Hemlock is the largest of three units at Coastal Groves. With a natural and chic design, three bedrooms, and gorgeous patios, your group will have no trouble making this southern retreat their own.

Folly Beach is minutes from your front door, making afternoons spent lounging in the sand a breeze. When you're ready to come home and relax, choose between two covered patios with tons of lounging space and an outdoor table for al fresco evening meals. Inside, a spiral staircase adds a touch of character to the bright common area, where you'll also find a modern kitchen perfect for storing and preparing everyone's favorites. Head up to the rec room when you're feeling competitive, or end the night with a movie downstairs. However you spend your days, Hemlock is your charming escape along the southern shores.

Whether it's walking down Rainbow Row, an iconic street lined with colorfully painted houses, or escaping to one of the beach towns that comprise Charleston's 60-mile stretch of white sand, this is an ideal destination to explore a cultural city, while being in close proximity to several stunning beaches.

*Home Truths:*
- This home (Unit A) is located on the second floor.
- This home is also available as part of a 3-unit buyout called Coastal Grove and has 7 bedrooms.
- This home accepts a maximum of 2 pets. But pets must be approved in advance and are subject to an additional fee of $150 per pet and a deposit of $300. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Our property comes with a total of 4 parking spaces - shared between all 3 units. There is free parking along E Ashley & E Arctic Ave as well. Guests can park anywhere on folly beach for free - Please note that all 4 tires must be off the pavement to avoid a ticket.
- Each unit has its own entrance and outdoor area.

Parking Details:
Parking is limited to 2 vehicles, any additional vehicles can use the free folly beach street parking along E Arctic or E Ashley Ave.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.

Beach Gear Credit:

AvantStay has partnered with VayK Gear, a beach gear delivery service provider, to offer beach gear rentals to our guests!

Guests with reservations of 2 to 14 nights at participating AvantStay properties will receive a credit towards beach gear rentals during your stay. The credit amount will vary based on your booking. You may use your credit for bicycles, chairs and umbrellas, beach carts, boogie boards, and more - the choice is yours!

Once you’ve made your reservation at one of our participating properties, be on the lookout for an email from VayK Gear to make your gear selection. If you reach the credit limit, you can still add additional items priced at their exclusive, discounted rates. To keep your vacation stress-free, your gear will be delivered to your rental property on the day you arrive and will be picked up the day you depart.

PLEASE NOTE: From mid-spring to early fall, beach gear inventory - especially bicycles - are in high demand and may be limited. We recommend reserving your gear as early as possible.

*Credit is applicable to guest reservations of 2 to 14 nights only. There is no cash value if the credit is not used. Some properties do not participate in this program and will not have any reference to beach gear credit in their property descriptions.

Perfect Spot
We really enjoyed our stay here. The house is across the street from the beach. And the public beach access is so close. The property managers are so easy to communicate with and all the processes are well managed. The house itself is well laid out and very comfortable and perfect for our family. Thank you AVANT STAY.

House is very nice and location is perfect.
House was perfect for a family gathering. Just a couple inconveniences that am sure will be corrected in time. House does sleep 6, but not in 3 bedrooms. It sleeps 5. Master bedroom sleeps 2, second bedroom sleeps 2, third bedroom has a day bed that sleeps 1 person and the couch has a pullout. House also includes a twin blowup bed with sheets. House is on the upper level with 2 other apartment's on the bottom level. Constitution work is being done, just a little to early. Maybe have them start at 9:30am not 7:30am when the house is sleeping. Other then that, if they fix construction time, all is good. House was perfect. If you are reading this, don’t have this review stop you from booking. Just ask that workers come later in the morning. And you never see the workers. To end on the positive, pool room is so much fun for late night fun, beach is just across the road, house gets a great breeze for those warm days, ac cools house perfectly, good internet service and lots of channels options for the tv. Enjoyed our stay.
