While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- The central location of this property gives you access to the best that downtown Playa del Carmen has to offer. Due to our location next to restaurants and bars, you may experience some noise at this location. We do not offer refunds for noise issues. We appreciate your understanding and hope you enjoy your stay!

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

Nice place great location

Very nice place with a great pool and awesome location. We stayed with 2 little kids. Views are great. Everything is so close. Small areas for improvement -main shower does not have anything to put a soap or shampoo so we have to put it on a floor-second bedroom bed makes too much noise. Time to change the bed Thank you

Newlyweds & Family

We arrived to the condominium and check-in was simple and fast. Once we entered our unit it was pretty cool due to the air conditioning being left on. We initially were pleasantly pleased with the views and accommodations, enjoyed the balcony, living area, and kitchen arrangements. After turning off the AC we left the unit to visit the tourist environment. When we returned later that evening, when entering the unit there was a damp material smell that was unsettling but once the AC was turned back on the smell subsided.We were conveniently located to most activities in Playa and taxis were onsite for additional tourist requests. A fault that I think could improve is the maintenance service, they advised the sheets and towels would not be replace until the 3rd cleaning service… thought that was weird. When that did occurred we had to physically request for the towel and sheets replacement.Otherwise our trip was awesome and we would recommend staying at this beautiful condominium.

Great stay

Had a great family vacation at this property. Unit had everything we needed- great to have a washer and dryer in the unit when vacationing with kids! Pool is pristine and the ocean view is gorgeous. Can't beat the location- walking distance to everything. Be aware that there is pretty significant beach erosion at this location, but that seems to be an issue many places in Playa Del Carmen and this didn't take away from our stay at all. Would definitely recommend!

Great location

The condo was extremely well situated with a beautiful balcony with a view of the pool area and the ocean. Our location provided us with son for all afternoon until the sun went down a big plus! I would say that the only hiccup was that at our arrival we were told that cleaning was going to be every two days and one of those days fell on Sunday and no one came. Although through several attempts of trying to reach our point of contact, there’s nothing to be heard. The one king bedroom was just perfect. However the second bedroom had a small hard double bed. Otherwise a fairly well appointed kitchen. We realized that some other condos there had larger rooms and also a bbq. That would’ve been a plus I think. Overall a really nice condo.

Te property is in pristine condition, every two days is been cleaned, everything is a walking distance, the only downside could be that you need to walk outside the property to go to te beach, we left our stuff on the beds and went to the beach, other than that was amazing

Holiday Getaway

The property was as advertised. The online pictures were extremely accurate. We are a family of four and had a great time. The front desk was extremely helpful. We arrived before check-in, and they were able to accommodate our luggage in the lobby closet for a couple of hours. The facility maintenance staff was outstanding (remember to tip). The pool was large enough for the complex and we never felt that it was crowded. The beach was easily accessible from the complex. We had to walk a few yards away for the kids to get more sand play. Overall, El Faro was well situated, clean, and quiet. There was a bit of music muffle from the outside nightlife, but nothing to prevent a good night sleep. Great Vacation, Thanks....

AMAZING!

This property is just amazing. It is located in the heart of Playa Del Carmen near 5th Avenue (tourist zone) on the beach. It is secure, friendly and full of amenities. There is an excellent restaurant called Zensi next door. We ate there multiple times because it was so good! There is plenty of linens, towels and kitchenware. The kitchen has been renovated with new cabinets and the place was completely newly painted. We had an issue with the master bathroom stop valve for the overhead shower (we could only use the hand held and not overhead). They responded within minutes and arrived to fix it within an hour. (Seems it just needed some lubricant due to all of the humidity). The living room TV was also not working, but we didn’t mind. We didn’t go to Mexico to watch TV. Besides, the TV in the master bedroom worked just fine. Overall, I would highly recommend this property as it was everything we wanted and the staff worked very hard to accommodate!

The condo had amazing views and very comfortable. The only down side was that showers needs some type of caddy. We had to put our soap, shampoo/conditioner bottles on the shower floor. Also we never received any cleaning during our 8 days we were there.

Great location for night life and beach access

We love El faro - have stayed here multiple times over the years. Five Star Property mgmt was awesome to work with, but since each condo is managed by different companies our group had a lot of other people (not from Five Star) dropping by unannounced during our stay. Sometimes the front desk didn’t know who these people were which made things confusing at times. In the end they ended up being other mgmt companies’ maintenance workers addressing leaking into other condos. Besides this working with Ben was awesome and he was very accommodating. Five Star also helped us with airport transport to Cancun which was seamless. The unit was clean and perfect for our group - our only complaint was that El Faro didn’t seem to have enough chairs at the beach/pool for the amount of people staying there. Could have been bc of spring break but it was annoying to have people reserve chairs at 9am every morning and then not have enough chairs at the pool for the guests staying there. Overall it was a great trip and would stay again!

Outdated pictures

The pictures are very deceiving, and we’re probably taken years ago when it was new. There were only 3 chairs on the patio, and they were all broken, one should have been thrown out. The microwave above the stove was not functional, this was not new news to the owner, as there was a sign taped to the front of the microwave that stated it was out of order. That made it difficult to cook, as there was no vent, and there was no light to be able to see what you were cooking and the space is not well lit. They did replace the microwave with a countertop microwave, which was not in much better shape. The cupboards in the kitchen are falling off the walls, literally. There was no handle for one of the cupboards, I had to use a butter knife to pry underneath to open it up. There is a bathtub, but you cannot use the bathtub as the stopper doesn’t work. The longest I could take a shower was just under four minutes before all of the hot water was gone. The inter-workings of the safe are held together with duct tape, that didn’t instill a lot of faith that the safe was going to protect our belongings If you were thinking that this is luxury, I guess that would depend on your definition of luxury. The silverware and the dinnerware are literally from the dollar store. For this particular unit, it was very difficult to communicate with anybody from the management company. We sent pictures to the management company of the issues, but were met with apology after apology, but no real action until day four. There might be some units in the complex that are great, but Surf 304 is not one of them.

Property is managed great. Staff is friendly. 24 hr security. Pool is perfect size for condo. Lots of sun ledges in pool to sit. Ocean views from rooms. Quiet place. condo is clean. A few issues with broken items in condo or items not working but it never bothered us or you can contact property person assigned to you and they try to resolve right away. Perfect location to everything in Playa del Carmen. Only negative was the abundance of seaweed in ocean and on beach and the smell of it rotting. Smell comes in different degrees each day depending on wind. Beach has receded a huge amount and soon there may not be a beach in Fri t of area.

Terrible Condition of Unit- Tried to Charge us for 10 towels!!

I have been staying at this complex for 20 yrs and this unit was the worst!!! Patio door DID NOT lock..had to use a broom stick to put in the door, called maintenance and they could not fix the lock so brought us a broomstick, .entire blind system in 2nd BR fell off the wall when we pulled the shade down and hit my friend in the head, kitchen cabinets missing knobs and falling apart, bar stools were broken, don't sit on them, no towels in kitchen had to use a bath towel to do dishes and they charged me for it, patio chairs were stained and wicker was broken all over, no staff checked us in or out and at the end of our stay so they charged us for 10 Towels and sent duplicate pictures of the towels to me via text. Some towels looked so soiled like someone had used them for weeks. We are four girls in our 50's and we were there 2.5 days. I admit we had some makeup on one or two towels but NOT TEN!! Scam! 2 of the girls didn't even stay in the unit 2 nights! Ten towels??? Luckily I disputed it with my credit card company and they refunded me, not the property management company, Five Star Properties. I am a realtor in the US and do property management as well, this was a terrible experience! Evidently you cannot not get ANY marks on their white towels or soil them at all or you will be charged!! Ridiculous!! We are writing reviews everywhere we can about this management company (FIVE STAR PROPERTIES) I wonder if the owner of this property knows the condition of their investment?

Fantastic

This was our first time using VRBO and we were a bit nervous and it we had a great experience. The photos of the apartment really don't do it justice, it was better in person. The complex felt super safe, there was always security by the pool and at night. The check in was very easy. Our property contact, Violetta, was super helpful with anything we needed. The location of the property if you are wanting to be close to Playa del Carmen night life and 5th Avenue is unbeatable. Walking distance to everywhere. There are two beach clubs next door with great food an atmosphere. Overall great experience & would return.

Not our favorite

We have stayed at El Faro many times before. The property is very clean, beach front / prime location. However, this unit was not our favorite. Upon our arrival to the unit there was a horrible sulfuric smell in the entire unit. It was coming from the drains / water heater. We message our property manager but he said he would send someone out the next day. The smell was so horrible my husband started running all the faucets (approx 20mins) before the smell went away. This unit also has a few items not working. The fan in the living, the safe the TVs in the master bedroom and living room and door plate was hanging which made it tricky to lock the door and the AC unit in the living wasn’t working properly. We contacted the property manager he sent someone out to assist us... but the only items fixed were the safe, and the TV in the living room. The furniture overall was very uncomfortable especially the bed in the master bedroom. My husband and I found it very difficult to fall asleep and stay asleep. Lastly, Having been to Playa Del Carmen many times we would say, their is no longer a beach (not very sandy) has a lot of erosion and the beach in front of El Faro is very rocky. You have to walk a bit to find a sanding entry into the ocean. Due to the erosion the beach is now very short and very crowed, it doesn’t have that exclusiveness that it use to have.

Awesome location, tidy apartment, great pool, friendly staff

We had 8 nights in the condo and had an awesome holiday. The highlight was definitely the location (smack in the centre of Playa del Carmen and walking distance from all the main tourist areas and also the supermerket, ferry pier, shopping malls etc). The pool was also terrific, beach was lovely (and less crowded than the beach on the other side of the pier) the apartment block itself was clean and tidy and visible security staff made it feel safe too. Staff were helpful and check in was quick and easy. My only suggestions for improvement would be the kitchen amenities in the room. There is no kettle so to make a cup of tea you have to percolate the coffee machine (without the coffee) to get hot water. There are only four each of the plates, bowls, cutlery etc. There are no spoons, only tea spoons. And very basic cookware. So for self catering it is pretty limited and we found that a bit annoying (we love eating out, but would prefer not to for three meals every single day). Amenities throughout the rest of the apartment are fine (towels, bathroom amenities etc). Though a box of tissues in the bathrooms would have been nice. One of our daughters slept on the fold out couch (as the second bedroom is a double, so not big enough for them to share comfortably). There were sheets in the room to make it up with, but they don't tuck in (because of the couch design), so a fitted sheet would have been useful, plus an extra blanket or bedding for the couch. (There was one spare blanket but we put it under the sheet to try and make the bed more comfortable). So I wouldn't recommend the fold out couch for a larger adult, really only suitable for a child. Overall we would definitely recommend the condo as the location is outstanding and we had an awesome holiday in Playa Del Carmen with our two teenage daughters. We saw the ruins, snorkeled with the turtles at Akumel, went out on a boat trip, swam in the cenotes and enjoyed wandering around Playa and eating in the local Mexican eateries. The shopping was surprisingly good too (western brand clothing and also Mexican tourist sourvenirs etc). Great spot for a great holiday. I have read other reviews that complain about the noise at night, but we didn't notice a sound from our room.
