Welcome to The Monroe House Cabin. Tucked away just behind our Main house and Barn Apt on our picturesque 34 acre estate. Guests
will have *shared access* to our Hot Tub with stunning views of the catskill mountains.

NO PETS or SMOKING of ANY Kind.

On site guests can go exploring / hiking our 34 acres + adjacent 85 acres of nyc land, play chess out on the lawn, read a book under our apple tree, star gaze from your own private deck or take a dip in the hot tub and enjoy the expansive views of the Catskill Mountains.

Guest can also explore the many trails, historic sites, shops, restauraunts and events of the nearby towns of delhi, andes, bovina, bloomville, roxbury, cooperstown and many more.

In Downsville, there is canoeing / fishing at the Pepacton Reservoir and Kayaking down the east brand of the Delaware from Al's Sporting Goods.

The Cooperstown Baseball Hall of fame is approx a 40min scenic drive from the property.

In winter, there is skiing and snow tubing at Plattekill, Belleayre or Windham Mountain each approx 45min-1hr drive.


15mins to Delhi, Bloomville
20-25mins Andes, Bovina, Oneonta
40mins Downsville / Pepacton Reservoir, Roxbury, Cooperstown.

“GUEST ACCESS”
Our Cabin is tucked away just behind our Main House and Barn Apartment. The Cabin is not attached to the Main house or The Barn. All three buildings are separate. The Cabin is approximately 100ft away from the Barn and has it’s own entrance and parking.

The Hot Tub and Chess Area are SHARED with the Main House/Owner and Barn Guests. Hot Tub time is coordinated to ensure guests have their own private time in the Hot Tub.

**You will NOT be in the Hot Tub with other guests at the same time.**

The Hot Tub is a short walk from the Cabin. Guests are required to wear appropriate swim wear in the hot tub and surrounding areas.

HOT TUB HOURS
Fall, Winter & Spring 9am-Sundown (or 7pm whichever comes first)
Sundown varies but will be at the earliest 4pm during the shortest days in December.
Please check Meredith NY for exact times.

In the summer, Hot Tub hours are
9am -7pm.

**There is no “nighttime” hot tub access**

Hot Tub time is booked on a “first come first serve” basis AFTER CHECK IN.

PLEASE NOTE: the recommended time to be in a Hot Tub is 15-30mins.
Hot Tub time is booked in 1 hour increments to allow guest to enjoy the hot tub area. Actual usage time is at your own risk.
Hot Tub time can be extended as available.

We coordinate the Hot Tub time to ensure all guests have private time to enjoy the hot tub.

The Hot Tub is Serviced daily for approximately 2hrs usually 11am-1pm but we can modify service times to accommodate guests requests.

PLEASE NOTE: Hot Tub temperature is 103-105 degrees and can not be adjusted.

Barring any unforeseen circumstances, the Hot Tub runs year round.

“GUEST INTERACTION”
Property owner lives on site in Main House but guest can enjoy full privacy of the rental with as little interaction from owner as possible. Some Outdoor areas are shared with owner and other guests.

We have a very friendly 70lb German shorthaired pointer on site. You may see him roaming around on the property or out playing in the woods.


We want our guests to have as much privacy as possible but we are always available on site or via text, email or phone to coordinate hot tub access or make recommendations etc.

We want you to enjoy your stay and will make every effort to make you as comfortable as possible.
