DESCRIPTION OF ACCOMMODATION

Utopias Campus is an ecological estate composed of 2 eco-cottages of 13 (accessible to the disabled) and 12 people maximum located 45 minutes from Paris by the A13, and also accessible by train (Pass Navigo). Close to tourist sites (including Monet's house and gardens in Giverny), it includes, on 5400m2, many indoor and outdoor spaces for groups: courtyard-terrace of 250m2, games room (rentable as an option), 2 multipurpose rooms (rentable as an option) and outdoor spaces (Guinguette, meadow, clearing...)

IMPORTANT (1): at the moment, neither Utopias Campus nor its surroundings (which are very sensitive to noise pollution) are suitable for noisy stays and festive events (such as birthdays, bachelor/bachelorette parties, weddings, etc.) and/or noisy events, as specified in our reception rules for this advertisement. We can therefore not accept booking requests of this type. As Utopias Campus is a vast estate, a team guard is also permanently present on site (in a separate accommodation) to respond to the requests and needs of our customers, but also to ensure that these rules and the tranquility of the place and the neighborhood are respected. We have made sure to write a very detailed announcement for this place, please read it fully before making a reservation request, so that you are fully informed of the services offered to you on the Utopias Campus website, and the rules and restrictions applicable to it.

Utopias Campus is an ecological, eco-designed and accessible place for disabled people with regard to the Grand Gîte (all disabilities including People with Reduced Mobility (PRM)). Located at the gates of Normandy, it has a maximum capacity of 24 beds, divided into 2 eco-cottages communicating with each other.
The Grand Gîte can accommodate up to 13 people to sleep, while the Modular Space ("Small" cottage with 5 rooms, 2 bathrooms and 3 toilets for a surface area of 90m2) allows you to add 12 additional beds and/or to have 4 or even 5 multipurpose activity rooms (meals/ meetings / massage / relaxation / personal development / meditation / arts / cooking workshop - cocktails / etc...)

Located 45 minutes (70km) from Paris by the A13 motorway, and also accessible from Paris by public transportation (nearest train station accessible with a Navigo Pass), the Campus accommodations are located on a large plot of 5400 m2 on which there is an old farmhouse refurbished into an eco-citizen gîte with private spaces (landscaped courtyard of 250m2, large terrace, swimming pool from the end of June to mid-September..), as well as activity and leisure areas: a recreation room, a meadow of 2000 m2, a mini-wood with a clearing and a covered outdoor dining area for spring/summer evenings ("la Guinguette")

The Grand Gîte, completely renovated and insulated with natural materials ("Eco-Gîte" label Silver level awarded by Gîtes De France) is labelled "Tourism and Disability" (4 disabilities: motor, hearing, visual and mental) and accessible to People with Reduced Mobility (PRM) on the entire first floor. Its level of comfort **** (in hotel classification) has been awarded by Gîtes De France.
The Modular Space ("Petit Gîte") offers a level of comfort ***.

The accommodation space, on 2 communicating buildings (first floor of the Grand Gîte fully accessible to People with Reduced Mobility (PRM)) is made up of:
•8 rooms (including a PRM room and another (Zen room) bookable as an option) totalling a maximum of 24 beds (with many possibility of converting the beds into single or double beds on prior request)
•5 bathrooms (including one PRM)
•5 WCs (including one PRM)
•1 large dining room
•1 living room equipped with multimedia (connected TV / 3D DVD player /Xbox/ hifi system /Livebox...) as well as a "living-room" with the same equipment in the Modular Space
• 1 large fully equipped kitchen accessible to people with reduced mobility

The "leisure room" (covered), which can be rented as an option, includes the following equipment:
•Ping-pong (table and rackets available)
•Table football
•Air hockey
•Table football
•Darts

We also have 2 other rooms (small room) multipurpose and large multipurpose room) that can be rented as an option and can be used (on request) for the following activities:
•Meals / cocktails for groups (on prior request)
•Meetings (modular tables and chairs for 25 people, flipchart, video projector with sound system and optional projection screen)
•Yoga, dance, meditation or other (empty room configuration on request)
•Artistic activities (infinite possibilities of layout, all equipment and furniture can be moved and removed from the room)

Many outdoor activities are also possible on the various outdoor areas on the Utopias Campus site:
•Sports and outdoor games: private swimming pool in summer + badminton, volleyball, petanque, frisbee, football, molkky, giant mikado, ... (equipment provided)
•Barbecue and outdoor dining "by moonlight" (on the terrace or under the covered outdoor dining area)
•Campfire for barbecue in the clearing (optional on request)
•Lazing in the sun and/or in the grass/under the trees (sun loungers and mats provided

TRAVELER EXCHANGES
The Utopias Campus team will be attentive to ensuring that you have everything you need for a great stay. A member of the team is almost always present and reachable on site (to meet your needs and ensure the proper application of the internal rules and good neighbourly relations).
We will also be happy to recommend interesting tourist outings in the vicinity of the Campus, and to help you find the shops and places you are looking for:)

OTHER INFORMATION TO NOTE

Other remarks:

As former "frequent travellers" ourselves, we know the importance of a good welcome, comfortable accommodation and pleasant relationships with the hosts, and we will make sure that everything goes smoothly during your stay.

The rental of sheets (not ironed to control costs, but installed on your beds!) is possible as an option on site (7€/person) as well as the rental of towels and washcloths (3€/person), both to be specified at the time of booking (the combined formula of sheets + towel + washcloth is 8€ instead of 10). You are asked to return the cottage in a correct state of cleanliness (bins and ashtrays emptied, belongings put back in their place, dishes done, main dirt removed...), but to have the guarantee of an always impeccable accommodation, a "cleaning" package (in-depth and done by a professional) is applicable on all rentals regardless of their duration (and you will appreciate on your arrival that it has been passed before the previous group :)).

We leave from the basic principle that there will be no problems with any guest, and always hope (and for now the "contract of trust" with hosts works well!) that there will be no need to activate the deposit or the Airbnb claims service because:
-there will have been no problems with the neighborhood (we are in a very small village and people value their tranquility, especially in the evenings and on Sundays)
-there will have been no damage or degradation in the cottage itself
-there will have been no damage to the interior and exterior equipment of the cottage
