This beautiful 4 bedroom, 2 1/2 bath home, ‘Boni and Blithe’, is located in a quiet neighborhood of north Austin... offering some peace and relaxation while still being close to everything! The home has been professionally decorated with comfort and quality in mind for our guests- plush linens, comfy beds, Smart TVs, a great outdoor space, dining areas to gather around, a fully-equipped kitchen, and more!

We do same-day bookings! The calendar is ALWAYS up to date!

The two-story home offers two living areas; a large dining space, and a fully-equipped kitchen along with its 4 spacious bedrooms; boasting two queen-sized beds and two king-sized beds (all bedrooms located upstairs). The kitchen is well-equipped with items like a Keurig, coffee maker, Kitchenaid Stand Mixer, blender, crockpot, baking dishes, and the list goes on! The family room has tons of natural light, comfy seating, and a fireplace you can all gather around to either play games or enjoy the Smart TV! There is also a secondary living room with a Smart TV as well... makes for plenty of space for the larger groups to stay together or to let the kids have their own space. There is also a 2 car garage with a laundry area... we even supply a starter supply of Tide pods, iron, and an ironing board! The dining area comfortably sits 8 with more seating at the breakfast table in the eat-in kitchen area so you can gather around to enjoy a nice meal together. You are in for a treat with this amazing backyard, too! The backyard is fenced with tall trees providing excellent shade in the afternoon, two outdoor seating areas, a great playscape for children, and an outdoor game Texans love - cornhole!

Upstairs, you'll find the primary bedroom offering a king-sized bed, a Smart TV, and an ensuite bathroom with a stand-up shower and a jetted tub. The other three bedrooms offer a king-sized bed in one, then a queen-sized bed in the other two. These three rooms share a great-sized bathroom with dual sinks and a stand-up shower.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.

Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.

Great for big families
Overall it was a wonderful experience. My big family was there for a wedding in Austin and this house was just perfect. It had two nice master bedrooms and two big living area spaces with TV and couches. It was clean and renovated nicely and well decorated. Definitely would stay again. The host was so wonderful and quit to answer any questions. We loved it

Stayed for work from out of state
The house was in good condition, had issues with the property management company during the stay. This house is a “no pet” residence and when we first got to the property the garage which had the laundry in it smelled heavily with cat pee. The smell lingered into the living room and was very potent. I told the property management about this and they sent a cleaning crew out the next day and was when I told them about the smell they agreed and knew the smell was from cats. The cleaning crew then told property management that they could not smell it and that we were making this up. They sent out a second cleaning crew and once again the smell was not taken care of and property management told me that they do not allow animals on site and that I was mistaken for the smell. Couple days later we had a landscaping company show up walking all over the room cutting trees down for hours, when we specifically told the management company we were working over nights and sleeping during the day, the management company expressed to me that they did not ask the company to come by. Lastly, I woke up to being stabbed in the arm by a boby pin which they used inside the comforter for to fix the blanket inside of it. When I told them about this they said they were sorry about it and for ME to check all blankets for them within the house as if it was my problem. I will never stay in Texas again with this property management company.

Eclipse trip
The house was very spacious and beautiful. We enjoyed our time there. The backyard was great. Had a small problem with the door code not working, but they responded immediately and gave us an alternate code and we were in in Les than 10 minutes. We found a baggie of eclipse glasses that they left for us on the front porch on the day of the eclipse which was very thoughtful. I would definitely recommend this place to stay . Very nice!

Great Location
Overall the house was as advertised, clean, and a great location. Our only issue was the upstairs struggled to stay cool in the texas summer. Even with the AC running all day it was warm in the bedrooms when we went to sleep.
