Great place, great location

Everything about this Condo was great. The staff was great, the host was great, and the location was unbeatable. Would recommend to anyone looking to vacation in PDC.

Great Spot

We stayed a week. For Playa del Carmen it was perfect. Near all the restaurants and entertainment. Not far to walk to the beach. Very nice for two. Spent a lot of time in the rooftop pool. Plus very reasonably priced with protected parking.

Back to Las Palmas Sica

Fortune smiled and we were able to engineer a quick getaway to Playa Del Carmen and Jose’s awesome suite “Palma Sica” at the Las Palmas Condo Complex. Thankfully, everything we expected. Great place, great staff, and best ambiance.

Nice location, good service, good value

The shuttle driver had a bit of trouble locating the building, otherwise no issues. On site staff very helpful. I suggest having a bicycle rental option, as it's near the bike path adjacent to 5th Ave. No ocean view from the rooftop but it's a very pleasant space nonetheless.

Lovely 1 bedroom condo.

We really enjoyed our stay. 1st time we stayed outside of Playacar. It was very safe. Lots of Canadian couples who are very friendly. Very close to all you need. Construction next door but it didn’t bother us.

Palma Sica, a tucked away condo haven in Playa del Carmen

We were so pleasantly surprised at this intimate condo complex close to Fifth Avenue and a 5-10 minute walk to Mamitas Beach. The condo was a masterpiece of traditional Mexican decor, tilework, vaulted bedroom ceiling, a very roomy and palm tree shrouded balcony, and all the amenities needed for our 2 week stay. The caretakers Margarita and Jose were incredible, were always helpful, and the complex was very secure. We would not hesitate to come back to this condo in the future.

14 Days Playa Del Carmen

Las Palmas came exactly as advertised. Easy process all around - in the heart of the entertainment district (5th Ave ) and surrounding regions. Short walk to several beaches (all public) and so many Restauarant Food Options (all which were very good) Make no mistake this is a LIveable City experience (Grocery stores and public transit at your door step. A stadium with real rubberised track and fitness classes (free) 200 meters away or if you prefer you can along the no car zones for Kilometers. 5 Star Recommendation

Centrally located jewel

This very Mexican flavoured property is centrally located near everything you could possibly want to do. Steps away from Avenida 5 with bars and restaurants literally across the street. Perfect placement for a late night stroll or an evening out. You can be on the beach in less than 10 minutes. Well outfitted with a communal, practical rooftop pool and gathering area. The staff are supportive and always available to solve any issues. The fact that cleaning services are provided is a real plus. The only downside is that it can get a bit loud on weekends from the nearby bars, and construction next door starts early, but that should be a temporary issue. We would absolutely stay here again and wouldn't hesitate to recommend this property to our friends.

Great place for party people! Unfortunately, I’m not a party person. Great location, other than construction every day but Sundays, loud party music into the wee hours of the morning Thursdays to Saturdays! Condo gave me a Mexican vibe with the furnishings & decor. Did not like the washer/dryer combo unit, but dealt with it. 8 minute walk to mamitas beach! Pool area could have been cleaner, but due to construction dirt & dust, needed to be cleaned daily. Overall, I enjoyed my accommodations, and the housekeeping was great, & our requests for water or maintenance, as well!!!

Vacation January 2021

We stayed almost three weeks at Las Palmas in the Palma Sica condo. Margarita and Jose were great. We were well taken care of. We had some questions on how to use the washer/ dryer, the owner of the condo was quick to respond. The location is close to everything. We were able to walk to the beach, out to dinner and get groceries. It was nice having a washer/dryer in the condo. Loved the swimming pool on the roof. I would say that the only draw back was that it was a little noisy at night. Music usually stopped around 10:00 or 10:30. We plan on returning and renting the same condo again. The pictures of the condo are accurate. Very private, enjoyed the balcony.

this condo was very accurately described. It was adorable with its Mexican tile. It was very spacious for a one bedroom and had an extra large porch compared to other units. The caretakers were excellent and available. However, the shower unit was almost unusable due to excessive rattling and difficulty in regulating the temperature. By the time you got it right, the hot water was gone. The last day the pipes burst (no surprise given the racket the shower caused) and the entire apartment was flooded as we were rushing to get ready to leave! Also unexpected was the noise level! Clubs across the street were loud and rowdy till at least 1:30 every night which meant we had to close all the doors to block out even a bit of the noise:( the location in terms of 5th Avenue and the beach was excellent.

Hello, thank you for your input and feedback. I checked with my property caretakers about the issue reported with the pipe bursting and flooding caused. The report I received is that the issue was with the kitchen sink/faucet pipe. The rubber joint of the kitchen faucet pipe broke due to corrosion. A new entire pipe was installed and the problem was resolved. About the shower, when the condo was constructed the shower knobs were inverted by mistake; such has caused some confusion in terms of regulating the water for some guests. Sorry about the confusion, we will relabel the knobs properly. I will notify my property manager about the noise caused by the hotel lounge bar located across the street to see if they can regulate their hours. Thank you for your feedback, we will work to address your concerns.

This was okay inly to stay at

If you are looking for a quiet place for peace and serenity you are at the wrong place. Our stay wasn’t pleasant l, other than the great people that occupy condo space there. Everday noise started at 7:00 a.m. due to the construction going on beside Las Palmas l. And didn’t stop until after 2:30 a.m. due to the Sushi Bar across the street. Their booming base didn’t quick! Our accommodations were alright. The hot water took a while to flow and when it did it was hard to keep it regulated. The shower had plenty of room but the shower head was poor. Due to the construction no one was able to BBQ because of all the messy dust and bits of debris all over the common space. So, trying to cook in the oven was not great, as hamburgers weren’t the greatest done that way. The overall condo space is decorated in Traditional Mexican style and was very well kept. Our balcony was awesome, but the noise didn’t make it for a relaxing space. The rooftop pool was the best part of the entire stay. That pool was a godsend as it was so hot Out that a cool swim made it all worthwhile.

Perfect spot if you want to be near all the action-getting a lot for the price

My husband and I stayed 10 days at Jose’s property in April. The condo building is very safe with a key required to get in or out of the main property. The unit is a great size for two people and the very large balcony is a major plus (most have tiny balconies where you could barely fit two small chairs). The balcony is also very private. There were a couple of minor repairs that needed done in the condo and one quick email to the owner and they were fixed the next day. The furniture is very basic (rattan) but certainly gets the job done - we didn’t go to PDC to sit inside or watch tv. The pictures on VRBO are entirely accurate. The water pressure was excellent and having the washer/dryer combo is great to have apparently many of the units in the complex do not have them. For us personally it is a must have in a VRBO. The bed is comfortable and the bedroom is very large with lots of space for clothing. Jose the owner was kind enough to allow use of two beach chairs and a beach cart. The area is close to the action and a great new grocery store on 10th.there is disco across the street so it is loud on weekends- Mon-we’d not too bad but with the storm doors closed this does not affect sleeping.the neighbours are friendly and host very attentive regardless of being offsite. Roof top pool and patio convenient to condo. We would recommend this property to a couple wanting to experience the PDC city life.

Our stay at Los Palmas

This is a place that is located where restaurants, 5th Avenue, grocery stores, beach, etc. can be reached by walking. No need for a taxi. Loved this. When we arrived at our location, the kitchen was a bit of let down as the cupboards were very dusty inside and some of the dishes were put back in not washed. My husband and I washed all the dishes, glasses, cutlery, pots and pans and inside the cupboards. One perk from this location is the cleaning staff Marguerita and Jenne. They were wonderful. They came twice a week, changed our sheets and towels, washed the kitchen, floors and dusted the whole apartment. Second perk is the caretaker Jose. He is also wonderful. He fixes everything. He fixed our problem with the hot water pressure as it was very weak. Third perk, water is provided. When you are out of drinking water, you reach out to Jose and he will bring you a brand new jug to your apartment. He even helped my husband to instal the heavy jugs. The only negative things to say about this place is that it is right smack in the middle of "party" town. It is very noisy with music, traffic, people partying, etc. The other thing is the place needs a bit of love and care, especially the kitchen and the bathroom. Suzanne & Michel

Spacious and Clean

Great location steps from 1A Norte and short walk to beach. Property manager and housekeeper on site and available if needed. Large living area and bedroom. Kitchen has all you need to make your meals but why would you with do many places to eat with in a few minute walk.

From the owner to the property manager, the cleaning staff you could not ask for a better place to stay. 5th Ave close by with excellent restaurants all around. Grocery store really close by and convenient. Private balcony surrounded by palm trees. Excellent place for 2 people. Hot showers, excellent air conditioning. Love the atmosphere here and the people. You will not go wrong renting this place. I'm coming back, both me and my girlfriend had the best stay we could have hoped for

Excellent place to spend the winter.

This is the second time we have stayed at Jose’s beautiful condo and we’re booked again for the winter. The condo complex is very Mexican themed and his condo has all the amenities and Mexican charm. I had wrote him about an issue and it was resolved very quickly. I had the pleasure to talk to him over the phone and he was very thoughtful and cares about his guests. The condo is cleaned twice a week by Margareta and her daughter who both are very charming and also very caring. The location of the condo is a big selling point as it’s close to everything. We are looking forward to being back in Mexico till the cold Canadian winter is over.

Las Palmas Sica in Playa Del Carmen

Our third time to Playa and our second at the delightful “Las Palmas Sica” unit. The owner and onsite staff were all prompt and helpful to any of our inquiries and needs. The location is excellent with all of the amenities and vacation opportunities within minutes of your front door. Mamitas beach is a casual ten minute walk away; fifteen if you stop for ice cream. The unit itself was well appointed, spacious , and the closest to the visited every day roof top pool. If you plan to avail yourself of the rooftop bbq area (and do this; absolutely do this) expect to make a contribution to the bags of charcoal under the counter to the right of the bbq itself. In other words don’t buy a lot of that. God willing and the world gets itself straightened out again we will be back. Thank you again Jose for the opportunity.

I really enjoy sports and during the last few years I have transition from running marathons to Triathlons such as IronMan, Olympic and Sprint distances.

This property I acquired when Playa del Carmen was still rustic; so I have seen Playa del Carmen change to a more dynamic and urbanized town; however we have maintained Palma Sica and Las Palmas as a nice charming place to relax and enjoy. My family and I really enjoy the time we spend at Las Palmas and Playa del Carmen because it is a very nice town with plenty of activities to perform for all ages.

Qué hace que este alojamiento sea especial

The location of Palma Sica is superb,. It is located half block from the main 5th avenue and only 5 blocks from the beach "Mamitas" located in the north of Playa del Carmen which is the most modern area with plenty of restaurant options and shops.
