Newly Renovated 3/2 ATL Westside Bungalow

Our newly renovated home features lots of style, technology, and comfort for your stay in Atlanta. Our home is located on a quiet, tree-filled street 5-10 minutes from downtown and 10 minutes from the airport. We are also less than 5 miles from Tyler Perry Studios. Check out the rest of our listing description and photos to see what makes our space the perfect home for your stay in Atlanta.

The front door opens into a roomy living/kitchen/dining area which will become the main hang-out area. The living room has lots of seating and a 55 inch smart TV with Roku. The kitchen includes lots of cooking gear and a nice array of spices & oil. A coffee maker, filters, and coffee are provided. The living room has a large vinyl collection and a record player. There are enough plates, glasses, bowls, and silverware to serve 6. There are three bedrooms and two bathrooms located in the home. 2 of the bedrooms feature queen beds and the master bedroom has a king bed with a private bathroom. All three of the bedrooms features a smart TV.

Outdoor Space: The patio on the side of the house has lots of seating and string lights to use at night. We suggest enjoying a meal or beverage outside since the weather in Atlanta is pretty nice most of the year. Feel free to bring a croquet set or a ball to throw around. There is a also a neighborhood community garden located across the street.

Parking: There is a driveway with 2 parking spots that you may use at all times. Additional cars will have no trouble finding free street parking.

Our home features a total of 4 HD Smart TVs with Roku signed into Netflix, HBOMax, and Disney+. Guests can also log into their own streaming services via the Roku interface.

Guests will have access to the entire home including the laundry room, driveway and the large yard

- There are no stairs outside or inside the home. This home is very accessible
- The home has tile in the kitchen and bathrooms and engineered hardwood throughout the rest of the home

We live down the street and can be contacted through the Airbnb app or our cell phone. Our property manager Michael has access to our Airbnb messages and is available for anything you may need before or during your stay.

Our home is located less than 1 mile from the Oakland City MARTA station. The Atlanta university Center is located 3.5 miles away and is about a 5-10 minute. Downtown is 10-15 minutes away. car ride. Uber and Lyft are super cheap too because our home is really close to all the ITB (Inside the Beltine) neighborhoods, the airport, downtown, and midtown.

***Accurate guest count is required by Airbnb, the City of Atlanta STR Ordinance, and our insurance. Please make sure when you book the house you enter the correct number of guests including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 2 people visiting during the day, the guest count is 8 people. If you have questions please send us a message before you book.
City of Atlanta Short Term Rental Operating License Rules

1. It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property. Quiet hours start at 9 PM.

2. The maximum occupancy of this short-term rental unit is 2 adults per bedroom.

3. __3__parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.

4. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city.

5. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.

6. Guests must provide an unaltered copy of their Driver's License or Passport to host through Airbnb message thread within 24 hours after booking so we can independently confirm your identity and finalize your reservation.

7. Events, weddings, parties, commercial video, and photography are prohibited unless approved prior to check in. If you have any questions, please reach out to us and explain what you are trying to do, and we can determine if it’s possible to host your event. Good communication is key.

8.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. If you smoke outside, please dispose of your smoking related trash.

9. Please remove makeup before getting in the beds. We provide makeup wipes and hand towels. If sheets or linens are stained, we will have to charge to replace.

10. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

11. No glitter or confetti. Our cleaning team will charge an additional $100 if they have to clean glitter or confetti.

12. Our cleaning team charges a $350 biohazard cleaning fee if they have to clean up vomit, blood, or any other bodily fluid.

Wasn't impressed with neighbor hood or furnishings. Needs updating. An no supplies for morning coffee. Was ok. I've stayed in vrbos for 20 years. This was the only one that wasn't amazing.

Michael is great property manager. Awesome communication. House was older, but everything has been renovated and worked great. Smart tv’s in every room was fantastic for kids. Only sub-par rating is the neighborhood, not the best, but a mile in either direction and it’s totally different. I would definitely stay again. AC is amazing when we were there in July. This house served its purpose for us. I am completely satisfied!!!

I attended the University for Georgia (Go Dawgs!!!) and the University of Virginia to study Finance and Accounting. After graduating from UVA in 2011, I moved to Atlanta to work for Ernst and Young (EY) as an external auditor. After 4 years at EY, I joined the Internal Audit team at SunTrust (Truist). Shortly after moving to Atlanta, I met my wife Kate after a GA/FL game in St. Simons. Kate and I have been hosts since 2015 when we started renting out our spare bedroom. That led to us remodeling and designing basement to be rented full time. Eventually we started designing homes and vacation properties for friends and family. In 2018, we started Host this Home to pursue our passion for creating and managing amazing and unique spaces full-time.
