Located in the resort-like Biltmore community, our stylish unit is newly renovated and features plush furnishings to help you relax & unwind. Enjoy modern amenities & stylized nods to Palm Springs` colorful history. Have a morning coffee on your private balcony overlooking the mountains & enjoy all the amenities our community offers. Welcome to Biltmore 305! Feel like a local in our completely renovated, stylish and colorful 2 bed / 2 bath vacation rental. Offering unobstructed views of the majestic San Jacinto Mountains from every room, our condo is quiet and perfect for people who want to get away from the hustle & bustle of daily life. The condo is spacious and sun-lit, offering plenty of natural sunlight coming from the oversized private balcony. It is located in the highly desirable Biltmore community, a resort-style residential community located in one of the greatest neighborhoods of Palm Springs. Set amongst palm trees and manicured gardens, the community offers a large heated pool & spa, located just steps outside the unit. All guests are provided with covered parking, and have access to all of the community`s amenities.
Featuring brand new furniture, appliances and fixtures, our unit is freshly updated to give you all of the modern comforts of home. Meticulous touches and colorful mid-century nods have been added to our condo to create the perfect desert getaway. Ideal for relaxing in the sunshine and immersing yourself in the Palm Springs experience, our condo features bright colors that complement the magical tones of the desert sky. The kitchen, living and dining rooms have an open floor plan - perfect for spending time with your group. The balcony offers a dining table with four chairs, a small bbq grill, and plenty of space to enjoy an al fresco meal overlooking the mountains.
Both bedrooms feature plush mattresses, luxurious linens and extra pillows to enhance your comfort. The primary bedroom has a King bed, en suite bathroom, flat screen Smart TV, and sliding doors to the balcony. The second bedroom features another King bed, flat screen Smart TV, a large walk-in closet, and direct access to the balcony.
There is something very special and welcoming about this warm and picturesque gated community. From the splendid mountain views all around, to the meticulously maintained grounds, we offer you the luxury and convenience of a resort, with the comfort and conveniences of a condo that makes you feel like you`re home.
You’re renting the entire condo and outdoor area. Make yourself at home, as everything is yours to enjoy exclusively!
Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.
CITY OF PALM SPRINGS REGULATIONS & RENTAL RULES
(we don`t make the rules, but we do follow them!)
**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.
- Minimum age for primary renting guest is 25.
- Daytime occupancy is 8 people.
-Overnight occupancy is 4 people.
- Maximum of 2 vehicles allowed. Please utilize driveway parking before using street parking.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter`s government ID. This will be taken care of during check-in.
ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.
PETS
- NO PETS are allowed. Any sign of pets on the property will incur an additional $500 fee and will be cause for eviction.
NO SMOKING
- There is no smoking in the unit or any of the common areas of the complex. Any signs of smoking in the unit will incur an additional $250 fee.
CLEANING
- Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.
SUMMER AIR CONDITIONING
We recommend never setting the AC below 72°, as any lower could cause the system to freeze over and stop working.
INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
