Relax in luxury with all this oceanfront resort-style community has to offer, while at the same time have all the comforts of home. This luxurious community features three outstanding pools; a large ocean front pool, two smaller pools, one with a waterfall and a separate kid's pool. Community pool is open from April 1st to Labor Day! The complex also features wireless internet throughout, hot tub, tennis courts, direct beach access and an on-site restaurant and bar.

Villa Capriani 317A is a gorgeous two-bedroom, two-bathroom condo with incredible views of the ocean. Located on the corner end unit, views of North Topsail Beach carry as far south as you can see!

Upon entering the condo, you will find the main living, dining and kitchen space. The kitchen provides all you need to create homemade meals during your stay and plenty of seating at the bar or dining table. A half bath is conveniently located next to the kitchen on this floor. The living room offers comfortable seating, a queen sleeper sofa for additional accommodations, and a 60" Roku TV to allow you to watch your favorite shows by logging into your preferred streaming accounts. *This unit has a separate high speed internet connection providing a secure login allow you to work, stream movies with ease and can be accessed at the beach to play tunes or watch the game.

Head upstairs to the next floor and there is a bedroom with a queen-sized bed with a 40" Roku television and a shared hallway bathroom at the top of the stairs. Down the hall, you will find the oceanfront master bedroom and master bathroom complete with an adjustable king-sized bed and a 40" Roku television. A pack-n-play with mattress and sheets, beach wagon, tennis racquets/balls, pickle ball racquets/balls and a wireless video baby monitor are available for guest use.

Only 2 parking passes, 2 pool/beach gate cards, and 6 pool wristbands are provided for this property.

BOOKING DETAILS -
Age Requirements: You must be 25 years or older to rent this property. ID verification required prior to check in. House parties will be evicted immediately. Any group renting this property under false pretenses shall be immediately evicted with no refund.

Summer Requirements: 7-night minimum stays, Saturday Check-in/out only

TV Disclosure: Smart TVs require guests to log in with their own accounts to access subscription apps. Access credentials are not provided.

CANCELLATIONS -
Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period less non refundable reservation fee, cancellation fee, and third-party fees. Please review our Rental Policies and Cancellation Policy.

CHECK IN DAY DETAILS -
Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as your rental is ready for check in, we will send you a text message with all of your check-in instructions. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

PREPARING FOR YOUR VACATION -
All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more! Our vacation homes do not supply consumable items for guest use (i.e. toilet paper, paper towels, soap, spices, cleaning products, etc.). Please plan accordingly for any items you may need during your stay.

You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Some homes provide complimentary linens for select dates and this detailed information can be found in the description. Linen package options include BRONZE (bed sheets only per bed listed), SILVER (bed sheets per bed listed, a bath towel set per occupancy, dish towel, and a bath mat per shower/tub), and GOLD (all items from the SILVER package plus one extra bath towel per occupancy).

TOPSAIL ISLAND GENERAL INFO-
WiFi: WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT given.

Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island's shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

Water Pressure Notice: Please be aware that during popular rental dates, especially in the mornings and evenings, there may be temporary reductions in water pressure. This is a common occurrence across the island as many visitors are getting ready for the day or returning from the beach. We recommend planning showers and other water-related activities accordingly to avoid inconvenience.

Public Parking: The Town of Surf City enforces “Pay to Park” from March 1-Oct 31 from 9:00 am - 6:00 pm in the Surf City Public Beach Access Parking Lots and other marked Public Parking Lots. The Town of North Topsail Beach will enforce “Pay to Park” from 9:00 AM to 5:00 PM year-round. Onslow County operates three public parking areas/beach accesses within the Town of North Topsail Beach. To the best of our knowledge the county intends to continue operating these lots free of charge.

Leave No Trace: Topsail Island enforces a "Leave No Trace" policy in order to protect our shoreline, meaning you must remove all items, including tents and chairs, from the beach each day. Any items left behind are subject to theft, removal by the town, or possibility of being washed away by the ocean.

Turtle Nesting Season: From May to October, Topsail Island is a nesting ground for sea turtles. Be mindful of marked nests, limit oceanside deck lights, and follow local guidelines to protect them.
