Welcome to The Dunes, where family fun thrives! Dive into the HUGE backyard with saltwater pool, spa, fire pit, BBQ, plus our new GAME ROOM and garden PUTTING GREEN, perfect for any player. The GAME ROOM features ping-pong, pop-a-shot, foosball, dartboard, and an entertainment center—fun for kids and adults alike. Inside, unwind in the open-plan living space, prepare meals in the fully equipped kitchen, or relax in one of three cozy bedrooms. The Dunes is your ideal family-friendly escape.

Cancellation & Processing Fees
If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for both accepting and refunding payments.

Have access to the entire home, however the garage is not to be used for parking cars in.

A quiet, clean family neighborhood located just 10 minutes from the Coachella and Stage Coach Music Festivals, 25 minutes from Palms Springs, and 15 min to any amazing golf course in the area.

This area requires a vehicle of some sorts so my suggestion is to drive yourself, carpool, or utilize uber / lyft to get around. If you or a friend owns a small plane, there is a private airport 5 minutes from the home.

Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

There are security cameras in the front, backyard, and side of house, but not inside the house.

Up to 2 pets allowed per stay. Pet fees will be collected after booking and are $175 per pet per stay.

NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

POOL & SPA HEAT: We provide free spa heat, but If you`d like the pool heated it will there is a daily fee.. If you stay for 28+ days we will collect a deposit instead of a daily fee.

*Heating the pool is $85/day*

Pool heat is pre-heated 24 hours before* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

Quiet hours are between 10 PM and 8 AM.

Do not exceed the number of guests on your reservation at any time during your stay.

If you have more than 8 guests, there will be $50 per guest, per night, with a maximum of 10 guests at any time

Apologies in advance if the pool, pool chairs or outdoor furniture is dusty, we have them cleaned regularly but the winds are strong here and sometimes the dust / dirt collects, especially in the tanning bed area.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.
Please note that pool cleaners come Tuesday and Friday to clean the pool, in addition the landscapers come Monday mornings bright and early. Both use the side gate to enter, so please don`t be alarmed if you see them during your stay.

There is a canopy over the pool during summer months due to the extreme heat. It keeps the pool at a cooler temperature and provides shade while being able to enjoy swimming.

Pool cleaners schedule is every Tuesdays and Fridays
