THE HOME
Three bedrooms, three full bathrooms (rare on River Road), sleeps 9 comfortably. King bed in the master, one full bed in the second bedroom, two sets of bunkbeds in the third. Living room seats 7. Large covered porch with ceiling fans, big shaded area under the house for cornhole and washers in the summer heat. Fully equipped kitchen with stainless appliances, Keurig, BBQ Pit, smart TV with WiFi.

LOCATION AND LIVE MUSIC
Between the 2nd and 3rd River Road crossings — the prime stretch. Gruene Hall (oldest dance hall in Texas) and Whitewater Amphitheater are 15–20 minutes. River Road Ice House is closer. Canyon Lake is 5 miles upriver. Schlitterbahn is 20 minutes. San Antonio airport (SAT) is 50 minutes.

HOUSE GUIDELINES
Maximum 9 guests, 4 vehicles. Age 25 minimum for primary booker. This is a family-and-couples property. Quiet hours 10pm to 8am. Bring beach towels (bath and hand towels provided). Additional Parking down the bank on the beach area.
