty trash and food scattered around the yard. Not a huge deal but not a very fun and relaxing way to vacation. The drains were also very slow to drain so short showers were necessary so you weren’t standing in dirty tub water.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: When we arrived we were very pleased with the entire property. Then we realized after a short stay that there were quite a few items that were not working or not on site at all. First of all the refrigerator in main kitchen barely worked; it obviously had been reported by previous renters but was not fixed. The dishwasher did not work at all. There was 0 patio furniture at the pool. Our young nephew was bitten by a scorpion in the bedroom. The shower door in main bath leaked water all over the floor. Just too numerous of items that were not working to make this a pleasant stay. When you pay 2-3 thousand dollars for a rental you expect it to be in top shape. This one was a real disappointment. We felt we should be comped a nights stay but the lady at the office felt different and did not really even apologize for our inconveniences.

Best thing is that it was spacious enough to be freely and every room has its own restroom. We even called the manager to come and cleaned the pool and when we got back from the river it was already cleaned, great staff. Can't wait to come next year again.

Kitchen was well-stocked with appliances and cookware (but bring your favorite knife). Beds were comfortable and the pool was a hit. Like the remoteness of River Time, no "right there" neighbors. Already reserved for next year!
