Kathie's Beachfront Kottage | Beachfront Home!

Kathie's Beachfront Kottage is a spectacular, luxury home is near to town, but in the beautiful gated community of Beachside Village. Only about a 10-minute drive to town, nightlife, restaurants, yet secluded on the Beachfront. This very large home faces the Gulf of Mexico and has unobstructed views in both directions with a private beach walkover! Kathie's Beachfront Kottage has 5 bedrooms and 4.5 bathrooms. The home is designed with two separate living areas which makes it perfect for two families sharing the home.

This home has an open living/dining/kitchen floor plan on the main living level.

The first living area features two large sofas and ample seating for up to 13 guests. The large dining table will seat 8-10 and seating at the kitchen island for the rest of the gang. The kitchen area is spacious and is outfitted with up-to-date everything. Anything you can think of to prepare all kinds of meals, snacks and beverages as you enjoy both inside and outside living. The kitchen has a dishwasher, oven, and large frig with an ice maker.

The main level living area has a 60" TV with a sidebar and mini frig. Walkout onto the enormous deck and enjoy the waves and the water view!

The primary bedroom features a king bed, TV, en suite bath with a separate tub and shower. The 2nd primary bedroom also has a TV, deck access, with en suite bath that has a tub/shower combo. The third bedroom has a twin/twin bunk plus a twin/full bunk (room sleeps 5), bath with a full tub/shower combo. The fourth bedroom is a bedroom/office with a queen sleeper (on first floor of the home). The fifth bedroom has a queen bed, TV, ensuite bath with a separate jetted tub and step-in shower. The upper-level living room features a queen sleeper sofa, Large TV, sidebar and mini frig for easy access to cold drinks.

The beach view is absolutely perfect! Location is absolutely perfect. You are on the beach and set up within minutes. We couldn't have asked for it to be any easier.

Girls Weekend

We stayed for a girl's weekend and it was so convenient! Great location. There were not quite enough towels or pillows, but we were able to make it work. It would be best to bring some basic supplies from home, but otherwise great place!

Nice stay at the beach house with friends for my sister's birthday. Some maintenance issues should be addressed at this property.

Do not rent this house

The house was filthy and in very poor condition, trash in the trash cans - live and dead roaches in the kitchen cabinets and through out the house Dishwasher fall out of the cabinet when opened. Window blinds non functional , smoke detector not installed in kitchen , rotten wood throughout the house , exsposed wiring , broken furniture and glass on porch and patio. - no communication with the leasing comparing.

Not the cleanest or best kept house, but still close to perfect

I read some of the other reviews and had some reservations about renting it but the location is perfect and the price was attractive so we rented it anyway. First the good. The house is in a wonderful location, right on the beach. It is a very nice area.It is a big house with lots of room to spread out and play and it has 4.5 bathrooms. Having extra bathrooms is so nice when you have a big group. The house has everything you need and the inside was fairly clean. We all agreed that it was the perfect house for us and that we would rent it again. We didn't use the elevator much except during loading and unloading. Now the not so good. No door lock on the balcony door on the main level. Where there should have been a lock it was stuffed with toilet paper. One of the showerheads was held on with duct tape. All of the furniture in the house is older and could use some updating but its fine. You are not renting a room in a luxury 5 star hotel. I will say that both of the upstairs couches are broken and need repairing. You can sit on them but it is a bit awkward. The house had a bit of a dirty beach house order when you first walk-in but after a few mins. you don't notice it anymore. I guess it smells like a beach house because ....IT IS A BEACH HOUSE ! We only saw a couple of bugs in the house but there were ants everywhere downstairs/ouside. Those could be controlled better I think. The downstairs area was pretty dirty. Needed blowing/sweeping and the yard really needs mowing/care

Renters Beware! Unreliable reviews and property in poorly mainted condition

I choose Kathie's Kottage due to it's location, elevator, pictures and reviews. While the location was amazing and the elevator was functioning everything else about the property was lacking. The neighborhood is filled with beautiful properties and this is definitely the eyesore on the street. The landscaping is overgrown to the point that the metal lawn ornament cant be seen (mosquitoes in droves) The door knob was almost completely rusted through. We managed to get the door opened and were met with water bugs/roaches in the elevator room, and they were inside as well. Heading upstairs the nails and screws are popping out of the deckings, creating a hazard for anyone with bare feet. (But who would be walking around barefoot at the beach). Inside we were met with broken furnitue. The bench in the front hall had half the back falling off it. The upstairs couches had pieces falling off and large nails sticking out. When we went upstairs the smell of mold and mildew is very strong. We quickly realized why. There is a large hole in the floor by the door leading to the outside. The dryer caught on fire one night with billowing smoke. We asked for a refund and were presented with a document that would require us to not leave any reviews for this place or the property company. This goes beyond needing TLC. We couldnt leave as we had 10 people and needed the elevator and proximity to the beach. There is so much more but I ran out of characters.

Great location

We enjoyed our stay for sure. The location is great and the place is huge. However, there is a good bit of tlc that is needed thoughout the unit. To mention a few, there are quite a few stains on the ceilings from past water leaks. The upstairs hvac system didn't seem to keep up, and there was a bit more humidity inside than what should be. The elevator had a pretty bad musty smell and visible mold inside. Overall, the place is really nice and could be great with some tlc and updates.

Great potential but left us wanting.

We enjoyed our time, but it was more in spite of the house than because of it. Pros: • Location - the proximity to and relative privacy of the beach was amazing • Space - plenty of space for 3 families Cons: • Despite sending numerous messages about our need for the elevator, we were informed the day of our arrival that the elevator key was in Oklahoma and therefore not accessible. I would have understood if the elevator was broken and unusable, but the lack of preparation and communication about a fixable issue was frustrating. We never did get the key. • The house needs TLC. From mold and grime in the showers, rusty doorknobs outside, barely accessible outdoor shower due to junk blocking the path, to the entire upstairs living area not having working outlets, the house felt a bit run-down. • The BUGS. Now I know this is only controllable to an extent, but I have never in my life encountered this many mosquitos in one place. They swarmed us as we were getting in and out of our cars, so much so that there were always at least 10 trapped in with us as we drove away and even more clinging to the windows trying to get in. Not to mention the bee issue they had “fixed” before we arrived, but had neglected to actually clean up so the dying bees fell onto the driveway and caused stings to anyone who was walking barefoot. Overall, this house cause a lot of frustration over the duration of our stay and we will not be returning for future stays.

Fabulous location on the beach

The location is wonderful and compensates for the home being dated w/ some maintenance needs. We would rent again and hope that the owners invest to make some updates and repairs.

Great location right on the beach! Beautiful home, very comfortable for the eight of us. Next to last night one of the upper bedroom ceilings started to leak - badly. We contacted the management company who sent someone out within the hour. Unfortunately one of the hot water tanks had sprung a leak (located in the attic) and it wasn’t fixed before we left. The only other thing to note is the drip coffee maker does not have an automatic shut off. We accidentally left it on all day. We had an amazing time

Beautiful property and location

Wonderful property, right on the beach! It's older and had some issues with ice maker not working, pull out sofa broke. Called maintenance and they were out the same day but unfortunately could not be fixed or replaced timely. A partial refund was offered. The bedrooms were nice, beautiful kitchen and views were amazing! Had some bumbs but overall, we enjoyed our stay and would recommend.

Nice Getaway

Kathie's Beachfront Kottage is a nice house and perfectly located on the beach. There is a wonderful kitchen that was fully stocked with any of the cooking, baking or grilling items that you would need. There was some cleanliness issues in the master bath upstairs with quite a bit of mold in the shower. A few of the mattresses could have been firmer. We did have issues with the dishwasher but John from Ryson took care of it and got us working again. All of the blinds in the house are electronic and all of the batteries in the remotes were out. We did figure out how to move them manually eventually. Overall we had a great few days and enjoyed our family and time to relax. Would rent again.

Great location, good house

House is in a great location. It does need cosmetic updates (shades, shower curtain, shower head, some wood framing). Other than that, it has most everything you will need. 3 master bedrooms is great (wished the third was a king bed).
