Experience elevated coastal living in this stunning oceanfront 3BR/3.5BA Newport Beach residence, offering multiple levels of comfort and breathtaking Pacific Ocean views throughout. Ideally located between the piers, this home provides a serene and private retreat while still being just steps from the vibrant boardwalk and sandy beach. With expansive living spaces and thoughtfully designed indoor-outdoor areas, this property is a memorable destination that guests return to year after year.
LIVING & DINING AREAS:
The ground floor features a spacious open-concept living and dining area with a large sofa, additional seating, and a streaming TV. A large dining table with seating for eight is complemented by an additional table with seating for four. Sliding glass doors open directly to the front patio, creating a seamless indoor-outdoor flow with easy access to the grill, boardwalk, and beach.
BEDROOMS:
- Primary Bedroom (Second Floor): King-size bed, TV, walk-in closet, private balcony with ocean views, and en-suite bathroom
- Guest Bedroom 1 (Second Floor): Queen-size bed (two twins together), TV, closet, and en-suite bathroom
- Guest Bedroom 2 (Second Floor): King-size bed, TV, and closet
- Bonus Room (Ground Floor): Twin-size daybed with twin-size trundle and TV
BATHROOMS:

The third-level rooftop deck features three lounge chairs and a table for six with a market umbrella, offering panoramic ocean views and a perfect space for relaxing or entertaining.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. A large center island with barstool seating for five provides additional dining and gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin rollaway beds (best suited for children) are provided.
Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.
Parking: Two tandem parking spaces are provided, including one garage space and one carport space on the left side. Small to mid-size vehicles only; large SUVs will not fit. General street parking, both metered and unmetered, is also available for larger vehicles.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
