Booking with Cod Creek Cottage gets you the entire home located on a very quiet street with views of agriculture fields in one direction and the tranquil waters of Cod Creek in the other.
Just minutes from the historic town of Reedville where you can enjoy 4 restaurants, an ice cream shop, the Fisherman’s Museum and view the historic Victorian homes on your walk down Main Street.
The house sleeps 6 comfortably, has 2.5 bathrooms, a fully stocked kitchen, screen porch, deck, separate den/living/entertainment areas so the kids and the adults can each have their own area. Great Wifi and 4 smart tv’s (bring your own username/password to access your Nexfilx, Hulu, AppleTV, etc.)

The main level is accessed on ground level. A comfortable den with wrap sectional, wine refrigerator and dry bar to create cocktails. A fully stocked kitchen is ready to cook meals and is open to the main living space. The laundry room is located off the hallway and has a full-sized washer and dryer and powder room. The eating area has a dining table with three dining chairs and a dining bench, providing comfortable seating for six. A cozy seating area with a smart TV is adjacent to the dining space with views of Cod Creek. Two sets of double doors lead from the main room to the deck and screen porch. Kids play room with smart TV. The main floor guest room features a queen-sized bed. There is an attached bathroom with a shower.


The second-floor has two bedrooms with a shared full bathroom with a water filtration shower head. The waterside queen-sized bedroom has a balcony overlooking Cod Creek which features tranquil views to enjoy a cup of coffee. The third bedroom has two twin size beds.

The Northern Neck is a great place to get away, and although it’s only 2 hours from D.C. it is about the most rural and relaxed place you will see in our modern world. Most people choose to spend their time relaxing near home and around the water because other than a quick trip to Reedville you can expect 20-40 minute drives to get to any “entertainment”. If you do choose to hop in the car and explore you can find waterfront restaurants, ice cream shops, antique shops, wineries along the Chesapeake Wine Trail, trips to Tangier Island, historic museums, golfing and Virginia State Parks.
Guests are provided with a guide and recommendations.

All linens are included. Beach towels are supplied as well. We supply a ‘starter kit’ of toilet paper, paper towels for your convenience. In the kitchen, you'll find dish soap, dishwasher pods, trash bags, cleaning supplies, and some coffee pods to get you started. If you utilize all the starter supplies, there is a grocery store located nearby.

This home is kid friendly but not kid proof. Please be mindful of your children at all times. Be aware that this house is only about 60 feet from the water. Use caution when using the dock. Kayaks will be available for your use. Swimming and use of any watercraft are at your own risk. Guests are required to wear lifejackets when using any watercraft. Several sizes are provided. By finalizing the booking, you are agreeing to hold the host harmless for use of boats, watercraft and/or swimming pad/dock area.

No refunds or discounts will be offered due to circumstances outside our control, including utility/internet outages, weather events, or travel issues. We advise all travelers to purchase travel insurance.

Please note that this home is surrounded by nature. If you leave food out and/or doors open then bugs may find their way in. We do preventative pest control, but we need you to do your part to ensure our home stays pest-free. We do not give refunds for bugs (mosquitos, flies, lightening bugs, and the occasional gnats) and/or animals found in or outside of the property.

Guests are expected to read & be willing to follow all House Rules. By finalizing the booking, you are confirming that you have read, understood and agreed to all House Rules.

House Rules for Cod Creek Cottage

Check-in is after 4:00pm - Check-out is before 10:00am
Children must be supervised at all times in and around the water and firepit.
Plenty of life jackets are provided. NO FIRE when it’s windy please
1. Be respectful of others in the neighborhood and community please observe quite hours when outside between 10pm and 8am
2. Leave the house in the same condition it was when you arrived.
3. Trash . Please have all trash in container by the shed before you leave and take it to the curb.
4. Make sure ALL dirty dishes are in the dishwasher and running when you check out.
5. ALL dirty linen and towels can be left on bed/bathrooms.
6. ALL guests must be listed and agree to house rules at booking no invitees are allowed for insurance purposes.
7. There are 2 exterior cameras for safety, YOURS and ours. They do not look into private areas of the rental.
8. By agreeing to these house rules you accept the following Liability waiver:

Cod Creek Cottage makes kayaks, water toys, outdoor games, bicycles and a fire pit available for guest use. Renters shall not leave a fire in the fire pit unattended. Please use all equipment and games and fire pit only as they are intended. Improper use may result in injury or damage to the equipment that will be the sole responsibility of Renter. The Renter and their guests use all equipment at their own risk. Renter must secure and/or stow all equipment prior to departure. Any equipment missing due to Renter's failure to properly secure the items will result in a retrieval charge (if equipment is located) or full replacement cost charge if the equipment cannot be located. Repairs will be charged to the Renter and/or deducted from their damage deposit. Renter acknowledges that use of any water equipment or outdoor game provided at Cod Creek Cottage is done so at the Renter’s or guest of Renter’s own risk.
