Summary: _____________ Meet Your Home Away from Home
Our gorgeous, beautifully-renovated, centrally-located three-bedroom, three-bathroom home is tucked away on a quite side street in Beverly Hills but only a 7-min drive to downtown Birmingham, and 11-min to downtown Royal Oak. With easy access to SE Michigan's best restaurants, shopping, coffee shops, and more, this is the perfect place for any gathering or getaway! Optimized for Work-From-Home, our house features a dual-monitor setup with a USB-C dock, keyboard, and mouse so you can be as productive here as in your office! And, after you can enjoy a home-cooked meal with family and friends in our modern kitchen (quartz countertops, stainless steel appliances, cutlery and utensils a-plenty!) and using our gas grill and outdoor porch seating or, for those colder winter days, inside in our spacious living / dining room!
Enjoy high-speed Wi-Fi, Smart TVs in the living room and in each bedroom, French Roast coffee pods + Keurig, Nespresso + pods, Memory Foam beds, fresh linens, in-suite washer/dryer, Solimo bath products, and a fully-equipped kitchen. Message us if there’s anything we can help with!
Finally, one note - our home is nestled on a quiet side street and near an elementary school. During school hours, there may be some noise outside from children playing in the school yard.
Layout _____________ Our home is all one main level, though you'll need to use a small 3-riser set of stairs to get to the kitchen and again to access the bedrooms and bathrooms.
Arrive with Ease _____________ Enjoy a seamless check-in experience with keyless digital access. Check-in anytime that fits your schedule, after 4:00 pm. If you’d like an early check-in, shoot us a message the day before your stay. If no other guest is checking out, you’re welcomed to check-in anytime!
Rest in Comfort _____________ Sink into soft, plush memory foam mattresses, hypoallergenic down alternative microfiber comforter, crisp clean linens, and extra blankets for the winter in each of our bedrooms. Stay rested with blackout drapes in each bedroom.
Sleeping Arrangements _____________ In addition to three queen beds, we have a queen size air mattress too if needed! Plenty of extra linens and pillows are available to ensure groups of any size have a comfortable, restful stay.

Expectations _____________ 99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:
We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.
We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.
Parking _____________ We have a garage that fits 2 cars and our driveway, which blocks the garage, can fit 3 - 4 cars in tandem as well. Also, one note. We are working on re-grading our street. It is currently quite bumpy as the winter caused a high volume of large potholes. As you drive down the road to the house, please be careful and drive slowly.
Entry _____________ The house is fully accessible via a YALE smart lock at the front door and on the side kitchen door. To access the house, enter the code we provide in your reservation check-in instructions, and press the CHECK to unlock.
When leaving, enter that same code followed by the CHECK mark and the deadbolt will close. The locks will also auto-lock after one minute if you forget to lock.
Extra Sleeping Arrangements _____________ Air Mattress: Designed for camping, our air mattress is extra-sturdy and provides a wonderful sleeping space for two. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate.

Our Neighborhood _____________ This house is perfectly located for access to downtown Birmingham as well as Royal Oak and nearby cities including Clawson and Ferndale. The house is also only a thirty-minute drive to Michigan Avenue and all of Detroit’s best amenities.

House Rules _____________ We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:
- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know. - Respectful, quiet volume, particularly after 9 pm. - Please leave your shoes at the door. - No pets please, as many of the guests we host have allergies. - No smoking - also, don't discard your cigarettes in house trash cans. They get stinky. - If you break or damage something, please let us know and arrange for its replacement or repair. - Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
Getting Around _____________ While access to public transportation is not easily available from our house, UBER and LYFT run consistently in the area and are quick, cheap, and accessible options to get anywhere in the Birmingham/Royal Oak/Ferndale and Plymouth/Northville/Canton areas!

Quiet Neighborhood Gem
The home is off the beaten path and very quiet near a school. Very clean home but needed some dusting for spider webs would have been nice prior to arrival. We really enjoyed the stay and location was convenient to our Detroit family in the area.

Layout was very choppy which of course does not show in pictures. I used the customer service number given to text multiple times but received no response until check out day. Then was told I didn’t text. Only one towel set given for seven days. Because of layout of home, the heat was uneven with very cold temperatures in living spaces. Home finishes are beautiful.
