This gorgeous modern hacienda home has beautifully landscaped 2 acre grounds with Mountain Views. If anyone in your group loves sports, there is plenty of grassy areas for soccer, volleyball & basketball (nets & balls are provide). This spacious home features 5 bedrooms with 8 beds. It is also centrally located between Palm Springs, Indio and Palm Desert without the noise and busyness of the city & yet within 3 miles to Walmart & Costco & minutes to all the dining at El Paseo. The space

Welcome to our Las Palmas Estate where all of your vacation wants and needs are met. You’ll feel warm light pour through the open layout as you make your way through this upgraded and spacious , 3600 SF home. Where families or friends can all gather and be in the same space together.

**No amplified music outside permitted. Code enforcement is strict in Riverside County, and you may be asked to leave the property if they're called.**

KITCHEN/LIVING:

The kitchen is outfitted with upgraded new stainless steel appliances, fully equipped with plenty of dishware for large groups, all that and more will exceed all of your culinary expectations. The kitchen that is airy and spacious, with plenty of space for all your culinary aspirations will encourage you to stay in the kitchen.

OUTDOOR LIVING:

Venture out to the outdoor patio for the fun in the sun. Outside you’ll soak up the California sun while relaxing poolside. The pool and spa are newly plastered with pebble tec, with smart yet easy to navigate controls. BBQ and fire pit adds a touch for those enjoying an cooler desert evenings in the winter gathering by the fire or grilling outside your favorite dishes while overlooking the pool and spots grounds that your group can enjoy. The spa is perfect for enjoying a quiet evening of stargazing after a long day of exploring. All of your guests will be comfortable with ample outdoor seating complete with dining set, lounging set, lounges and comfortable loveseats by the firepit.

POOL|SPA:

Pool: $125/daily fee (to include spa) to 82 degrees. (More heat is an additional fee)

Spa only: $40/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.

Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June.

PETS:

Pets are allowed, as we are pet lovers as well. Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no mess is left behind, $150 is refunded to your credit card and $50 goes towards your pet's stay. Please let us know you are bringing a pet/pets in advance.

CHILD TRAVEL ITEMS:

Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide a pack and play and a high chair, complimentary for our little guests with a 24 hour advanced notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. Please reach out to our team for details. Please note: Fees will apply for those items. Payable directly to the vendor.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:

If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate. In either case, approval and payment have to be made first before the request is validated. Thank you, kindly.

GAMES/ENTERTAINMENT:

This home also features air hockey, dart board, indoor basketball game, and ample board games.

BEDROOMS/BATHS:

The 5 bedrooms are ready with linens and plush bedding for a comfortable stay. Each of the 3 bathrooms are fully stocked with towels and toiletries. The primary bathroom is an en suite with a large jacuzzi bath with candles provided for your enjoyment and relaxation. Check out the TVs located throughout house and in 3 bedrooms and living room. Complementary cable and Netflix is included. You’ll also stay connected with highest speed, unlimited Wi-Fi included.

This home features comfortable bedrooms all with their own unique charms. Everyone will find a space they love without having to fight for rooms. The bedroom configurations are as follows:

We have queen blow up mattress, please inquire if needed, as well as for extra bedding to be provided.

PARKING:

We have a large wrap around drive way with 8 parking spots and 1 car garage. Please do not park outside of the gated home on the street. If you would like further information, please visit short term rental ordinance of Riverside Country, rules and regulations are written there and visit good neighbor brochure or reach out to us if you have further questions.

PLEASE READ:

As per Riverside County Short Term Regulations after 10pm is strictly enforced quiet hours. So, please take music indoors by 9.45pm. If you play louder music indoors, please keep the door and windows closed. Music outdoors during daytime is limited to cell phone or laptop, NO SPEAKERS, no exceptions. Please make lasting memories with your loved ones but respect the neighborhood and our great neighbors. They welcome you to the neighborhood but ask for you to enjoy responsibly. This rule is strictly enforced, and if broken can result in fines, and evictions. Riverside County short term rental ordinance and good neighbor brochure is provided at the property and we provide a digital copy as well.

CHECKOUT DUTIES: if you could kindly start a load of pool towels in washing machine, put your trash in the trash bins outside and start the dishwasher. Thank you so much.

FESTIVALS:

Please note for the right group that we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with 5-10% discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

Perfect
I rented two properties from Anna and her team. They were both perfect for the size of our party and all the amenities were exactly if not better than what we listed. I will definitely rent from them again should I visit the greater Palm Springs area.

Quality family time in the desert
Well maintained, clean and very spacious. Having an armoire or chest in the master would help to unpack clothing. Totally enjoyable and would love to return when it’s not so hot. Too hot to enjoy the pool and beautiful outdoors.

Not what was expected
I'll start by saying that the host was nice and responds quickly and the unit was very clean, however we had many issues with this property. First off, basketball machine and foosball were both broken. There was no air hockey or pinball as indicated in the listing. Kitchen had mix matched plates, not enough knives or bowls, and old scratched pans. Living room furniture was stained and dining chairs were broken. 2 of the 3 bathrooms doors didn't lock and the shower didn't drain. The smoke detector chirped all night on our first night which ruined the sleep of some of the guests. There is no storage or hangers for clothes in the master bedroom. The trash on the side of the house was overflowing before we arrived. Finally, I was charged a different amount for early check in then what was listed on VRBO and the host changed the check out time then what was agreed upon in the reservation confirmation. Suffice to say, we won't stay here again.

Great stay
Everything was as described in the listing, and Anna was great to work with. Will keep this property favorited for future trips to Palm Springs area. The yard was a perfect spot to let the kids play.

Great for large family gathering
Our family of 10 (8 adults ages 32-70 and 2 children ages 4 and 7) found this 5 bedroom home very spacious. Lots of outdoorspace and activities to engage all (swimming pool, hot tub, basketball, soccer net, volleyball net, corn hole as well as indoor basketball game and pinball). Multiple TVs. Not much in immediate neighborhood, but we had day trips to Joshua Tree and the Palm Springs tram. In mid-December, the pool and hot tub were still quite cool despite paying for heating. We missed kitchen towels and a few kitchen things (measuring cups and spoons), but many spices and extras still in the cabinets. On our first night here (a Saturday), there was loud music nearby til 2 am. Quick response to our comments/questions.
