The office building was a little hard to find, could use better signage. The place was clean but could use some upgrades to living room, overall good place to stay. You have to cross the street to get to the beach,

The Xfinity TV system was down in the living room, it worked in both bedrooms. Called the after hours number to report it but never heard anything back. Room view was great.

We found a cockroach in the room and was told its no big deal its just a water bug. There were stains all over the bedroom curtains, the sofa, throw pillows, and the ottaman. My daughter was bit by a spider and swelled up pretty good while sleeping. We saw multiple spiders during the visit. We were super disappointed. You also had to drive to an entire different location to pick up the key and drop it off. We left a day early because we couldnt stay any longer. Ryson didnt care and offered no help or compensation. We will not be returning and would not recommend to anyone.

Off property to get keys and access information not very good communication on directions and how to get keys after hours. Paper in envelope was incorrect had to call customer service twice to get correct gate code. This room is very plain Jane no sugar, no salt or pepper. No spices for cooking make sure to bring your own or run to Walmart next door. The refrigerator ice and water did not work. We reported it with not response. Hopefully they replace the filter. Carpets in rooms were very old and coming untucked. Great view from balcony. This is right next door to circle k. I didn’t hear much noise but my mother said she was up all night. Limited parking and lots of stairs to get to room for older person to track. Was relaxing at night on balcony.

Great location. Very convenient to beach. Away from hotels so not near as busy of area and beach wasn't crowded at all. Lots of cosmetic damage, peeling paint, chipped paint, grout missing in tile floors. Master shower didn’t drain well so standing in 2 inches of water by the end of your shower. Balcony door lock broken so unable to lock balcony. AC is terrible. Master bedroom very cold, living room tolerable but other bedroom was extremely HOT, even with the stand fan found in closet. Ice maker broken and 2 refillable ice trays not enough. Ended up having to buy a bag of ice. The smell in the condo was horrible! Extremely strong chemical smell. Left balcony door open for hours in an attempt to air it out. Went to Walmart and bought airfreshner in attempt to help. All clothing and pillows etc had to be washed once we got home because they smelled like the condo. I had a headache the entire stay from the smell. Rental office isn’t on site but relatively close. Still inconvenient. Listing started parking had to be paid, but it never started you had to go to the office and get a pass. I assumed it was included in the price of rental (my mistake) and almost got my car towed for not having pass displayed on window. Could be a great condo with a few upgrades and fixes.

Nice location but missing small details.

The facility was awesome but we will not be choosing to stay with ryson rentals again. So many little things that were just annoying. There are too many other property owners to fool with them again.

Condo is comfortable!

We got caught in the hurricane! Fortunately Walmart was right next door. The master shower didn’t drain properly and parking is horrendous. It’s a long long walk with stairs if your disabled don’t do it. They also charge you a Fee to park and use the pool. Young and healthy go for it! Great view of the Gulf!

Thank you for leaving a review. Sorry if the weather didn't cooperate with your time on the island. Thankfully it was only a tropical storm and not a hurricane. You are correct, the resort does a parking fee that is mentioned in our description. As for parking and stairs - if ever in question, please don't hesitate to discuss access with one of our Vacation Planners. They are all local and know our homes, and are happy to go over these specifics to make sure a home is a good fit. The condo was just right. We had a family of 6. Two adults and 4 teens and this condo fit us all with space to spare. The second bedroom with double twin separate beds was perfect for 2 teens and we used the queen sofa bed for the other 2 teens. Even with the sofa bed open, we still had plenty of space. We felt comfortable and relaxed. The view from the condo was awesome. I only have a few cons. The handle on the sliding door to the patio was completely broken. It was a fight to open and close the door. The master bedroom mattress sunk in the middle so the sleep wasn't too comfortable. The hairdryer wouldn't work and the tv remote needed new batteries. These are the only cons of what we dealt with. And yes, you have to pick up and drop off the keys at a different location, but it was only a 4 minute's drive from the condo. And even though there is a front view of the beach from the condo, you do have to do some walking to actually get there, but it's not bad. Also we were right next to a walmart, which was perfect for groceries and small stuff if needed. I would stay here again for sure. It was excellent.

The Condo itself was not described as shown, 1- Walking in smell of musty odor, the glass to balcony had mold.2-Curtain's to the sliding doors smelled3-TV in second bedroom didn't turn on.4- plug in the master bedroom by window spark When I wanted to plug my charger.5- AC didn't cool after 2 in morning rooms was very warm.6- rain water came in Thur sliding doors flooding, the room patio need to be repaired.Couldn't get a hold of the HostThe pools was very clean, and View of Ocean was Beautiful.

LOTS of little things

Let me preface this with: inexpensive condo, 5 or so minute walk to the beach. We booked this at the last minute. - You have to pick up and return the key at a different location away from condo, then check in at the Dawn office for wristbands and correct key codes. - Very busy, loud highway outside condo. Highway is between condo and beach. - Master bathroom shower does not drain well at all, standing in water over my ankles during a short shower. We left a message with Ryson, never heard back- however see below - Would be nice to be notified that there was going to be work done in the condo. A simple text or phone call would suffice. Somebody knocking on the door to replace dishwasher, so we told the Ryson workers about the shower drain as well and said he'd have to call a different guy for that. It got taken care of that day. Issue resolved - Base boards need painted/ replaced and tiles specifically in second bathroom. Tiles are cracked all over the condo and creaky floors. - Need curtain or shade over master bathroom window, it's those glass blocks type, so much light from convenience store next door even with bathroom door shut - Missing half the vertical shades in living room on sliding glass door- no way to shut out the light-also invest in some thicker or noise canceling sliding glass doors too. At the very least a full set of shades/blinds. - Balcony- definitely aged, extra chair outside was broken. - Black trim around front of fridge where the ice/water is in front almost falling off - Why have a clock on the wall that doesn't work? I'm sure it just needed a battery... - I get it, it's the location but soooo loud at night, well actually all the time from highway traffic outside and sirens are constant. - Pools were nice, not super busy. Would be nice and convenient if there were restrooms near the pools like most condos have.

Last Minute Family Vacation

Loved that we were able to plan a last minute family vacation! This place is right on the sea wall and close to everything; very spacious and accommodating, it fit 3 adults and 2 teenage boys nicely! WILL definitely be coming back!

Exactly as advertised.

The condo was exactly as the pictures online. It was very clean and spacious. And just a short walk across the street to the beach. We would definitely stay here if we visit Galveston again.

What you need to know about this unit

PRO Price. Walk across street to beach. CONS Unit is next to 24 hour gas station. Lights from gas station shine into windows all night. Curtains are not blackout curtains. Road noise from intersection is LOUD. Ice maker on freezer doesn’t work. Property advertises “heated pool”, pool heater doesn’t work and residences told us it has never worked. Coffee pot is a 4 cup pot and the kuereg leaks, so we didn’t use the kuereg in consideration of owner so we didn’t ruin anything. Furniture in unit is old, master bed is newer and comfortable. As others have said, parking is bad, but it didn’t bother me. I found it no different than parking at a high rise condo and having to walk.
